We are very happy with our floors! After our floors were damaged by water from a broken fish tank, we needed them repaired and refinished. Shawn and Gus made the floors look brand new! Their machines also made very little dust from sanding, which was great! They were professional, friendly, and got the job done quickly. I’m a first time home owner and this was my first costly home renovation. But I couldn’t be happier we ripped out our carpet and got our floors refinished by this company! Shawn and his team did great work and I am in love with my floors. The price was great. Great experience would recommend and will use again when we have the money to do the upstairs! We interviewed no less than 10 companies with conflicting answers from all 10 services. We knew we needed to do something (The question was Recoat or Sand, Stain and Coat), we knew we wanted Bona Traffic HD, and we wanted someone that actively managed dust control so we did not have a huge mess to clean after they were gone. Shawn explained to us about the Bona Power Drive sanding technology that they are using, assured us that we were on the right track with Bona Traffic HD for our home (with (3) 70 lb active dogs), told us there was no reason to remove the quarter round moulding (saving us $1500 in replacing trim), and that when they were done, there would be little to no dust anywhere. We are happy beyond our expectations, our floors are now perfectly flat, we were able to select (on the floor) exactly the stain color we wanted, have (3) coats of Bona Traffic HD applied to the floors and there is little to no "post Clean Up" as the dust collection system was located outside and all machines used were connected to the dust machine at all times. Shawn & Gus, are highly skilled Craftsmen that take great pride in the work they do and with every step of the process were methodical, impeccable, and immaculate. Anyone interested in having perfectly flat floors, the best, most durable finish applied, with the highest level of care, and virtually no mess to clean, needs to call Shawn... Now!

Shawn arrived on time and began work immediately. The project took 2 days of work. He was friendly and professional throughout. And the floors look terrific!

Shawn and team did a great job. Couldn't be better. It started out with Shawn going over all the details of the job including how to treat 70-year old oak which had never been re-finished differently than newer polyurethened flooring. He is also an expert on stain color including knowing the differences between how a color looks on the sample card vs. how it will look on 300 sq ft of flooring with where the light hits it. As far as the job goes, he scheduled it while we were on vacation so we didn't endure any mess. The crew did a great job on the finish. We are looking forward to using them again for the rest of the house when the time comes.

The big question that determined when and whether we'd remodel our kitchen hinged on the flooring.  We knew how to lay tile ourselves inexpensively, but we wanted wood floors so they would match the rest of the first floor.  We just didn't think it would be within our price range.  SO GLAD WE CALLED CITY AND SUBURBAN!!!  They quoted us a great price!  Bill Kelly was speedy with the quote, and he and Shawn were always punctual, timely, and great at communicating.  In checking things out preparatory to laying the floor, Shawn found we'd accidentally put a nail through some conduit.  His careful preparation and eye for detail saved us so much possible pain down the road!  Then, he suggested how to lay the floor in a way we hadn't planned.  Figuring he was the expert, we agreed.  Thank Goodness!  It looks so much better for following his advice!  Shawn did the floors and they look fantastic! They are beautiful and easy to clean and keep clean.  Of everything in our brand new kitchen remodel, the beautiful new wood floor that City and Suburban installed is my favorite part!   
Ten years ago, we had used a different wood floor company recommended by my sister's friend.  That company did work that was not nearly as well done as City and Suburban, and charged significantly more.  It was that other company's ballpark estimate, given to me years ago, that made me fear we couldn't afford wood floors in our new kitchen.  That company's owner retired, which is why when I needed a wood floor sanding company eight years ago, I paid for a membership to Angies List.  It was on Angies List that I discovered City and Suburban Floor Sanding.  Companies like City and Suburban represent the true value of Angies List.  We are so appreciative of City and Suburban for the excellent wood work they've done in our house!  And we are grateful to Angies List for our discovery of City and Suburban Floor Sanding!

They did a great job.  They were very easy to work with and helped us figure out the best stages within which to do the job, i.e. we did the house in two halves so we could always access the areas we needed.  Their dustless system is very good.  There was little dust or clean up required in the house.  They also used fans to prevent fume build-up and suggested 3 coats of polyurethane in our traffic areas.  I am so glad I took their suggestions as my floors still look great almost 5 years later.  The thing I loved the most about them was their willingness to get the color I wanted.  My first floor is constructed with 3 types/ages of wood and all were refinished differently at different times.  With their help, I was able to select a uniform color for the whole job.  They tested several "mixes" for me and were very patient.  If I ever do more floor work, I will call them.
Unfortunately, I don't remember the cost but I know I checked the price with another company and they were competitive.

Bill came to do an estimate over a year ago.  He was kind of gruff, and I was a bit put off by him......but he gave me a written estimate along with information on how they do "dustless" sanding.
I had looked at a couple of other providers, and did not feel as comfortable as I did with Bill, so I called him back a year later.....he still had my estimate, and honored it.
We scheduled 2 days for the job, and Bill's son arrived promptly Monday morning.  I am highly allergic to smells and scents, and Bill's son accomodated me by leaving a fan overnight to draw out any smell.  I have to say, compared to the smell in my neighbor's house (who used a differnt provider), this was hardly noticable.
Bill's son also took some time to talk through options with me....since I didn't realize I wouldn't be able to walk on the stairs for 8 hours.....we came up with a plan, and he got to work quickly.
He came back promptly the 2nd day to put the polyurethane coats on.  These took very little time to dry, and
the stairs look beautiful.
Well worth the extra money.  While this provider cost a little more, I had no dust, no smell, and was very satisfied.

My experience with this company was amazing from start to finish. They returned my calls and were out for an immediate estimate. The got started within a week when others told me it would be months before they could start. They used a machine connected to their sander that collects the sanding dust so I didn't need to protect much in the house in regards to dust. They worked all day and into the night completing the project in about 3 days. With the stain, they gave me lots of input and advice on shade selection based on the lighting in my house and the furniture. Not only did they do a beautiful job and worked hard, but they were also the nicest family (father and son). I have recommended them to others that I know when needing floor work. Overall the best company from work quality to friendliness that I have experienced. Would definitely use them again without doubt!

Everything was great, start to finish. Bill came promptly to give an estimate, explained everything clearly, and provided a quote that was equal to or lower than the other two quotes I received. I felt like I could trust him. He made it clear that he wanted the job, but didn't push. The work was done when I was out of town, and I was nervous about my cat getting out of the basement and getting in the way. The guys were really nice about it and made a little cardboard wall to keep the cat safely downstairs. I was expecting to come home to a house full of dust, but that was not a problem at all. Not only did the dustless system work very well, but the workers vacuumed the air returns, window sills, etc. I couldn't believe how nice the 40-year-old floors looked. Almost like new.

They gave us an estimate over the phone, they did the job when they said they were going to, and they showed up on time. It took a day and a half and the costs were as they said they would be.

I cannot speak more highly of the professionalism and quality of the work performed by city & suburban flooring. We have had floors installed by other contractors and, along with the quality craftsmanship, we really appreciated the dustless system used by this company. There was little if any mess to clean up; at most a light dusting. The final product was beautiful and we absolutely love our floors. Shawn was really great too when it came to refinishing and staining our staircase. He took the time and effort to show us options for finishing the the stairs and as a result we ended up with a beautifully finished staircase that stayed within our original budget. I only wish I had more work for this company!
