When we finally did begin looking at houses, he would walk through the house with us and we would discuss afterwards what we liked and didn't like as well as Dave telling us what he saw. This was invaluable advice since this was our first home and we didn't know what we were looking for in a house. Dave would also present us information about the neighborhood and the structural integrity of the house.
After we put an offer on the house and the inspections came in, we found it had several problems, such as a bad roof and some mold. Dave was very helpful getting the seller to fix these and more than we thought we could possibly ask for.
We now own the home and on closing day Dave gave us a packet of all the paperwork from putting an offer down to closing which saves me the effort of finding it all and printing it off. The experience of purchasing a house was made much easier with Dave on our team.
Dave is the utmost professional when it comes to selling homes. He met with us and within a few days he had the Condo listed. And when I say listed it was everywhere. He used all kinds of various real estate websites to list the home. We would get weekly updates as to how things were going in regards to finding a buyer. If we had any questions, Dave was always available to answer them. If you had to leave a message, he would get back to us very quickly. Even though the condo was listed in the worst possible time of the year (late November 2013), Dave was able to find a buyer for the Condo within a very reasonable amount of time.
If you need a realtor and want one that cares about you and will go above the call of duty to sell your home, then Dave Danz is who you need to call.
We finally chose a home that we wanted and Dave got our offer written immediately. He was good enough to include some provisions that we would not have known to include. These included a seller-paid home warranty and a provision that made it possible for the price to be lowered if the assessment came back lower than the sales price, among others. I mention these two because both proved useful. Because of the dip in the housing market, the assessment was lower than anyone expected and the price of the sale was lowered to match. We are now looking at fixing some issues that happened after we bought the home. The warranty we received will be covering the costs for these repairs. We would have been in trouble if Dave hadn't known to include these in his initial offer.
Not using a Realtor to buy or sale a home is like walking into court without an attorney. It is possible, but you will likely pay for it in the end. I have recommended Dave to everyone I know that is looking to buy or sell a home. Save yourself the time and trouble of working without a Realtor, or working with a poor Realtor. Contact Dave Danz.
We met Dave by going to open-houses of homes for sale. We reviewed homes in the area with open houses on a day we were available, and attended 3-4 per day, looking at both the homes themselves but also talking to the Realtors that were there.
The home selection and purchase process was as seamless as I think it can be. He explained details on how mortgages work, helped us to select a lender, explained that once an offer was accepted how it was a game of "hurry up then wait" (it was!), warned us about the dozens of signatures needed at closing, etc. etc.
Dave also offered an extra piece of advice -- he had us call a specialty chimney/fireplace repair company to inspect this portion of the house, in addition to a general home inspector. This paid for itself 10x over, as the chimney needed to be re-lined to support burning wood in the fireplace again (it had been converted to gas logs), and the repair was covered by the seller.
He loves his job, and it shows! We will absolutely use him in the future and recommend him to others in the area that are looking for the services of a Realtor.
