ProSpector Home Inspection

The inspection went very well.  The inspector returned my calls promptly before scheduling the appointment, he explained how he would perform the work and scheduled us promptly, he was even willing to schedule us on a weekend. He arrived on time and was very friendly and professional. The inspection was very detailed, he visually inspected all relevant areas of the property on both the inside and outside of the building. He visually inspected all possible water entry areas on three levels of the house to identify any water damage or presence of mold. An air quality test was performed using high tech equipment on each level of the home to check for the presence of mold particles in the ar.

We received a written report from an accredited lab with results of the air mold inspection within a week after completion of the work. A summary was provided by the inspector including photos and detailed explanations of his findings.  We were very pleased with the quality of the service provided and would definitely use this company again.

We needed a home inspection for a property in Chana IL.  This property is fenced and required the seller to to open the gates for us.  After I initially made an appointment with Mark to inspect it we were informed the seller could not be there and needed to change it to a Saturday.  Mark was able to find a way to fit us in.  He showed up early and was prepared to go to work right away.  Throughout the thorough inspection Mark pointed out anything of concern and explained what the issue was and what corrective action would need to be taken.  This was an older farm home and had more items that needed to be serviced than I originally thought.  Our inspection ended up taking much longer than expected due to type of home and some buildings on the property and Mark did not rush the inspection at all.  Anything we wanted to take a look at he was willing to give his opinion, take digital photos, and note in the comprehensive report we received via email.  We did have radon and mold inspections performed as well and the equipment he used was professional and had recent calibration.  With the depth of the inspection we have a good idea what we are up against with this home and it will help in asking the seller to provide a repair credit.  We would definitely recommend Mark Connely from Prospector to anyone.  We had just recently had an inspection done on another home and the inspector was slightly less expensive but did not document nearly as well or put anywhere near the effort into the inspection that Mark provided.  The saying you get what you pay for applies here and a home inspection is no place to cut a corner.  Hire Mark!

Met me on time even though it was stormy weather. Explained what was right and what was wrong with homes. Went through every room in the homes, examined and tested appliances, ranking them as efficient or not, checked flooring and determined if it was installed properly, checked support beams for sunporch - not good, discovered that floor trusses in first house were not constructed properly which would result in possible sagging in later years, checked for leaks, dryness of basements, garage doors (openers, etc), foundation, exterior. Left "no stone unturned".
