Ozark did 2 jobs for us. The first was the removal of all first floor boards, repairs to subfloor, and installation of new flooring. Ozark did a great job and we are very happy with the result.
However, our experience with the second project was vastly different.
We came home to find that area had not been properly masked. Sanding dust in all other bedrooms and up the attic stairs to living area there. We spent 6 man hours sweeping floors and ceilings and washing where needed. Bedroom floor had numerous runs and pools of sealant. Patch in bedroom did not match floor.
Ozark responded promptly and screened floors in hallway and bedroom and re-applied seal. They also replaced the patch, making it very acceptable.
Job was still not to our satisfaction (numerous runs and pools of sealant).
Again the company responded promptly and sent a different crew, which we requested.
Again we had uneven surface finishing and one smaller pool, somewhat hidden by door. Additionally, the new flooring installed in the hallway has large oval marks from the screening.
We decided that we didn't want them to try to fix the problems again, so we asked for a reduced price. They responded by giving us $200 off.
The work was to be finished at the end of May, which they did.
The required re-working took us until the end of June and we are still have floors that do not look professionally finished.
We are not happy with the floors and we are not satisfied with the refund, but will not take the matter any further.
After 3 days, they were completely finished and the floors look wonderful. They are a huge improvement over the dated and cat-stained parquet that we had before. I am very satisfied with the quality of their work and with the price. They were very professional and I'm extremely pleased. The stairs look great after ripping up old wall-to-wall, too. And I'm grateful that they did not have to rip up the parquet and instead installed it as a 'floating floor'. Only down side is that all doors (exterior and closet) needed to be planed so they would open, which they did.
The job was estimated at three days. It barely took a day and a half. Unfortunately, part of this was because the crew didn't remove the "shoe" which is the strip of wood at the bottom of the base board from any of the bedrooms. We had originally asked to be taken off so we could paint it and refasten onto the baseboard and so the floors could be refinished from wall to wall. The next thing they said they were going to do and never did was fill in the small holes in the wood left from the nails and staples from the carpet that used to be there. A lot of holes were filled in but many others were not. When we called they said they would send someone out the next day. They came and filled a few more holes in but far from them all. Finally, I called the owner and asked what why they hadn't filled in all the holes as we discussed and he said that the holes were too small to fill in. The holes were no smaller than the ones they already filled in, so this just seemed like an excuse. He came and surveyed the situation and filled in some of the holes and said he had to leave and that he didn't know when he'd be back to finish. He ended up never coming back, but someone camer back to drop off the final bill in our mailbox.
I had hoped that the initial error of not removing the shoe would have made him be a little more dilligent with the rest of the job, but it was get it done quick, get the check and get out. Really disappointed after seeing the positive reviews of the others, but I have to think if you simply want your existing floors redone these guys are good, if you're redoing a wood floor that's been under carpet, call someone else.
"The fact of the shoe not being removed is correct, it was a clerical error and not on the work order. We do accept responsibilty for this, and normally this does not occur. However, the problem was not carpet nail holes not being filled, but oxidation that was caused by the carpet tacks (probably from repeated carpet cleaning). This was explained to the customer and it was suggested to possibly use a little darker stain color to help conceal these, but they wanted to stay with the natural color. I did personally spend almost 3 hours touching up these oxidation marks, the customer was satisfied, and gave me the check for payment at that time. We always try to give a time frame for the work, sometimes we are done sooner and sometimes it can take a bit longer than we "guestimate" and in this particular situation, the sander stayed late the first day and was able to complete the job in under the 3 days we had anticipated.
