"At Silver Leaf Construction & Renovation we pride ourselves on our attention to detail, quality craftsmanship and our extensive customer service. The aforementioned review is clearly a one sided interpretation of a project that was never actually completed. We started working with the client to design/ build a home on a challenging lot. Our design/ build process includes permit ready architectural plans, engineering and in this case a city zoning adjustment due to the complexity of the building site. The client had many issues in completing the architectural plans and spent more than 3-months making changes including increased square footage, floor plan/ elevation modifications and additional finish level details. In doing this the client was warned on several occasions that the changes and additions would increase the building costs and overrun the target budget. Upon completion of the final plans the budget was overrun as anticipated. After another 3-months of changes and option pricing we finally came to a reasonable budget to the clients satisfaction. Much to our surprise during the attorney review period the client notified us they were going to bid the project out to another several builders to be sure they were comfortable with the budget. Our policy is to match a competitors bid assuming the specifications and level of finish are like quality. They said they needed two weeks to get the bids and would get back with us to go over the details. 3-Months later they received their bids of which were nowhere close to apples to apples comparison with our 20 page detailed proposal. We agreed to review the other bids and see what we could do to modify our costs as well as the scope of work in order to yet again reduce the budget. After additional negotiation with our supply and vendor partners we were able to provide special material discounts as well as labor reductions to get them further relief on the budget. Following another presentation meeting the client was again in agreement with our revised cost and scope and verbally agreed to move forward pending the attorney review period. The client then failed to complete the final document signing and attorney review and the agreement was terminated. We were then notified the client had decided to proceed with another builder. As per the terms of our design/ build agreement the client was provided a completed set of permit ready prints as well as the CAD files. The zoning adjustment was also completed and approved and the documents were provided accordingly. We then got a call 3-months later requesting changes to the architectural plans by our team at which point we notified the client that she selected another builder and he would be responsible going forward with any changes or modifications. We provided an addition architectural waiver releasing any rights of use or breach of copyright. After more than a year of patience and professionalism we determined the client would be best working with another firm and declined any further contact. It is now August 2013 nearly two years after the start of the aforementioned design, we have successfully completed nearly 60 projects and the client in question has yet to break ground.........please interpret this review accordingly."
