"The home-owner was mistaken. The entire house was included in the appraisal. The third bedroom, one bathroom and a rec-room or family room were counted on a different line in the appraisal. The home-owner is also mistaken about an appraisal being registered somewhere and locked in for 6-months. This is not true. When an appraisal is completed for a home-owner the home-owner is the client and the appraisal are for the private use of the home-owner (client).The appraiser can not share the appraisal or the appraised value with anyone other than the client (the home-owner) without written permission from the home-owner."
