Terrible. It took over a year and they still didn't finish the house. Project was over budget, our savings on allowances for things we chose for the house were rolled into contractor profit rather than passed onto us as a saving. At least one item was drawn upon twice. Because either no sump pump was installed, or the sump pump failed, personal effects that were moved into the basement before project completion were either destroyed by water damage, or mysteriously disappeared. Contractors were absent from project for weeks at a time and could not be reached for comment. Certain things were not done to code: Example being the dryer vent that was more than twice as long as code permitted and had multiple bends. That had to be re-routed. Eventually we had to fire them and finish the project ourselves. The only positive thing I have to say is that the work that was done seems to be of a high quality.

Let me start with the positives by saying that Todd Pankey is a very nice, personable guy willing to accommodate all your wishes.
We commissioned Pankey Builders to build a house based on a plan and contract which Mr Pankey Drew up. After all the formalities were taken care of in terms of permits and financing, ground was broken in July 2012. Due to a plethora of issues stemming from problems arising with Pankey builders, we have only just closed on our final mortgage in April 2015. Delays in construction ran into coincidental changes in laws delaying the conversion of our construction loan into a mortgage.
We were told the house would be finished in 5-6 months. Weeks would go by without Pankey working on the house without explanation. Persistent phone calls from us were ignored. After one year and still after multiple phone calls, Pankey would not return to complete our house. With interest rates threatening to rise at any time therefore threatening our overall cost, we sought another contractor that could reliably complete the remaining jobs.
We stayed within or below all of our personal house allowances. Nearing the end of construction, multiple receipts were submitted, going nearly approx. $10,000 over contract stated allotted amounts for subcontractors. After speaking to subcontractors, we learned that Pankey did not obtain any written contracts. We were naive to think that the contract would actually mean anything in terms of the contractor holding to his end of the deal. Negotiations got nowhere and legal advice only left us with a legal bill since we were advised that getting a judgement in our favor would not necessarily mean we would get any compensation. We had subcontractors come to our door asking us to get Pankey Builders to pay them. We tried as hard as we could but Mr Pankey proved elusive, not returning phone calls, whether he was on vacation or working other jobs such that some contractors ended up putting liens on our house. These took time and trouble to get waived, after we obtained a second mortgage to pay for the approx. $10,000 went over our contract to cover this.
One big issue we had along the way was based on a prior agreement that in areas where there was a set allowance for us to choose things, we could buy things ourselves and do some of the work ourselves or with the help of friends and save that way. One example is when we bought all the floor tile on clearance and a friend of ours did the installation. However, one of the draws demanded $1200 for labor on flooring - laminate flooring we purchased separately installed by Pankey Builders. Pankey claimed that the personal allowance for flooring was to include labor, although not stated in the contract, nor was
labor a part of any other allowance. In all of these cases, when it came to the draws, Pankey rounded up to the full allotted amount to be paid to Pankey builders.
Other issues included problems that the contractor had with his subcontractors: One example is the dryer vent which was way too long and failed inspection. We ended up having to get that re-routed. There were several other things which didn't pass inspection and needed extra work which we had to arrange ourselves. In some cases Mr Pankey had stipulated the way something should be done against the advice of the sub-contractor who would have been in a better position to
know the code.
Space won't allow for all of the issues we had with Pankey Builders but there were many areas we feel he was negligent. What was to be our dream house turned into our living nightmare.

numerous issues with the construction itself, prompt completion and
financial issues. Here is a breakdown of the issues:
1. Did not
seal the area where they cut into the roof well. It leaked through my
walls, light fixtures and the ceiling when it rained. My entire kitchen
ceiling was soaked as well as numerous items in my basement as it
leaked down the walls from the first floor.
2. They were unable to
fix the kitchen ceiling. They only patched the area where the plaster
fell which was quite obvious. He referred us to his insurance agent who
was quite angry about it. Pankey Builders does not have coverage for
this type of damage. We had to consult our insurance to get it repaired
and only then did Pankey Builders offer to pay a third party to fix it.
3. The project was not finished on time. In fact, it was not completed until almost 6 months after the contracted date.
