We built our home in 2004, until you have to start replacing things on your home is when you find out the quality of work. 5 years in our A/C outdoor unit stopped working, when we got it fixed found out that what was installed was a refurbished unit not the new unit that was on our plans that we paid for. I did contact Hallmark homes at the time and only got that it was out of warranty and that we should have check when it was getting built. Who checks inside of an outdoor A/C unit. Next thing that happened was that the pipes froze in one of our bathrooms, when we took out the surround tub behind the tub were the duct work for the furnace was, actual trash was left inside the walls of our house. And we found no insulation between wall and the attic part of the garage, no wonder the pipes froze. This year we unfortunately got hit by a tornado with wind and hail damage to the outside of our house, yesterday they started pulling off the original siding and found there is no house wrap on our house! Not only that the OSB board have 1" to 2" gaps in them, you can see the inner drywall from between the gaps, meaning there is no insulation in the wall!! It now makes since over the past 19 years why our home has had so many drafts. We are now going to have to pay out of our pockets for the water damage caused by not having house wrap under the siding and fixing all the OSB board that are gapped. Unless you have time to be at you home while it is being built 24/7 do not contract with Hallmark Homes.

Not well at all. Attempting to get structural issues resolved. We moved in October 2017 and we are waiting on Hallmark engineers to come up with a fix. Lots of problems for a 1300 square ft house, the list is long. Be sure you get everything the construction manager changes in writing, be sure to look at closing paperwork and warranty prior to closing, lots of surprises! Also ask for a detailed cost review before and during construction. We were Charged for projects not performed, and overcharged for a permit, they only show you a "short list of costs" at closing. Our closing was in the kitchen of our home and nothing was explained! The whole process was confusing because the Construction mgr. didn't know answers and said if we wanted our house we had to pay now and questions answered later. Lots and lots of concerns with our new home, so sad that our retirement dream went haywire. The warranty team are really good guys, professional and want to get things fixed!

We were overall very happy with our experience. During the pre-construction process, our consultant took the time to work out every detail with us. A very detailed spreadsheet was provided with cost estimates that we could customize to change various features and see how it would affect cost. The company did not ask for any money upfront through all the planning phases; we paid nothing until we were sure we wanted to go with them. We chose one of their floor plans, but then customized it significantly, giving us the effect of a custom home at a much lower price than high-end custom builders. The customization process allowed for great flexibility. After construction began, we began working with a construction manager, who was professional, responsive and helpful. Along the way there were a few minor problems, but they were all handled to our satisfaction. All site issues were handled by Hallmark, from permits to utility hookups. Now that we have moved into our new house, the good service continues. When we have noticed some minor problems, they have sent a Hallmark rep or one of their contractors out to take care of it within a few days. No building process is completely perfect or smooth, but they were truly professional and we are very happy with our house.

We loved our home for 4 days until it flooded the first time after a supervisor installed a backup sump pump for us in our basement, within hours of the, leaving it failed and sprayed water all over our finished basement. 2 months later we had company stay in our "new" basement, imagine our surprise when they folund mold on the wall. Come to find out they did not install flashing on our basement so every time it rained all the water went down our basement walls. They came to repair it all and tore off the brick of our house to "fix" this issue. We thought it was ok until we found mold months later around a basement window. The warranty manager comes out and sprays spray foam around the window and says it was likely rain. They didn't fix the issue once again. My husband ended up tearing out the drywall around our window to see what was going on and what did we find? Black mold all in the insulation, wood beams and our "new" window is rotted. The window was not sealed or installed correctly. Hallmark homes has not "fixed" any warranty issue on our house at all. They simply make an excuse and now it's left for us to find a way to get the money to hire another competent contractor to fix the issues they didn't do right the first time. Our daughter also has asthma and we now have to have someone come our and fix all of our issues and fix the problem we have with black mold. I would never recccomend this company and hope ohers steer clear for your health and the quality of your home. This company also does not allow customers to post on their Facebook page and they delete all my messages to try and hide how bad they are.

"It's very unfortunate to hear this when all of their issues could have been resolved had they just gone through the proper warranty channels. We have built over 1,500 homes and pride ourselves on our quality and service. No home is perfect and many of their issues, such as failing sump pump, water line leaking, etc are issues that happen with any home that is over a dozen years old. I find it interesting they are giving us a negative review on Angie's List when this home is over 10 years past it's warranty period."

