Tim was super nice and professional. However, he had a $15,000 oops. He missed that the roof was badly damaged and had been leaking into the walls and subfloor of our family room for years. We had to replace the roof (including ALL the decking), tear out all the walls/insulation, hire water restoration people to dry out the family room, then we've done the rebuild ourselves. We literally discovered this problem within hours of moving in. Everyone we've hired to work on the house so far has asked if our house was a foreclosure! When I tell them "No," the next question is always, "Who was your home inspector?" I've attached pictures of the obvious water damage he missed. There was nothing on our report about the holes in the soffits or the water marks around the window. While he said he walked the roof, all of the contractors said they would fall through! He also said there were signs of wear on the seems of the roof, but again, all 3 contractors we had give estimates all said immediately that the roof was installed incorrectly. *Be careful about signing documents. Home inspectors in IL are generally only liable for the amount you paid for the inspection. Therefore, even though he had a $15,000 mistake, he's only liable for $300. We do believe Tim is very nice, and we're hoping this was just a huge mistake. Either way, I could not recommend him based on our experience.

Scott Carter was very helpful in my purchase decision of an "As Is" house. He had previously advised me on two homes before I decided on the third and it was his sound advice that helped me make my final decision. During the walk through he pointed out what I could do to fix problems and also gave me estimates of how much time was left on things like the water heater, roof, etc. I definitely recommend him and would use him again.
