Scott Surette came very highly recommended by our realtor. We were out of state and looked to him to be our eyes before buying our house. He was very responsive and professional and the report was thorough, we thought. Turned out he missed some majorly expensive repairs needed on the house. Both chimneys had obvious brick and joint damage (spalling) visible from the ground and impossible to miss if he actually walked the roof as he said he did. All faucets were to be tested but when we went to use the sink in the garage the water poured onto the floor. Both outdoor spigots were badly defective and one leaking like crazy. The sliding door off the kitchen did not lock nor does the screen door work.

To start, Scott is a very personable inspector. I had my family (myself, wife, three kids) present for the duration. He was a perfect gentleman and spoke with the kids frequently throughout the process.
The home is 6 years old, but he uncovered some substantial issues that could have been a multi-thousand dollar surprise. He also uncovered many small issues that I definitely need to know about moving forward in the purchase and living at the new property.
Scott was calm, professional, and gave his official and personal input throughout the process. He was very well equipped to inspect every accessible part of the property.
His report contained a goldmine of information. Not just for the next steps in negotiating and purchasing the home, but "down the road" improvement and repairs as well.
I would recommend Scott to any potential homebuyer, new or seasoned, but especially new buyers. He's a guy you not only want in your corner, but you can learn more from him in 5 minutes than an entire season of something like "Holmes on Homes."

Scott was very professional and informative with regards to the home inspection we ordered.  He took ample time to explain items to us and answer any questions we had.  He did a thorough job inspecting both the exterior and interior of the house.  The final report was helpful and well put together.

Scott was very detailed and thorough in documenting and explaining all problems encountered with the house we were buying.  He and Melissa were also very very responsive to all questions we had regarding the inspection.  It was very eye-opening to see the difference between his report and the report a different home inspector did for the person's buying our old house.

I was looking for a home inspector to check out a house I am buying as a "short sale." This was purely for my information. Due to the nature of the sale, once my offer was accepted, I had very little time to schedule. My Realtor gave me some names of inspectors, but she suggested I look on Angie's List. Late on Friday night, I sent five companies emails asking for an estimate. Two never responded. One asked me a few questions, then I didn't hear from them again. Melissa at Premium sent me an email within 24 hours and offered me a time. I called her and scheduled.
Scott arrived ready to go. It had rained that morning, and I thought that if it was raining at inspection time, he would just eye-ball the roof from the ground. It had stopped raining, but he said that he had been on a roof that morning during the rain.
I walked through with him during the inspection. He showed me good points and bad points. He had a lot of suggestions on what needed to be dealt with right away and what could be postponed, or things that should be watched. He answered all questions.
Scott was very professional, friendly, and thorough. He was very courteous to the seller, an older lady, who was home during the inspection. He seems very at ease during the process. He obviously has a lot of experience. Twenty-five years ago, he assisted his dad while inspecting the house I live in now.
The report I received is well written with a lot of photos and recommendations. I had a couple of questions, which I asked in email, and he answered promptly.
While this was not the cheapest inspector, I feel like I got my money's worth. (I did get an Angie's List discount.) I would recommend Premium Inspection Services and I would use them again.

Scott did an amazing job. We ended up buying the 2000 sq. ft and 100 year old house that he inspected for us. I was present at the inspection and learned a ton about this home. First, he puts together an incredibly detailed report using his own software (yes, he writes software too) which classifies each finding into: Acceptable,Major Repairs or Safety Hazards,General Repairs, Items to Monitor and Maintenance/Improvements. Our report ended up being about 40 pages and is basically my "to do" list now that we've bought the house! We used the Major repairs/safety hazards items as our inspection findings for what we wanted the seller to fix and had no quibbling from them about it, probably because we provided them with Scott's report.
Each finding has a description, picture of the item, and his recommended action for fixing the issue. While at the inspection, he explained in even more detail about some of the issues- explaining the level of work it would take if I wanted to say, secure the toilet myself, and that if I called the phone company, they might take care of the wires rubbing on top of the roof, and that the A/C was probably nearing the end of its life (it was winter so we couldn't run it). All in all, I have only found two items that Scott didn't find and they were relatively minor.
I would definitely use him again.

Scott was at the house early and had spoken with the home owner to get some background on the house.  He was VERY thorough and spent over an hour looking through the mechanicals and equipment in the basement.  He had great tips and suggestions for us. He did a great job of helping understand the major problems  and how we should address minor ones.