MAJOR PROBLEMS: 1. ROOF: the roofers were out 4 times to fix our roof - fixing flashing, counter flashing, tented up shingles on ridge vents, removing tar paper under ridge vents. The roof was not completed until 10 months after closing. They had to fix several things, including a place where 2 roof lines meet on the back of our house (you can see daylight from inside the attic). We had to continue to call the builder to get the roofers out to fix the roof. They finally came out (for a 5th time) and fixed the roof 9 months after closing. Our independent inspector stated that this roof would not have originally passed inspection on a CP Morgan home. *********************** 2. OUTSIDE PAINT: our house is brick with hardy plank dormers/sofits/porch etc/ trim. The 1st coat was done prior to closing. We had to prompt them to do the second coat 6 months after closing. There were roller marks on our dormers from a rushed paint job on the 2nd coat. We had to remind them to fill nail holes and paint a 2nd coat on the garage trim. Had to remind them to put a first coat on the garage side entry door.********* 3. INSIDE PAINT: we chose very light colors. You could see the primer through the paint in all rooms (except for master bedroom). The paint did not evenly cover the walls. ************************** 4. WINDOWS: We had the Anderson 200 double hung windows installed and there was a hefty draft during the winter. There was frost inside of a few windows. The Anderson rep came out and installed as much weather stripping as he could. allmark came out and re-shimmed the windows, so hopefully our home won't be as cold this winter.********************* 5. FRONT DOOR: we have a fiberglass wood-grain front door. The door was installed around September or October of 2010 and was finished in August 2011. The inside of the door was covered with white primer prior to closing (which was later painted over). The outside of the door wasn't finished prior to closing because it was too cold (we closed in December). We went through the 2010 winter with the outside of the door unfinished. The door was finished August 2011. Unfortunately, the stain/paint job on the door was awful; the wood grains weren't covered and there were paint brush marks all over the door. After contacting Hallmark multiple times, a very nice, new door was installed approx 14 months after closing. *********** 6. FRONT DOOR LEAK: After a heavy rain, a great deal of water had leaked under the (old) door. The bottom of the front door frame wasn't caulked and the weather stripping was apparently insufficient. A 4ft x 5ft area of hardwood floor had to be replaced due to water damage (approx July/August 2011).

Overall it was a great experience. Everyone warned us that building a home was stressful and would test our marriage, etc. It was stressful, but not nearly as bad as everyone warned us. I think having Hallmark homes involved was a huge contributing factor to less stress. Paul, Scott and Connie were always available to answer even the smallest concern we had. We love our new home and I stongly endorse Hallmark Homes!

In August of 2009, our then current landlord called us and told us that he wanted to sell the house to his daughter. They were very fair about it and said they'd give us 6 months after she sold her house. We were already living in the country in the area where we wanted to build our home, and were renting from these friends of the family on the farm across the rural street. We really didn't want to move back to the city and rent another apartment just to move back when we built our house. We didn't think we'd be able to do it and thought we'd have to wait longer. We were trying to save more money before we did this. Our thought was that we'd have to pay up front for the well and septic, etc. We didn't have a down payment since we had no notice, and so on. We even visited other on your site builders but didn't like them. They weren't as up front and we didn't like the salesman. We felt much more confortable with Hallmark Homes. As the house was being built my father in law and brother in law (who know about construction) commented on the great quality every step of the way. My brother in law had built with the other builder and pointed out how much better the Hallmark Homes quality is compared to what he received with his builder. The house is beautiful and we've been living there for about three weeks. We were warm and toasty during the ice and wind storm without a bit of draft coming in around our windows.

Hallmark worked with me to design the house I wanted. The sales staff (Shirley) was a dream. She was very patient even when you change and change. She explained everything thoroughly. She also provided excellent input and ideas to make for a better design. The field Manager was very knowlegeable and hands-on. I was always kept posted on the status of the building progress and was free to call or email Nathan at any time. The preconstruction meeting w/documentation proved to be a valuable tool throughout the process. I was really taken by the friendliness of each person I dealt with within Hallmark. If you have an issue, they want to take care of it. It was a good experience.

There were some pricing adjustments along the way but basically what they quoted was pretty accurate. There were also other issues mainly with County imposed requirements with the lot, which the builder handled for us. Paul the owner and Diana our sales representative were great! They went above and beyond to make us happy and build us a very beautiful home. The only thing we would do differently If we built another home with Hallmark is to request a different Field Manager. Looking back we don't think he was the right "fit" for us.
