F&Y Builders

Floyd Simmons of F&Y Builders agreed to complete the rehab of two properties within 4 weeks beginning the week of July 26, 2021. He confirmed he had the crew to work on both properties at the same time. The price for labor and material was divided into 3 draws. 2 of the 3 draws were paid to F&Y Builders but the work associated with the draws have not been completed and the required items have not been purchased. Several email, calls and texted messages to Floyd Simmons and his project manager Mosha were made but we continue to received nothing but excuses and delays. On September 1, 2021 a conference call with Floyd Simmons of F&Y Builders ended with me creating a 15-day punch list for Floyd Simmons and his Project manager Mosha. Typically, this is something the project manager does but I had to do it and send it to them for accountability. The list also included the requested for daily updates on the status of the rehab. Updates was not provided as agreed. A visit to the property confirmed the lack of work being done with no commitment on completion. On Sept 11th the plan was to move the appliances into the properties but no crew at job site. We were told It would happen on Sept 12th but it never did. As of Sept 13, 2021 Floyd Simmons of F&Y Builders owe my partners and I a refund of $30,281 on property #1 and $27,075 on property #2. Several calls were made to Floyd Simmons of F&Y Builders over the past two days that have not been returned. At 10:30am on Sept 13th Floyd Simmons of F&Y Builders finally returned our call. He blamed his project manager Mosha for the incomplete work. He also blamed the contractors he hired to stain the hardwood floors in property #1 for damaging them. The floors are so damaged they must be ripped out and new floors installed. Floyd Simmons of F&Y Builders received money to complete two projects. When asked to returned the funds so we could hire a new contractor to repair what was done, he said he didn’t have the funds. To resolve this matter, Floyd Simmons of F&Y Builders need to do the right thing and refund our funds immediately.
