Overall, I believe that the Rullos bargained with us in good faith on behalf of their clients. Their behavior was not unlawful, and likely not even unethical. However, I do believe that "unprofessional" would be a fair description. When we were shopping for a new home, we were unfamiliar with the part of St. Charles where we ended up buying our house. So, we relied upon the accuracy of the MLS sheet that the Rullos completed. We discovered less than 48 hours before closing that there was a substantial error in that information - an error that, had we known about it in advance, may have led us to choose another home. Now, errors can happen, and while we were upset, we do accept that it is possible to click "public sewer" in an online form when "septic" is the correct description. However, when confronted with the error, not only did we not get an apology, but we were barely acknowledged. I will not share hearsay about what Alex Rullo said to my realtor, but suffice to say it was not an apology. We asked for what we felt was fair compensation for this error - for the Rullos to pay for a warranty on the well and septic equipment that we know nothing about operating. For a few hundred dollars, we would go away happy and save the deal. Our lawyer and realtor got no adequate response to this offer. At closing, which dragged on for almost four hours, Vicky Rullo did not even come into our room at the title office until the third hour, at which time without introducing herself as the sellers' realtor, she proceeded to ask about and play with our realtor's iPad. Apparently playing Hangman was more important than good relations now that the sale was safely done. After a minute or so, our realtor asked, "are you the other realtor?" which prompted her to ask "Are you the buyer?" and shake my wife's hand. (I was out of the room at the time). Then back to the game. A few minutes later (before the end of the transaction) she floated back in to announce that she was leaving and our realtor introduced me. At no time did the error on the MLS entry / listing ever come up. No apology, not even an acknowledgment. She didn't even get our names, just that we were the "buyers." (She made sure however that we knew who she was). To add insult to injury, we got a form letter today from the Rullos thanking us & reminding us to refer them to friends. I can guarantee that the lack of regard for the emotional impact of a significant error that upset us greatly and almost made us back out of a deal less than 48 hours before close will ensure many referrals. Just not positive ones. I sent the letter and their magnet back to them.
