Primary Maintenance

Utterly useless company. The owner John is very rude and does not care for Customers. Just behind cash. This company came along my way (unfortunately) through Home Warranty. The Technician did not show up on the appointment day. When I called later to check on this, I was told by John that we never had an appointment. When I sent the appointment confirmation notice from the Home Warranty company, John told me the "scheduling team" messed up. Very convenient. Finally, when the appointment was set for the following week, the Technician did not evaluate the issue properly. And further, they wanted to charge me additional $250 out of pocket for "modification" work which was not covered by the Warranty. When I called the Warranty company and escalated this, I was later told that the Maintenance company tried to reach me to explain the issue. WRONG! no one from Property Maintenance even texted me, forget calling me. I then read the online reviews and figured this Company and it's owner John are SCAM artists. I did not get the issue resolved through them. I just hired a handyman who not only fixed the issue but also told me no modifications were needed. And all this for half the price ! STAY AWAY ! JOHN and PRIMARY MAINTENANCE are SCAMSTERS !

AVOID AT ALL COSTI! If 1 could give them ZERO STARS I would. They came out THREE times and didn't fix the issue. The owner, Jon, is a con. Accepts the Homeowners Warranty claims, takes the service fee, lies to the Warranty company so the claims are denied and they don't have to come back. Even had the warranty company do a recall and he was a NO CALL NO SHOW. He only called when I sent him a screenshot of the appointment. Gaslights you into thinking you're wrong, insults you via phone calls, is rude as h***! He even has a small claims suit in Kane County Ilinois. I have receipts of all our communication, or lack thereof!

The company came to my house on time and they got the plumbing work done fast and were very pleasant. When I had a question they answered my call quickly and gave me an answer right away. 10/10 will hire again.

CONSUMER BEWARE!! These guys are very unprofessional and they overcharge. My home warranty company sent them to repair my tub faucet. They cut a hole in my wall and did not repair it or let me know that it was a separate charge. Jon, their rep, is very unpleasant. He promised an invoice / receipt immediately upon payment but it took a week and me going through my home warranty company into get it. The invoice doesn’t have my name, date of service, or amount paid on it. After several requests, Jon refuses to send me an invoice / receipt sufficient for book keeping. On top of this headache now I need to hire someone else to fix the gaping hole they left in my wall. Run from these guys.

JOHN and his company are deceitful and horrible. They were called on from our Home Warranty of America to fix a slow leak in the kitchen faucet. Josh came in and replaced the faucet but failed to secure the water flow that it flooded our kitchen causing damage to the ceiling on the floor below. Josh (the only person working at the time of the repair) scrambled from the 2 floor to the basement to shut off the water main so you can get an idea of how much water we are talking about in terms of the flood. After that, it was reported to HWA and John immediately called me to ask what the issue was. He then confirmed through phone call and text that he would send someone to look at the damage. Also confirmed through text message was the date and time they would come out. On the day they were scheduled to show up, John called me saying he knew nothing about the visit and told me to place another claim with HWA. I then called HWA about a new claim and they said they are not responsible for damage from a vendor they select (HWA is also horrible for not taking accountability). They then reached out to John while I was on hold and told him what they told me. John then changed his statement and said the the slow leak that they fixed was the reason for the ceiling damage on the floor below and not the flood. I then called John directly and tried to record the conversation but he refused to speak once the recording began and hung up on me. Then I tried calling him back numerous times only to be kicked to his voicemail. He did not want to be recorded because he had plenty of things to hide and didn't want to take accountability for the damage they caused. John and his company should not be trusted and I certainly wish there was a way for these companies to be held accountable for their mistakes. Unfortunately, we now have to hire a drywall contractor out of our own pocket to fix their mistake. Update as of 11-15-24 Update: Our original faucet they replaced is missing. They didn't ask us if we wanted to keep it. Therefore, we have reason to believe they stole it. For context, the faucet sells for $190 at Costco.

Awful experience. I was connected to them by my home warranty company. The claim for my bathtub was covered 100% and John still tried to get me to pay $110 out of pocket for a "valve" that was not covered. Then said he would "do me a favor" and get rid of that and fix my bathtub and sink. John sent someone out to take pics and then told me it would be coverd for the tub but $250 out of pocket for the sink to be repaired. I paid the $250 when the repair tech was there, once he finished he left and both my tub and sink are STILL LEAKING. i texted him and he sent the same plumber back out to my house to me i have other issues with my tub and my sink needs to be replace. He left with no notice and JOHN called me and told me i needed to pay another $400 for repairs on my sink while also telling me it just needed to be replaced AFTER he "diagnosed" what was wrong and had me pay $250. MY SINK AND BATHUB LEAK WORSE THAN BEFORE THEY CAME OUT. AWFUL COMPANY TO DEAL WITH!!
