From beginning to end, Tim and his crew did a great job and was super responsive. We were really impressed with how quickly they got the job done. Tim Larkin, Steve Douthat and the DAL Builders staff were a pleasure to work with and could not have been more professional. They were quick to respond from the start, answered our many questions and kept us in the loop throughout the process. The work was completed in a timely manner and looks great! The build staff was on time every day and made sure that everything was cleaned up at the end of the day. One of our window screens was damaged during the build but Tim dealt with the replacement right away at no charge. We would definitely work with them again.

Project management was just poor. A 6 to 8 week project took 6 months and I had to get another contractor to come in to do finishing work. Granted I added 2.5 weeks of additional work, but 6 months? Now, they weren't working the whole time as they would leave to work on other jobs. The owner said he always made sure that his customers were happy, but after I pointed out problems several times to the "project manager" and lead carpenter, they didn't address and just packed up all their tools and moved to another job. The owner said he had multiple fabricators to pick from and could turn around a counter top quickly. The slabs were delivered to the fabricator the 1st week of November and the 1st week of January, I would be notified that it would be installed 2/19. They claimed that since I made a change to eliminate some of the stone the CADs had to be redone. I've worked with CADs, they just needed a couple of minutes to remove a page. Drywall that was installed and painted had to be cut open for plumbing work. Exposed BX to the kitchen undermount lights that looked more like a garage workshop than a kitchen. Their solution was to tell me to paint it white. There were many other issues, too many to go into here. However, they did do a good job with the kitchen floor and the subcontractor they used for tiling was good, although he cut tile on the balcony with a wet saw and the neighbor below ended up with dirty tile water all over their furniture. Plus, the owner didn't realize the marble tile needed to be sealed and didn't tell his sub. Finally, it was very expensive. Unfortunately, I can't recommend DAL Builders.

DAL designed and installed steel powder-painted railings. Rails were installed in a timely fashion and look great! I am slow to write reviews... this was 18 months ago, but the railings are holding up great. I couldn't be happier with my choice of DAL!

We got four quotes for this work and Tim at DAL was the only one that said they could work around some damaged concrete work leading to the basement stairway and still accomplish what we wanted. Additionally, they're very accommodating with options and ideas to accomplish what we wanted within our budget. The work was done on-schedule and the builders and carpenters were all great. The whole process was easy from start to finish and all of our questions were answered quickly and clearly.

For an ~ 20 years old, 3 level deck, which is for a 12 unit owner occupied condo building, the first level stringer anchors failed. Tim (project manager) was very responsive and informative in helping to come up with the most economical solution to repair the first level, in addition to taking care of the basement and second level stairs to prevent a similar failure from happening until the entire deck is replaced. Slightly more expensive than other estimates received, but the responsiveness to questions, customer service, and quality of work / clean-up far outways this slight increase in cost. Very pleased with the overall experience and would definitely have them do similar work in the future.

They did a perfect match with the white, off white, and beige colors for the siding. Everything went great, they were able to raise the overhang up about a quarter of an inch and stabilize it. It doesn't slant anymore! Very cooperative and communicative about scheduling and weather problems. I would recommend them!

