Carpenter Realtors - Judy Koehler

We were very interested in purchasing a property listed by Judy Koehler at this agency. We had seen the home twice in 3 days and requested Judy let us know if anyone else was interested in the same property or if she received an offer. We needed to think on a few things before submitting our offer. Less than 1 1/2 days later, we learned that Judy had received an offer, but never bothered to call us. We were extremely disappointed in her lack on reponse and losing out on this property, but requested that she call us if something didn't work out. Interestingly, the next Sunday, 4 days later, this property had an open house which I attended to determine if the property had really sold or not. It seemed odd that Judy had not bothered to call us, but after she failed to notify us the first time, we thought the home might actually still be for sale. There was another Carpenter realtor there named Tabitha. She told me that she knew of no offer on the property and since I was interested in purchasing the home, she would come to my home to write one up. I told her that we already had an agent that we had been working with, and immediately submitted an offer through him. The next day, we were notified by Judy, the listing agent, that our offer was rejected since they already had the first offer, although the other party still had yet to pay their earnest money. Our offer was considerably higher than their so-called accepted offer. For some reason, they wouldn't even hold our offer as a backup. I don't understand why Tabitha had no idea on the status of this home and would encourage us to make an offer when it wouldn't even be considered. Why did Judy fail to inform Tabitha of the property's status? Why didn't Judy call us the first time and try to get a better price for her own client?? Throughout this whole process, the information we received from this Carpenter agent, as well as the communication between their own agents was very poor. I would have thought that Carpenter would be working to get the best price for their client. Obviously, they didn't because when this property closed, we learned that our offer had been $30,000 higher than the closing price! I still cannot understand why our offer was never even considered. Overall, we are so unhappy with the agent/agency that even though I recently saw an interesting property they have listed, I will not go see it because of the way we were treated previously. I would not recommend this agent/agency.
