Rodney showed us what things we could fix, but other things that we needed to get a professional to fix. He as very thorough and when the other contractors gave us estimates, there were some things Rodney identified that they felt were okay as is. But I liked that Rodney was very conservative with the inspection and so there were no surprises when the other estimates were made.
The notes he left with us were fairly hard to read (handwritten), but by the next morning he e-mailed us a full report, which included photos. So far we have had 4 service estimates based on Rodney's inspection, and all were in line with what he initially identified. I was very happy with his report and the things he identified needed to be fixed (and how to fix them),
Rodney Newman arrived on time. He politely introduced himself and explained what he would be doing. He started on the outside and my education began. The home I am purchasing I thought had a stucco and cedar exterior. I was told that the stucco that had holes in it and I figured would be a fairly easy fix is actually Drive-It and is not an easy fix. I am buying this house so this was good to know ahead of time what I am getting into. The house is a forclosure home and he pointed out a lot of maintenance issues that are now turning into repair issues that were not taken care of over the last two years.
Once inside, he found some mold issues from some previous leaks. Rodney warned me that when we turned on the water, we would likely find leaks in the home because the water has been shut off for the last year and thing dry up. He sure was right about that. Three faucets and a toilet gasket later we found leaks. Throughout every step and every item found wrong or things done particularly well, I gained an education.
I am purchasing the home and I now have a much greater knowledge of what I need to do, what I need to do first, and what I can post pone.
Rodney left me with a written report and the next day e-mailed me a more thourough report with photos. This report scared my wife about some of the work. Rodney took the time to explain to her that nothing on his list should be a deal breaker, just that there were some things he found that we did not expect.
Now we are just looking forward to the move.
I would not only recommend Rodney for a prepurchase home inspection, but it would be a good idea to have him come every 5-10 years to find things in need of repair or maintenance that may have been forgotten or missed.
