Stapleton Appraisals (Mark Stapleton) inspected my property at 1248 Boeger on Monday and today Thursday he still has not done the appraisal report and informs me that he I would not have the report until next week because he is going away for the holiday weekend. Totally not acceptable! I want my $300. Refunded!

Appraisal lacked consideration for critical areas including location, (as compared to comps) additional living space in the house lower level that is unique to other houses in the area. Zillow provides as good of house estimate.

Mr. Stapleton was very prompt with my appraisal. I had several questions about the appraisal after it was completed that I emailed to Mr. Stapleton and got zero response. I appears after he finishes the appraisal he doesn't respond to any correspondence.

Mark Stapleton arrived when he said he would. I thought, when he was here he didnt really take the time to thoroughly inspect the property. Also, my appraisal amount came in much lower than realtors who know and have recently purchased homes in my area said it should. I will not recommend him.

Mark used inappropriate comps (overweighted) of inferior construction, and made errors. It appeared that he decided the answer and forced the analysis to support that conclusion. He didn't respond to my inquiry about the issues until I followed up. Even then, he did not adequately address the many issues I raised. He was the most expensive appraiser -- and he was a total waste of money!
