I have worked as a carpenter framing homes, installed siding and exterior trim, and built decks for a living. I have also worked for a plumber installing plumbing in new homes and performing plumbing service. I have also worked hanging drywall, taping, and painting new homes. I have associates currently in the trades including general contractors. I share all this to qualify my review as a person possessing direct knowledge of building homes and one who understands the building process. As a result of monitoring the construction process in the subdivision my wife and I were millimeters away from sacrificing our $22,000.00 of earnest money to break our purchasing contract and walk away from this deal. Words fail. The issues during and after are too numerous to list. We are currently in our 11 month review period for warranty issues and already had more than a dozen visits from various trades to address issues needing immediate repairs. The highlights of such are: A roof leak into the master bathroom, missing silicone and caulk on shower door trim resulting in water damage to the subfloor and subsequent cracked tile grout and replaced tiles, gutter leaks, cracked foundation wall, plumbing leak, electrical issues, siding improperly installed and not sealed/caulked, crown molding literally falling off the cabinets in the kitchen, drawers installed improperly, gaps in the backsplash large enough to put your finger in, uneven floor decking resulting in the flooring not being level, the entire second floor carpeting had to be removed at all the edges to remove and replace the tacking strips because there was a half inch gap between the baseboard trim bottom and the top of the carpeting, now the entire upstairs carpeting will be removed again to repair loose floor decking which was either not glued, not nailed, or both resulting in squeaks and thuds while walking across the floor, the carpeting on the stairs was removed and reinstalled to repair wrinkling in the carpet due to improper installation, and on, and on, and on.. Our neighbors report their own nightmare list of problems and multiple service visits in an attempt to remedy the litany of issues they've also had. Icing on the cake? You bet. Taylor Morrison chose some of the cheapest windows around, manufactured by a company called MI Windows. Mi Windows recently settled a multi-state class action lawsuit with tens of thousands of litigants for an unknown amount. Why? The seals on their windows fail which causes mold and mildew to grow and also fogs the thermo pane rendering it ineffective and nonfunctional. Stellar choice by Orleans and TM. We probably should have broken the sales contract and lost our $22,000 of earnest money and bought a different home.
Description of Work: Purchased a new home from Orleans Homes in Barrington, IL - 2,900 sq. feet. - 4 bed, 2.5 bath, 3 car garage, with basement. Watching them build the house gave me chills. Half way through the construction of the home Orleans Homes was bought out by Taylor Morrison Homes who is also doing business as Darling Homes. Taylor Morrison finished our home and the subdivision, and they were the selling party at the closing table who we finalized our purchase from. Note: The home models, building materials, labor pool, construction field staff and office staff, and product portfolio all remained intact with no changes after the transfer from Orleans to Taylor Morrison.
