Kristie Smith and Amber Wilson of the Indy Home's Team did a fantastic
job marketing and selling our home!!  Amber visited our home and made
some fantastic suggestions on small and inexpensive improvements we
could make to our home that would make it more attractive and
marketable.  She has a great eye for detail and was able to fill me in
on what buyers are looking for.  After a little paint, storage of some
unnecessary furniture and some gorgeous professional pictures, we an
offer within 2 weeks of listing our home.  Before we knew it we were
closed and moving on to our new place.  The new home was a new
construction build and if it weren't for Kristie and Amber working with
our builder on the pricing of the home, we probably wouldn't have come
to terms with the builder.  The negotiations with the builder were not
going to plan and just when we were ready to walk away, Kristie was able
to call on some of her connections and get the deal done at a cost we
were very happy with.  Not only did Kristie and Amber negotiate with 1
builder but they were also negotiating with a second builder and already
had a "Plan B" ready for us if our first choice didn't work out. 
Either way, they just wanted to make sure we were getting what we wanted
and at a price we were happy with.  The service didn't end after the
negotiation of the price of the house.  Amber then connected me with
mortgage company options and keep in contact with me regarding the
current mortgage rates.  She also attended all of the home inspections
and meetings we had with the builder, her presence throughout the entire
process was invaluable.  I'm very happy with my choice to work with
Amber, Kristie and Indy Homes Team and I will definitely use them
again.  Thanks for everything ladies!!

From my first conversation with Kristie, I got the sense that she was a seasoned pro in real estate and sales.  I appreciated that she didn't sugar coat things and just tell me what I wanted to hear but was ready to give a reality-check when needed.  Kristie shows high expectations of her staff who are quite capable and driven.  The culmination of little things, like frequent handwritten cards, show that this outfit has a fine-tuned system of good sales techniques.  I have confidence that Kristie's team knows what it takes to chase a sale down rather than wait for it to fall in their laps.

Kristie, Amy and the Indy Homes Team did an execellent job.   I had an elderly client looking to downsize from their home to a condo and so I referred him to Kristie.   Kristie was prompt in contacting my client to set up times to go see condos that were on the market in the downtown area.   My client was under the gun from a timing perspective with the sale of his home closing in 60 days, we needed to find, purchase and close prior to him closing on the sale of his home.    They identified a couple of condos after the first tour of condos on the market and then Kristie arranged for a second showing so we could talk pros/cons of each condo/location.  Once my client decided on a condo, Kristie was extremely helpful on the negotiations of the purchase, including price, things to be included/not included.    Once we had an accepted contract, Kristie and Amy had a high level of communication on all the items to be done, a timeline on when they needed to be completed in order to close on time.   They helped coordinate the inspection to reviewing and discussing the results of the inspection.   As we approached closing, the Indy Homes Team was great in making sure we had all the fine details handled (i.e. setting up utilities, to haning pictures, etc.).
Overall, both myself and my client were extremely satisfied with the experience with the entire Indy Homes Team.   Thanks Kristie & Amy for making what would could have been a painful process very sim

We used a different realtor to try to sell our home on and off for 3 years prior to using Kristie Smith and her team. We initially meet with Kristie at our home and fell in love with her style! My wife and I took her advice to heart, followed most of her suggestion, and listed our house with her team. They sold our house in 8 days!!! We had showings almost daily...so many in fact that we having to turn some down due to scheduling conflicts.
Amy McIntyre and JoDee Waltz were a constant help throughout the process, too. Kristie is very busy and was hard to get ahold of at times via cell phone; however, every message was responded to by her or one of her teammates promptly via phone, text message, or email.
We had every confidence she would sell our home :)

