REDD APPRAISAL SVC INC

This company has performed appraisals for us (through our bank) twice. Each time they came in very low. The first time the appraisal came in for almost half what the seller (which was the city itself) was asking. I don't feel they're very thorough. For example, the banker told us they specifically asked them to look at materials onsite and count them in the estimate (apparently if the material is onsite they count the project as being done). When I tried to point out the materials we had (for trim, etc.) he didn't seem to care. He never looked in our garage, which had all the materials stored. Later, he docked us on our estimate for those very things not being done. The banker told us they then specifically asked them if there was any materials on site (because we had told the banker ahead of time and he said it was okay to get the appraisal since we had the materials) and they told them NO, which is a flat-out lie. They also wrote down three bedrooms even though it has four legal bedrooms. Now the banker is having to go back and try to get them to update their appraisal to include the correct information (which they may or may not do). It makes one wonder what else is inaccurate with the appraisal that we just don't have the knowledge about to call them out on. I also specifically asked them at the time how long the appraisal was going to be. They looked me straight in the eye and told me 3 to 5 business days. It took almost three weeks and multiple calls to get the report. The banker says they do this a lot, tell the customer a very short time frame and then take weeks or longer to actually do the report. We will NEVER use this company again and will go through a different bank if we have to from now on to avoid this company.