I am not one to leave bad reviews and debated for the last several weeks on whether or not to let you know the good, the bad, and the ugly of DAL builders. I would want to know and hopefully my taking the time to write this saves you the time in the future. Five years ago, I hired DAL builders to fix significant water damage to my home. It included hardwood floor replacement, repairs to the walls and ceiling, and repainting of the home. They did such a great job that when I took my newest round of water damage (burst water pipe from other unit), I went out and got quotes from two other companies and DAL. My first interaction with Tim, the owner’s brother and project manager, left me skeptical of the work because I felt uneasy that Tim knew what he was saying or doing. I decided their past success earned them the right to work on a house they were already familiar with and the first sign of something bad came before the work even began. Initially, they were supposed to only fix a patch of floor and brought in the replacement wood to settle for a week only to then realize that they did not match the floor properly (mind you, this is the same floor they had already once installed). They said they could not find the correct wood and would need to replace the whole first floor. The project got delayed another week after this for them to find the correct wood for the floor and then we moved out of the unit for 14 days. There were specific rules given to DAL builders on how they were to only use the garage to store furniture or materials and to only open the door when removing debris. This rule was broken on a daily basis and they also decided to park their vehicles in their while they worked. My association forbids this and was nice enough to notify me by letter that it was happening. Additionally, I had requested the upstairs be closed off to the workers. I did not want dust from the work to reach the upstairs and did not want the workers walking around an area there was no need for them to be. I checked in on them from time to time and they had clearly disregarded this request and would not only store their personal belongings upstairs, but they felt free to use the upstairs facilities. Let’s get back to the work. There was a section of wall, approximately 3’x 6’ that they were to patch, tape, and paint. The picture I am attaching shows some of the worst craftsmanship I have ever seen. They failed to make the edges align from top to bottom and you can clearly see a narrowing of the wall at the bottom. It was not until all the work was completed that Dave (the owner who tried to fix it himself) said they should have replaced the whole wall instead of patching it. It took several long arguments for Dave to finally say the work was terrible, they did it the wrong way, and credit me the amount they charged to fix the wall (not the amount it is going to take me fix it properly). While we are on the topic of the walls, once they completed the floors, they were to paint the first floor. We have the same paint running from the first floor, up the stairs to the second floor and was assured they can match the paint to not see a difference. Once I came back to do a final walk through, the paints did not match. Both Dave and Tim tried telling me it is the lighting but the picture clearly shows how off it is. We went to the paint cans…the codes were different. They were “nice” enough to offer to paint the rest of the house in a matching paint for free. Oh, one more interesting point about the painting. The first floor bathroom needed to get painted as part of the contract and on a walk through I could clearly see that the room was not painted, but Tim assured me it was. A day later, they came back to say they were wrong, it was not painted. The floors actually turned out about 85% great. The other 15% was a failure to level the floor at one spot and they had to shave the bottom of a door down to fit and they left scratches on the floor when moving furniture back in. They offered additional credit for this because it would have taken additional weeks to complete the work. Outside on some scratches, cracks, and dents in the new floor (I know, why should I settle for this?), they matched the stain nicely and it looks good. All that aside, the real reason I will never work with DAL again is because of Dave and Tim. I do not understand the dishonesty and why they would defend such poor work. In discussing this with both of them in my house, Dave accused me of threatening him (not sure he still understands the definition of that word) when I was telling him how bad the work was and they have to do something to fix it. I would say something like, “My expectation is that the work you do makes my house look better.” He would respond, “Your house is no where near perfect and needs a lot of work.” This perfectly captures our interactions and his unprofessional behavior. After almost a month, they were done and to add insult to injury, Dave tried to over bill me. Seriously.

"I am at a loss for words and not really sure how to reply. We were brought on to this project after another contractor had began the repairs from a broken water pipe in the floors from the dunkin donuts below. Upon starting the project we quickly noticed that the scope of work originally outlined was not adequate. The previous contractor cut through floor framing and sheeting that now needed repairs, more flooring would have to be replaced. We worked with the insurance company and was able to get approval for the entire floor replacement as well as painting the walls on the first floor. The work preceded as planned and we met with the client onsite multiple times and everything was fine. Upon completion we received a email stating that he felt we didn't paint, I personally went on site and applied paint to the areas in question and showed that they had been painted. After that point we were then told that the paint was the wrong color, we used the same color code,brand and sheen of the homeowners supplied paint. The client stated that he wanted us to paint the second floor for free, At a effort to provide 100% satisfaction we diid it at no additional cost. We returned two times after completion and did additional work at no additional cost for the client not relating to the project at a attempt to close out the project. We did have a small scuff in the new floor from the refrigerator being installed that was scheduled to be repaired but was declined by the client. Trying to ensure total satisfaction we painted his 2nd floor for free and credited the client almost $2000.00 under what we worked out with the insurance company for the repairs. Upon receiving the final invoice the client asked that we issue him a additional $200.00 repeat customer credit that had already been taken off the initial contract, after going over the invoice several times with the client he realized that the invoice was correct and made the payment. At DAL Builders we strive for total satisfaction and will do everything we can to ensure our success."

DAL replaced our deteriorating back deck (wood) with composite material (Azek).  Tim did a nice job of keeping us very informed throughout the process on timing, permitting, etc.  The whole project took about two weeks.  We're very happy with the work and would use DAL again.
