MJS INSPECTIONS INC

My real estate agent recomended I obtain a pre-inspection report for a home I was selling "as is".  I called MJS Inspections on a Wednesday, and talked to the owner Mike, who said he'd be happy to do the inspection on Saturday and told me what he would charge. Mike arrived promptly Saturday morning, and inspected the house from one end to the other, interior, exterior, roof and crawl space.  He was very professional and thorough, and took detailed notes throughout the process.  When he had finished his inspection, he said he'd have the report to me the next day -- a Sunday!  I really wasn't expecting the report to be sent so quickly, and so was very pleasantly surprised when it arrived in my e-mail on Sunday as promised.  The report was very thorough and detailed, with good suggestions for recommended repairs and upgrades for prospective buyers. Overall, I was very happy with the whole process.     

I would use his company again if I needed to.

It started great. I got Mike's details from a website-I had read all his posts, he was very knowledgeable and helpful so I contacted him regarding our inspection. He responded immediately and after we made an offer on the house I contacted him. He came out 3 days later (a Tuesday), which was fine and told me over the phone that we would have the report the very next morning (i.e. Wednesday morning). He came out to do the inspection, seemed to be fine, seemed to know what he was doing. The problem with Mike, however, is his empty promises and getting the report. On the day of the inspection he changed his mind about when we would have the report and said we would have if Thursday morning. At lunch on Thursday my mortgage broker called (we needed the report to send the loan to the underwriters for approval) and Mike said by the end of the afternoon it would be in. When it wasn't there by 5:00 pm I called and Mike said by Friday morning. Subsequent calls on Friday were screened and my broker only got through to Mike by calling from a colleagues cell phone, and Mike promised by the end of Friday. That was the last we heard until the following Tuesday morning (note that Mike never returned my calls), when he promised the mortgage broker "within the hour"-Mike clearly works on Fiji time, because it didn't show up until Wednesday morning, and then it was only a draft. It took another 3 days of pushing to get the final report. Overall it took 10 days to get the report, and in that 10 days our contract review and inspection periods ended-we had to pay an attorney to contact the sellers to modify the contract to cover for Mike's failure to finish our report. And I do not appreciate having to chase someone as much as I did nor him screening my calls and not responding. An absolute disgrace.
