The home is 6 years old, but he uncovered some substantial issues that could have been a multi-thousand dollar surprise. He also uncovered many small issues that I definitely need to know about moving forward in the purchase and living at the new property.
Scott was calm, professional, and gave his official and personal input throughout the process. He was very well equipped to inspect every accessible part of the property.
His report contained a goldmine of information. Not just for the next steps in negotiating and purchasing the home, but "down the road" improvement and repairs as well.
I would recommend Scott to any potential homebuyer, new or seasoned, but especially new buyers. He's a guy you not only want in your corner, but you can learn more from him in 5 minutes than an entire season of something like "Holmes on Homes."
Scott arrived ready to go. It had rained that morning, and I thought that if it was raining at inspection time, he would just eye-ball the roof from the ground. It had stopped raining, but he said that he had been on a roof that morning during the rain.
I walked through with him during the inspection. He showed me good points and bad points. He had a lot of suggestions on what needed to be dealt with right away and what could be postponed, or things that should be watched. He answered all questions.
Scott was very professional, friendly, and thorough. He was very courteous to the seller, an older lady, who was home during the inspection. He seems very at ease during the process. He obviously has a lot of experience. Twenty-five years ago, he assisted his dad while inspecting the house I live in now.
The report I received is well written with a lot of photos and recommendations. I had a couple of questions, which I asked in email, and he answered promptly.
While this was not the cheapest inspector, I feel like I got my money's worth. (I did get an Angie's List discount.) I would recommend Premium Inspection Services and I would use them again.
Each finding has a description, picture of the item, and his recommended action for fixing the issue. While at the inspection, he explained in even more detail about some of the issues- explaining the level of work it would take if I wanted to say, secure the toilet myself, and that if I called the phone company, they might take care of the wires rubbing on top of the roof, and that the A/C was probably nearing the end of its life (it was winter so we couldn't run it). All in all, I have only found two items that Scott didn't find and they were relatively minor.
I would definitely use him again.
Upon having the chimney cleaned we were told that we needed many repairs. When the chimney sweep showed us the cracks they were VERY visible. All you had to do was stand outside of the fireplace and look!
The most glaring mistake Mr. Surette made was failing to tell us that the kitchen cabinets that sit less than a 1/2 inch from the drop in gas stove is not only a code violation but a fire hazard. We learned this when our kitchen started on fire.
I took the mold and fireplace in stride b/c we all make mistakes.
I tried to contact Mr. Surette to discuss the problem with our kitchen. He answered my call once and set up a time to come by. He never showed up and has now been avoiding my call for months.
He is equipped properly for finding issues with electrical system. Spent appropriate time on structural issues and water removal from property. His observations led to an inspection by an engineer for structural review of the roof and walls.
Received final report the Tuesday after a Saturday inspection. His final report was clearly layed out by area of interest and sorted by severity of the issue. It was color coded to quickly pick out the most significant (costly,safety) items in the house.
Radon testing was done for an additional $125 and was performed by another party. No comment on performance of that service. Test results not available at the time of this review.
He came recommended by our realtor and did not disappoint. I would hire him again in a heartbeat.
He did a radon test, which brought back a result of 15.1 pCi/L, so we will be mitigating that ASAP. We were glad he had him do the test for $150, as that level of Radon is equivalent to smoking 2 packs of cigarettes a day!
As far as the inspection, Scott had an assistant on hand to help out. He identified several issues that we would have never seen, to the tune of $5,500 in repairs from the sellers for our seemingly perfect home. (We're paying for the radon out of our own pocket).
Hire Scott! Great guy and fantastic eye for the home inspection.
His final report was thorough, easy to read through and understand. It is a great to do list for a handyman once we move in.