I was in the market for a condominium in which to live while spending 4 years in grad school.  It was a joint endeavor with my father who lives in New York while I was already  living in Indy.  Out of PURE LUCK, I happened upon one of Kristie's listings while searching online for available listings.  I was gathering research to send back to my father in New York before scheduling any viewings.  After figuring out what was out there in our price range, I knew I had to contact an agent who would actually know what they were doing and show me around.
I just so happened to "eenie meenie minie moe" the right agent and contacted Kristie through email.  She promptly replied and really got to the bottom of what it is I was looking for and got the best sense of my situation.  She took me around to 3 different properties and put up with me video taping each walk through as I had to report back to my father in New York (the actual buyer).  Kristie and I kept in close contact and she was always available to answer any pesky question I had.  I then passed the buck onto my parents and they and Kristie went through negotiations.  It was a little tricky as Kristie was also the listing agent, but she selflessly sacrificed some of her commission in order to close the deal and make both buyer and seller happy with the final outcome.  
Kristie is very personable and made me feel extremely comfortable.  I feel as though I've known her for the past 10 years, when it's only been 3 months since I first emailed her.  I really lucked out on blindly choosing her.  It's the only choice I have not made through Angie's List and I was extremely fortunate.  Most cases don't turn out as well.

As a first time home buyer, I wasn't sure how the process worked so Amy helped me by explaining how the process works, and walking me through the steps.  At one point, when I was a little frustrated by the mortgage process, Kristy even called me and spoke with the mortgage broker to make things easier for me.  I couldn't have done it without them!

Rhonda was fantastic. She is ultra-responsive and clearly on top of things. I appreciated how easy she was to reach all the time and it seemed like she made herself available whenever I needed it even though she obviously had a lot of clients. I really appreciated that. She made the process fun and I felt like she worked really hard to get me exactly what I wanted during negotiations. The staff at ERA home teams was all really friendly and helpful as well.

This is an A+ Team!!! I was recently relocated to Indy by IUHealth which is when I met Rhonda Hoeft and the rest of Kristie Smith's ERA Real Estate Links team. Rhonda Hoeft was AWESOME. My moving timeline was extremely short. Rhonda reached out to me early in the process and spent time getting to know me before I arrived in town. I had one weekend to find a home. Rhonda sent me potential listings prior to my arrival so that my time in town could be as productive and efficient as possible. Rhonda was extremely flexible as were people in the office to allow us to look at houses on the fly and to choose new listings as we found them. We were able to find a house we loved in 24 HOURS!!! I told Rhonda I couldn't leave town without making an offer on a house - and she totally delivered.
But it wasn't just that. Rhonda took the time to get to know me and to find out what was important to me. She provided very insightful guidance and suggestions throughout the entire process. After the offer was accepted, she provided names and contact numbers for local contractors and businesses who could help me make this house truly my home. Those contacts have been great to work with and I would definitely recommend them as well!!! The whole process was so pleasant and FUN - not typically words you use when you buy a new house two states away; start a new job; and leave your family behind. Now that I am here - Rhonda continues to provide great feedback and guidance about my neighborhood and local businesses.
But I know - Rhonda's ability to meet my every need was also a reflection of the support she received from the ERA Real Estate Links team. She had people behind the scenes paving the way for us every step of the way. Ready to buy or sell? Look no further than Kristie Smith and the Indy Homes Team!  What a phenomenal team of people who just get it done!!We worked directly with Rhonda Hoeft on the buy and sell of a home in Fishers, and our confidence in her is summed up best by this: We bought a new house before ours sold!  A risky move, perhaps, but not with Indy Homes. 

Our house was off the market in 9 short days, and after 8 showings in the first weekend we knew it would not take long!  Rhonda was there every step of the process (does she sleep?!) and walked us through everything we needed to know.  She even cautioned us at one point during the inspection to not ask for *too* much because the sellers probably had a backup offer.  Sure enough, at closing the sellers signed off a paper for their realtor releasing a backup offer after the deal was done.  What a sigh of relief to have that type of expertise on your side for the process!

Being the techie I am, I realized you can put your house ID# from Tour Factory at the end of their reports URL to see analytics on any house featured on Tour Factory.  When I compared the web traffic to the photos from our house against the comparables on the market in the neighborhood, we literally had HUNDREDS more views than anyone else.  Why?  Because of the terrific marketing and exposure that Indy Homes Team provides you as a client.Buying and Selling a home and closing on both within 45 days?  What is there to not like about that?!?  This was our 2nd time working with the Kristie Smith team and both times we have walked away with a terrific experience.