My husband and I were in process of purchasing a home and needed an inspection to seal the deal. Scott was refered to us by our realtor and was on Angie's List. I called the office and spoke with Melissa about what we wanted in the inspection. I explained in detail how we had just moved from a house where asbestos had before extremely hazardous. I have spent many hours researching about asbestos and stated that if there was asbestos we would NOT be purchasing this house. We needed the inspection to tell us what was there. Meslissa said that Scott had 30years of experience and would definetly know what to look for. My husband was there for the entire inspection. He spoke very candidly about what we were looking for; asbestos, lead paint and mold. Scott did what seemed to be a good inspection. He explained to my husband about all kinds of things while going through this house. After all was said and done we were good to go. We had owned the house for 2months and were getting estimates from all kinds of people for a lot of different problems; plumbers, electricians, etc. when a handyman came down in our basement looked directly down at the tile and said, "Did you know that is asbestos 9x9" tile? It's all broken and it looks like they already ripped a floor off of it." I immediately got of the phone with asbestos abatement companies. We made an appointment with a company and had it tested. The tile and mastic glue were asbestos. We spent nearly $1000.00 out of a short budget to get this tile removed. I was livid and spoke with Premium Inspections. A week later I had to call back and then wait another day for Scott to call me at 7:30pm. I told him about what was going on and asked why he failed to tell us. His answer, "There were so many things wrong with the house that I chose not to bring it up. Tile absetos is not dangerous.It's not fryable" I spent a great deal of the conversation throwing facts about asbestos and it's hazards when broken. He stated, "Take this to heart, I will not be so relaxed about this anymore." I was shocked that he just decided to lie to us; to my husband's face. He could only explain that he did not see the threat of asbestos even after everything we stipulated for our inspection. He offered to give us a refund for the inspection; which I have yet to see. Not only that but it is a fraction of what we spent to get it removed. We are devasted and completely over budget because of this. Not to mention the piece of mind behind it all. Scott looked my husband in the eye and said there was no asbestos. BE AWARE: At the end of it all, his contract states he is not responsible for environmental hazards. I read the contract and completely missed it until reading again if after all this. This company told me they would do this for me knowing it was not even covered in their contract. And for all of this we give Scott and his company Premuim Inspections an F.

Scott is awesome.  I found him on Angie's List after my realtor Dixie Oberlin had suggested that I use his services to get a home inspection on the home before I went through purchasing it.  I arrived about 15 min after Scott had started and had my friend who does new construction join me in being there. Scott was professional and open in providing great feedback for me and my friend.  This was my first home purchase and I had a lot of questions. By the end of the inspection, I was able to fully understand what the issues were and their level of importance, so that I could bring information to the sellers for repairs. He provided a color-coded system in the home inspection report to help me understand each issue and understand their level of importance (ie. gen. repairs/improvements, safety hazards).  From the beginning, Melissa at his office was very instrumental in making sure that I was able to get an appt with Scott by that Thursday to meet our deadline with the Sellers.  Finishing up the process and getting a very informational and through understanding of the home I will be purchasing.  Scott has been in the inspection and remember hearing about him when I worked for Remax-Ability Plus in Carmel 10 yrs ago.  Also, he was offering an incentive since I am an AL member.

After the inspection was complete and we moved into our home we discovered thousands of dollars worth of mold damage. The mold was visible on the ceiling in a closet. Mr. Surette made no mention of this in his inspection.
Upon having the chimney cleaned we were told that we needed many repairs. When the chimney sweep showed us the cracks they were VERY visible. All you had to do was stand outside of the fireplace and look!
The most glaring mistake Mr. Surette made was failing to tell us that the kitchen cabinets that sit less than a 1/2 inch from the drop in gas stove is not only a code violation but a fire hazard. We learned this when our kitchen started on fire.
I took the mold and fireplace in stride b/c we all make mistakes.
I tried to contact Mr. Surette to discuss the problem with our kitchen. He answered my call once and set up a time to come by. He never showed up and has now been avoiding my call for months.

We needed to have the inspection done fairly quickly and Scott was able to squeeze us in later in the day when we could attend. Really appreciated his attention to detail and his eagerness to explain his findings. Highly recommend.

Scott was efficient and thorough. Used approximately 3 hrs to review a 2 bedroom home with half finished basement and detached garage. He systematically started on the roof & exterior. Moved to yard and detached garage. He completed interior of house from basement to attic. Very thorough and was very aware of system design that passed between floors. Identifying potential issues in the basement and confirming them on the 1st floor, attic or yard.
He is equipped properly for finding issues with electrical system. Spent appropriate time on structural issues and water removal from property. His observations led to an inspection by an engineer for structural review of the roof and walls.
Received final report the Tuesday after a Saturday inspection. His final report was clearly layed out by area of interest and sorted by severity of the issue. It was color coded to quickly pick out the most significant (costly,safety) items in the house.
Radon testing was done for an additional $125 and was performed by another party. No comment on performance of that service. Test results not available at the time of this review.

