I have hired Chicago Flooring Services twice: the first time was in August 2013 when the company was called “ATV Corp”, and the second time was in July 2016. The main part of the 2013 job was to repair the holes in the floors left from removal of a steam heat system: the floors were sanded down to the wood, holes and other damage was repaired, flush inset wood floor vents covers were installed, and the floors were refinished with a water-based finish in a lighter color. One of the key reasons I chose this company was the owner’s comfort with, and even preference for, water-based finishes. The estimators of the other two companies that submitted bids did not like water-based finishes and one even favored a commercial-type finish which although was probably quite strong seemed to be more toxic with much stronger fumes——two issues that I wanted to minimize. The cost for the floor refinishing and repair was similar to that of the other bids and was cheaper for installing new inset wood floor vent covers. As I recall, the job was done in two parts so that the final coat of finish was applied after all the walls had been painted so that we didn’t have to worry about a new finish being marred by the painters. Since other work was being done to the house, we really appreciated how Erik was willing to work with us to schedule their work around the other work being done. Before the last coat was applied, we were very impressed with the work, especially the floor repair. As an indication of how good the work was, a gouge in the middle of the dining room floor was repaired, and even though we knew where the spot was, it took many minutes of careful searching to find the repair spot. In fact, the only clue was that the repair board was shorter than the very long 8-10 ft boards used on the original century old floors. Because we were so happy with the initial work that even though were were going to rent out the house for a couple of years before we moved in, we decided to get the stairs and the upper floors buffed and have a coat of oil-based finish applied to cover some areas of wear, so that all the floors would be newly finished and we hoped would encourage tenants to take better are of them. (Too bad that hope wasn’t fulfilled!) When we hired Chicago Flooring Services again in 2016, I asked for several different quotes because the tenants had damaged several areas of floor so I needed to know the difference between a touch up buff with one coat and the cost of complete sanding to remove the dents and deep scratches caused by the tenants ignoring my requests to put adequate protection under an office chair. I also asked for other separate quotes just for certain rooms when I found paint stains on other areas of floor. Erik Tibu was very patient and responsive to my need for different quotes for different parts of the work so that I could properly withhold costs from the tenant’s deposit for the damage. For July 2016, two rooms and a hallway on the first floor were sanded down to the wood and fully refinished (again!) and the rest of the first floor had just one coat applied. In addition, the entire second floor was sanded down to the wood to eliminate the old yellowed oil-based finish and to repair some areas of damage (actually done by the previous owners, not the tenants). Then that floor had several coats of water-based finish applied. A coat of water-based finish was also applied to the stairs. Overall, I highly recommend Chicago Flooring Services. They are reliable and do excellent work. Their workers are not only highly skilled, but are very hard-working too——they worked quite late a couple of times in order to finish the work on schedule. AMOUNTS PAID: 2013: $5157 for repair of several boards, full sanding and 3 coats water-based finish for 1180 sq ft, including installation of 11 red oak wood vents, sanding and one coat of finish on stairs, one coat of oil-based finish on 800 sq ft. 2016: $4010 for full sanding and 3 coats of water-based finish for a total of 5 bedrooms and two hallways, repair of a few boards, one coat of finish on living room, dining room, kitchen, and stairs.

My new floors turned out AMAZING! Erik and his crew installed hardwood floors in our new home and did an excellent job. He gave me suggestions and helped me make decisions evert step of the way.