I was recently relocated to Indianapolis for a new position with Dow AgroSciences.  The IndyHomes team came highly recommended through Dow and we were thrilled with our entire experience.  2 days after I was told I would be working with ERA, I received a call from Rhonda Hoeft, who would lead us through the entire process.  From the initial contact, the entire process was comfortable and easy.  Rhonda was a fantastic realtor who cares way more about the customer than she does about simply making her commission.  It was like having a family member walk us through homes.

We were in town for less than 36 hours but we found our dream home.  Rhonda took care of all of the details and consistently stayed in touch with us.  In fact, she is still providing support for us now that we are in the new home.  Rhonda and the IndyHomes team were a huge blessing and I would highly recommend them to anyone searching for or selling a home.

Kristie and her IndyHomes team handles the rental of our home for Superbowl weekend. Service was aboslutely seamless. The Team pre-qualified renters, coordinated all correspondence and contractual agreements, arranged for food deliveries, etc. and followed up after the renters left. The experience was stellar both logistically and financially. Hats off to Kristie and her team.

Overall it went well.  Search for a home took over a year and Kristie and Amy stuck with us the entire way.  They also were not bothered when we changed our minds or needed advice.  We ended up building and they found us a temporary condo, a lot, an expert builder and everything we needed.

Selling:
We recently sold a home in a vinyl village located in Pike.  Our house looked exactly the same as all the other, and in fact had literaly the exact same floor plan as other houses on the market.  There were some small differentiating factors on appliances, countertop upgrades, etc, but nothing that was a slam dunk.  We interviewed 3 different agents that all came recommended.  All three independently came back with the same suggested list price, and the same "accept the offer" price.  We chose to go with Kristie Smith's team (represented by Amy McIntyre) for several reasons.  First, we liked Amy as she was very personable, but more importantly because we felt like she was a straight shooter, and was helping to set realistic expectations.  Secondly, she was very specific as to what she thought we should and shouldn't do (staging, minor repairs, etc.) to sell the house.  She was very specific as to the photographer she wanted to use (who was excellent, I might add, given the pictures were much better than our competition).  They listed us on several websites (including Realtor.com and MIBOR.com) and paid to have the extra pictures included.  (This stuff sounds trivial, but we had friends whose Realtors didn't get this basic stuff right, and it took them a LONG time to sell their house.)  It took a total of 3 weeks once it hit the market until we had an accepted offer!  It was for slightly less (~2k) than what we originally wanted, but based on Amy's recommendation we decided to sell at that price and just limit concessions during the inspection phase.  Plus, we figured we could make it up on the buying side.  Given the average-ness of that house, we were very pleased with how quickly it sold, which wouldn't have happened without their excellent marketing and Amy following up with every single lead in a timely fashion.

Buying:
Amy was awesome.  We looked at roughly 70 houses, because we had a very specific area in mind.  She was always very patient with us.  She looked at lots of comps with us, and got us to think about all the different possibilities.  Because it took us longer to find a house than expected, we had Amy help us move the closing on the house that we were selling back by a couple weeks.  We put in a couple offers that didn't work out, and ultimately put in an offer on a short sale that was accepted.  Because it takes a while for the bank to get back (a little under 2 months in our case), and we had to move out of our old place, we had to find a new place to live.  Amy arranged a temporary rental agreement at the short sale house since the owner had already moved to CA.  Amy did her homework and the agreement that she wrote had very favorable terms for us (including price).  This became important later because the seller's agent was misleading and high-pressure, but fortunately we were protected.  We also liked using Amy because she had lots of knowledge about what to look for in an older home, a good idea of what potential repairs and maintenance would cost, etc.  Overall she gets an in our book and we wouldn't hesitate to recommend her to friends or family.