It went really well. He was punctual, very informative and professional. Would use this service again.

Scott arrived on time and explained the entire process to us. He told us what he would be inspecting around the house and how he would be categorizing and documenting it. He took digital photos of everything and included them in his report. Also, he offered to let us follow him around during the inspection. We chose not to for most of it, and he still made sure to show us each and every photo as well as the issues he had found with the house. He was honest and friendly and gave us his personal as well as professional advice. We were extremely pleased with his service and would definitely hire him again.

We were referred to Premium Inspection Services from a friend,  We then checked Angie's List to confirm the recommendation.  The owner, Scott was prompt to return our call, he provided a quote over the phone based on questions we answered about the home.  We scheduled a date and time and his inspector arrived on time.  He took his time (3 hours) and explained things to my husband as he progressed around and through the home.  We received our inspection report with photos and details within 24 hours of the inspection. We had also requested a radon test - this was installed a few days prior to the inspection, was picked up timely and those results were also returned to us within 24 hours.  I would recommend them to my friends and family and use their services again if needed.

Scott did an outstanding and very thorough inspection on our new house.  I followed him around the entire time and he patiently explained everything he was looking at, both positive and negative.  Over the weekend we took my parents through the house for the first time and I was pointing out things to my dad that Scott had pointed out and he was amazed by the thoroughness of the inspection and the knowledge passed on.  Scott even told me how to fix a lot of the smaller things so that we could focus on the larger items in our negotiations with the current homeowners.  He even stuck around working on his inspection report for an extra 20 minutes when our painter showed up a little late to give us our estimate.
He came recommended by our realtor and did not disappoint.  I would hire him again in a heartbeat.

Scott was one of 3 inspectors referred by our realtor, and after reviewing Angies List we went with him based on price and experience. 

He did a radon test, which brought back a result of 15.1 pCi/L, so we will be mitigating that ASAP. We were glad he had him do the test for $150, as that level of Radon is equivalent to smoking 2 packs of cigarettes a day!

As far as the inspection, Scott had an assistant on hand to help out.  He identified several issues that we would have never seen, to the tune of $5,500 in repairs from the sellers for our seemingly perfect home.  (We're paying for the radon out of our own pocket).

This was an exceptionally positive experience.  We went through the entire inspection of the home together.  They provided comprehensive and detailed information about the current condition of the house as well as recommendations about future maintenance and "things to watch for".  They answered all of my questions based on their knowledge, experience and recent research.

Scott Surette met me at the house right on time.  He and his associate went through every inch of the house, inside and out, taking pictures of every potential issue, even minor items.  What I really liked was that he wanted me to follow him around while he explained everything he was looking at.  I have heard that some home inspectors are annoyed if you follow them around too closely but Scott encouraged me to do so.  He is very friendly and clearly knows his business well.  I feel very confident that I got a thorough inspection of this home.  He got the report to me by the next day.  The report was very complete and organized by major repairs/safety issues, general repairs, and items to monitor.  I would highly recommend him for a home inspection.

Scott did an excellent job and I really appreciated his thoroughness.  He seemed to take his time examining everything and gave me a clear idea of what things needed to be fixed and whether or not it was urgent.  I would highly recommend Scott and will plan on using him in the future if I purchase another home in the city.

Scott's work overall was EXCELLENT! Although the house we were looking at looked perfect to the naked eye, Scott found some problems ranging from minor to major. He detailed what needed to be watched for possible trouble in the future. He detailed minor problems that needed to be fixed immediately. He, also, found a MAJOR problem with the foundation. It had not caused damage to the home, yet, but left untreated, we would have had caused tremendous damage in the near future. We were so grateful to have a professional with such extensive experience and an eye for EVERY detail.
His final report was thorough, easy to read through and understand. It is a great to do list for a handyman once we move in.

This is the third house that Scott Surette has inspected for us. As in previous years, Scott was prompt, extremely thorough, and highly professional. Scott reviewed each significant finding carefully with us, explaining and answering any questions we had. He took over 200 photos in the course of his inspection. Within a few days we had the completed inspection report (25 pages), complete with full-color photographs illustrating each point and concern. Thanks to Scott, we have discovered some serious foundation problems, along with some grading and soil preparation issues. We have retained a structural engineer and are in the process of negotiating with the sellers to see if these issues can be resolved. We had fallen in love with curb appeal and location, but Scott saved us from making a hasty decision which might have proven very costly.

Scott was very thorough and methodical with his inspection and took a picture of each area of concern. He took the time to explain any of the issues he was concerned with and pointed out the levels of importance with those issues. He provided a detailed 35 page report of his findings. He is very personable and friendly.
