We sold our Illinois home shortly after our recent move to Arizona. A test performed a few years ago indicated no radon issues, so we were shocked to see the results from the test done by our prospective buyers: 11.3 pCi/L in our unfinished basement and 4.5 in the first floor. We had to have radon mitigation and satisfactory retesting before closing on the house. Wayne and Shannon were extremely helpful in this process, which was a comfort to us as we were communicating with them from a distance. They provided a responsible bid for radon mitigation and verified that they would also seal basement floor/wall cracks, as required by the buyer. They were able to expedite the process, which was especially helpful when the buyers requested to close three weeks sooner than originally contracted. Wayne even emailed photos of the installation. They chose an excellent location to install the system which was most unobtrusive. The work area appeared neat and clean. We retested after the installation (using the same testing company our buyers used) and both areas tested 0.8 pCi/L. We’re happy with every aspect of the service provided by ARMS and recommend them highly.

I was remodeling my basement and radon level was 3.5(below EPA 4.0 level) but I wanted to install it as a precautionary measure. Called couple of companies (from Angie list) and they all showed up and explain the process. Everyone process was almost same. Prices are only $100 to 150 apart. But there are some key differences. 1)Arm Radon sump pump cover has a transparent glass where you can see the pump and fix the switch if needed. 2) Outside of the house Arm Radon put an electric panel to connect/disconnect the radon machine (very similar to AC box). 3) PVC exhaust pipe can go through the soffit and then in the roof instead of adding a U joint. Since my radon level was already below 4, other companies were not offering me a guarantee that the radon level will go below 1. They all guarantee below 4 which I already have it. So, why would I spend this much money when they can’t take it down to below 1. Wayne without any hesitation told me that level will go below 1. This shows he knows what he is doing. Wayne is a person of integrity (a former fireman). It is his business but he also wanted to make sure radon level truly goes down. He cares about people and their safety. After installation of the system, level went down to 0.67. Great Job!!! Needless to say, work was very need and clean. Wayne and his buddy Kyle are a good team. They make sure they leave the house as clean as it was before. I am glad I chose Arm Radon and highly recommend to anyone. You be very happy to work with him. He has quite a personality and knows how to do a great job.

Wayne and Kyle exceeded our expectations. They were extremely professional and cheerful throughout the entire process. They did an excellent job installing a first class radon mitigation system in our home in less than one day. We especially like the idea that the system they designed and installed runs from our basement through our garage without a lot of ugly pipes showing on the exterior of our home. The only thing showing on the exterior is a small pipe (similar to a toilet vent pipe) through our garage roof. Their system brought the radon levels down from 7.5+ to about 0.3. We highly recommended them.

We had several estimates before this provider and felt he would know the area best since he lives locally. He did answer many questions and loaned us his testing equipment which we did appreciate as we had performed many test kits on our own before seeking someone to perform the job. They showed up on time with 3 people to perform the job all seemed very efficient. We had asked him prior to the job whether we could expect any odor from the sealant they use to attach the barrier in the basement. He said there would be an odor that would last for 3 days(day 5 still with odor thus far and have had all the windows open with the machine running 24 hours). They did not use any type of Air scrubber machine during the job(one of his workers mentioned another company he worked for actually used them)to remove the odor. The odor coming from the basement is so strong you want to choke and we observed they all wore masks performing the job. I arranged to rent an air scrubber machine due the fact that I have asthma and pets. I think if I had a small child I would have left for the week or so. The work was completed in a timely manner and upon payment the owner said it would be an additional charge for piping because during the job they had to purchase more. We felt this should have been indicated within the initial quote as he surveyed the home prior and has been doing this many years. Another option would have been to at least alert us during the job so we were prepared for additional costs and not at the end of the job. We felt that was unprofessional and the way someone does business. Only time will tell if this problem is resolved and the work was done correctly. I will edit this post once we have retested as he said they should be no levels of radon after this system has been installed.

"Thank you for providing us feedback and a chance to clarify some of the issues you have. 1. Wayne explained to your husband during the initial estimate, the caulk can cause fumes some people find irritable and this may last for a few days. How someone reacts to these fumes differs from person to person. Perhaps because you have asthma you were irritated more than most and I apologize for any discomfort. 2. None of our workers has ever worked for another company, so I'm not sure who told you a different company uses an air scrubber, although they might. We have never owned an air scrubber so if you were under the impression one would be used during the job you're were mistaken. 3. Our workers were wearing masks for their safety as they were working in a confined space with insulation. Not because of the fumes. 4. They price didn't increase because of the piping. During the estimate, Wayne explained to your husband the price would increase from A to B depending on how much membrane was used in the crawlspaces. The membrane is $1 per sqft and since the exact measurements were unknown during the estimate, an exact price wouldn't have been provided. This was explained to your husband who agreed and felt comfortable to go ahead and schedule. 5. I would like to point out that you are expecting no radon levels once you retest your house. This is impossible because radon is naturally occurring and even outdoor levels are 0.4-0.5pCi/L. Our goal is to get the levels as low as possible, but 0.0pCi/L is impossible. I hope I was able to provide you with some answers and further information. Wayne would also said that at no time did you come to him with any questions or concerns during the installation. He would've been happy to explain and take care of any issues you were having. If there is anything else we can do for you, please feel free to reach out and call Wayne anytime. Called ARMs on Thursday and the owner came out on Sunday Afternoon. He was very prompt and knowledgeable of how to install the system. He gave us a written estimate. We had him come back in 2 weeks to install the system. He and his crew were very professional and the work was very neatly done. The whole job was done in about 3 hours and everything was cleaned up and vacuumed. The job looked really good and then he walked me through the job and explained how it was installed and how to read the pressure gauge on the system. I would highly recommend this company for the job.

The staff at ARMS were spectacular: quick to reply to my messages and get back to me. Wayne and Kyle arrived on time at 7am and got right to work. They kept the path through the house clean with their tarps. I had some junk in the crawlspace and some blocking an external door. To make their work easier, they cleared the junk on their own and left the area CLEANER than when they first arrived. I mean they SWEPT the floor and neatly organized my junk to the other side of the room. The whole day (7am to 2:30pm) they had a good attitude and were cheerful while they worked. It makes a HUGE difference when the contractor in your home is respectful and giving off positive energy.

We called ARMS and within days, Wayne came out. They were so professional and responsive. In less than two hours, Wayne had diagnosed the issue, fixed it, and our levels dropped significantly! This is a wonderful company that knows what it is doing, knows how to be professional, and was a pleasure to work with. There are too many radon mitigation companies that don't know what they are doing - hire ARMS instead.

Wayne came in and did a thorough diagnosis of the entire system, including tangential aspects (sump pump, foundation, etc.), and explained exactly how he was going to conduct his assessment. He then gave an estimate, drew up a plan, got his materials, and went to work. (Such a great guy -- gracious to my family and even our dog.) I had heard he was a comprehensive worker, but when I say this was literally the best-quality work that's ever been done on our home, I mean it. He re-engineered multiple basement systems and cleaned up (again, literally) several problematic areas related to the radon system. I felt I got an incredible bargain for the amount of work and detail he put in. He got the radon readings down by 90%, and was incredibly helpful with follow-up, explaining everything he did.
