In the end, we decided to build a home. Once we made that decision, he attended nearly every meeting we had with the builder. He helped with our selections and in negotiations/discussions with the builder regarding any questions we had. He also visited the building site regularly, sending us photos of the in-progress work in case we couldn't make it to the site. He also attended each inspection once the home was done and provided a second set of eyes at these walkthroughs.
Mike is well experienced in buying, selling, and building and was truly great to work with. He answered every phone call, email and text message, regardless of the hour. He missed no detail and had great insights as to all areas of Indianapolis and the surrounding areas.
He explained the services in detail and was able to explain the reasoning of why some homes sold for what they did in the community and what our home would be able to list for price wise given this information.
If i had not discovered that a friend had suggested someone they would trust who was a realtor I would have probably have went with Mike as our realtor. But, we elected to go with family friends who were realtors rather than with Mike.
"Several of the Member's comments are false and perhaps most of her negative perceptions are due to the fact I mainly communicated with her husband at length during their search since she was unable to talk by phone during the day due to work. With regards to her comments about not going outside of the box in their home search, since I was mainly communicating w/ her husband about alternative properties to view she might not have known I was researching the inventory behind the scenes on a weekly basis to try and come up w/ new options to show them. They were also notified immediately when a new listing surfaced that matched their criteria either by phone, email, or both. I welcome any client of mine to search the numerous real estate websites on their own for possible houses to see outside of what I do on their behalf. However, most of what they had found on their own was either sold already, had a characteristic they were not able to see in the basic info online, or it was outside of their desired price range. I estimate that I spent between 75-100 hours of my time w/ this couple along w/ driving them to showings in my own vehicle which saved them gas and time throughout their process. As any client of mine(over 100 now) can tell you, I am honest and give constructive feedback throughout all showings. I never want to sell a client a house just to get a sale, I want each and every one of them to make a good investment. Unfortunately these clients decided to go look at a for sale by owner by themselves even though they knew I would be more than willing to help them. They were unable to use my services to complete their transaction since the seller could not afford to pay a buyers agent fee to make the appraisal work. After this point, her husband still tried to ask me questions about the buying process and for liability reasons I was not able to help them as a nonparticipating agent in their transaction. They might have thought I was still bound to help them as a salaried employee not realizing I am paid on 100% commission only when transactions close."
