Great experience from start to finish. Making the appointment was easy, quick and trouble-free. Hiam Naiditch was experienced, informative and very thorough. I would characterize the experience as a learning one, even though I have had numerous homes and consider myself fairly knowledgeable. I had fears hiring a "broker recommended" inspector, suspicious that they "overlook" details in order to get brokers to a trouble-free closing, leaving homeowners with undiscovered problems after the sale. It was worth the money to hire an "independent" inspector such as ACCUspect who I found through AngiesList. Mr. Naiditch arrived early, walked the roof and attic areas before we arrived. With trusty high-tech logging device in hand (able to import photos taken by the inspector), not a stone was left unturned. Our report ended up being 87 pages long! That's thorough. Digital camera, moisture meters, current/voltage detectors, gas/CO detector, and hands and knees crawlspace knee pads were all part of ACCUspect's arsenal of tools to examine the house. Mr. Naiditch found the obvious need for a tearoff roof, but also uncovered not-so-obvious details that needed addressing, like a cracked joist that had not been properly "sistered" to support it, foundation cracks, small gas leaks, an undersized electric meter, lack of a sump pump check valve, lack of proper drip lines on the water heater, to name a few. Even minute details down to a cracked door gasket joint in the refrigerator was noted, photographed and logged. Regarding pests, we saw black carpenter ants, and a wasp nest in the attic, but my perception was that it was not an exhaustive pest examination, i.e. uncovering the source of the ants...in retrospect, I think I would just use a professional pest specialist instead. But most importantly, Mr. Naiditch demonstrated his professionalism when we tested an old gas-fired garage heater. Upon turning the heater on, 3 minutes later, the attic started to fill with black smoke. Mr. Naiditch had the wherewithal to tell our real estate agent to immediately call the fire department. This was a first for us (inspection delayed by Fire Department call!) and I think for the inspector as well, but no fire actually occurred, only the burning of dust on the aging heating unit. The firemen assured us and the inspector that we did the right thing... and probably through this thorough inspection we avoided possible disaster for not only the current owner, but us as potential home buyers. The inspection proceeded after the "all-clear" was given by the fire department and ACCUspect completed the inspection without skipping details, although we were delayed by the emergency call. Overall, the inspection lasted 3-1/2 hours. The final report, a PDF file with images and illustrative drawings to explain the principles behind non-conformance was delivered within a day or so, and the Radon test took only a few days. Highly recommended.
