This is the third time we have used Greater Peoria Property Inspections. Mr. Murphy is punctual, extremely thorough and takes the time to go through the house with you and answer any questions. He offers his thoughts on the condition of the house, points out any items to keep in mind for the future and gives his recommendations on how any issues should be handled. He provides a detailed color report of the inspection results.
I would highly recommend Greater Peoria Property Inspections to anyone purchasing a home, wanting input on issues they may have when selling a home or someone to oversee work being done on their home.

We inspected a 11,000 s.f. commercial office complex for $1,000. That rate is significantly lower than the average fees throughout Illinois, let alone anywhere in the country. We also verified the dimensions of each office space for you at no additional charge. An added value of over $500. Since you are located in California, we agreed to meet with you at the office complex months after the inspection to discuss repairs to the complex. There was no charge for this consultation. Prior to you accepting our proposal, you agreed, and were satisfied with our price. You had every opportunity to find someone cheaper. Overall we firmly believe we offered a tremendous value for the services that we provided and your rating of B was not a very fair rating."

If we missed items you were troubled with, we are sorry for any inconvenience it may have caused you. During your inspection, we ask that you contact us at any time after the inspection if you have any questions or concerns about the inspection or our report. This review is the only indication that we “missed some electrical problems, some issues with the locks, and other items.” We would like to know more about the specifics that you are referencing and see if we can help in any way. We will call and email you for some more information. Prior to scheduling your inspection, we sent you a link to our “Standards of Practice”. This is a very detailed, ten page document describing the inspection process. This helps people understand the inspection process and what to expect from the inspector. We also have a link on our web site for public viewing prior to scheduling an inspection. During the inspection, we genuinely try to inspect every system in the home. We take hundreds of photos during the inspection and review each photo prior to publishing our digital report. In your case, the home was fully furnished with the owner’s furnishings and possessions. We respect each of the home owners and try not move or disturb any of their furnishings during our inspection. This sometimes limits our view of a room. There may be outlets we can’t see or test, windows and even doors we can’t open or close. With that in mind, we discuss the importance of a final walk thru, when the owner has vacated the home. Each inspection is limited to what can be easily detected during a short period of time: the duration of the inspection of a typical property is roughly 2-3 hours. From our records, we were at your inspection for nearly 3 hours, we also published a detailed 34 page written report with 49 photos. It’s important to us that each of our clients, especially 1st time home buyers, understand the inspection process and the limitations involved. We note in our written Agreement, and discuss in person with you at the inspection that it is impossible to find every defect and deficiency during an inspection - therefore you should anticipate additional defects / deficiencies during your ownership of the property. We hope this doesn't sound like an excuse, but it is common to every home inspector in the country. We enjoyed meeting you and your family. We wish you well.
