I felt that Steve did a great job with our home inspection (for home purchase). He was on time, completely prepared and ready to start at the designated time. He was very thorough and communicated with us throughout the inspection; explaining what he was looking for and answering any questions we asked. He made sure to ask if we had any particular concerns and pointed out adjustments that could be made. He also used an infrared camera tool to find potential water problems, heat loss/energy efficiency, etc. An especially great thing about Steve's work is that his report is formatted in a way that is easy to read/follow, includes maintenance suggestions/fixes AND it's ready that same evening!

We used Steve Nations three separate times when we were trying to buy a house. He is very knowledgeable, trustworthy and professional. He is also extremely thorough-- each inspection took around 4 hours because he looks at every single element in the house. Not only did he point out things that we would need to address if we bought the home, he explained why they needed to be fixed and what they should look like if repaired correctly. He also gave us tips on how to maintain or care for certain items to make them last longer. After leading us through our second inspection (on a house that was listed as a gut rehab when in fact all of the major systems were in shambles) we had learned enough to be able to pick up on warning signs when viewing other homes. He also offers to come out for follow-ups before and after repairs are made, or just if his clients have concerns or further questions about something he found. AND, even though he doesn't perform radon, mold or lead inspections, we will set one up through a company that does if you want him to.
One more thing, he is also really flexible. We needed to have our home inspection completed on short notice because we were going out of town and he was there first thing in the following morning.
We totally trust Steve and highly recommend him to others. For any inspection needs, he is always our first call.

We were very satisfied with the job that Steve Nations's did for us on our home inspection. He spent over four hours looking over everything with the house and let us know all about what we could expect upon moving into our new home. He was professional, knowledgeable and very thorough and I would recommend him immediately and use him again were we to need another inspection. The report he provided us upon completing the inspection was timely, comprehensive and professional and we were able to make demands to the sellers with this information.

OUTSTANDING HOME INSPECTION. STEVE NATIONS AND NATIONS HOME INSPECTIONS ARE TRULY TOP NOTCH.

My wife and I bought our first home in 2008 in Wicker Park. We were lucky enough to have found Steve Nations when he was working for Tomacor (an Angies' List Top Rated home inspection company). He has since formed his own company which is no surprise. He is as smart and skilled as you can possibly hope to find with a home inspector. He did exceptional work for us in our townhome purchase 3 years ago and, with my wife and I eyeing a major purchase on a single family home in the Wicker Park neighborhood (a SHORT SALE with an estimated 90-95% builder completion), I didn't have to think of where to go for the home inspection for this short sale. I turned to my wife and said, and quot;We need that guy who did our inspection 3 years ago. He is awesome.and quot;

I sent Steve Nations an email. His response was immediate...he asked for details on the property, status of our purchase / offer, gave several options for times / dates that he would be available for the home inspection. We scheduled the inspection with him. He let me know his fees right up front (appreciated) and faxed over the inspection agreement for me to review and sign and also encouraged me to review the document with my closing attorney.

We scheduled for 3:30pm on a Friday. I arrived at 3:32pm and Steve was already inside talking with our buyer's agent. We started on the exterior and then moved inside. He took us inch by inch through the 4800 sq foot home, pointing out things and discussing issues. Did I mention this guy is smart? I mean like Jeopardy Tournament of Champions smart...at least as far as knowledge of the home inspection industry, quality standards, etc. He can site code like he just finished taking his inspector re-certification exams. No stone is left unturned. He turns on faucets and leaves them running to check for leaks, water temp. He fills bathubs, check whirlpool jets, tests every electrical outlet. Crawls over every inch of the HVAC's, roof, exterior taking high resolution pictures as he goes. Need to check whether there is moisture in some wood in the garage roof? No problem, Steve has a gadget for that. Need to know how high the ceiling is? No problem. Steven has a laser gadget for that. How about you want to be absolutely sure there is no moisture in the dry wall located on the inside of some exterior split faced block? No problem, Steve has a $4000 thermal analysis gadget.

Our home inspection went from 3:30pm to 8:00pm. Yep, that is 4.5 hrs. He takes his time, he explains things, he takes pictures and writes things down. Afterward, we talked privately with him. We asked for his frank feedback, revisited points of earlier discussion and asked for his advice. He talked patiently and directly with us. Even though this is Friday night at 830pm, he doesn't seem rushed or at all annoyed with our multiple questions. He says the report will be coming on Sunday, reminds us that when he does an inspection, his services are tied to that property for life...explaining that he would be pleased to assist with any follow up questions, such as questions regarding proposed repair work we want to plan either in the short term or long term.

Sunday arrived and so did the 23 page report from Steve Nations. The report is polished, professional and extremely detailed. When he cites a problem, he describes the issue in detail, explains why it is a problem, what code / standard was not followed (if applicable) and, where he is comfortable, gives an approximate cost range associated with the needed repairs or improvements. Then he highlights the items in red that will require more than $500 to repair as well as items that are significantly defective and should / must be repaired which obviously helps with your own prioritization and negotiation approach with the seller.

A phenomenal aspect of the report from Steve Nations is the reference to building standards and specific building codes which make resistance from the seller very difficult. And, without a doubt, his inclusion of high resolution pictures (complete in some instances with superimposed arrows) showing exactly what he is referring to in his narrative.

Steve Nations of Nations Home Inspections is a true credit to his profession. In 2 major real estate transactions, he has earned my trust and my wife's trust. He is a true advocate for the homebuyer. Highly intelligent, professional, organized, honest, calm and pleasant are his attributes. His communication is excellent. His responsiveness is exceptional. If you are in need of a home inspector, please do yourself a favor and contact Steve Nations. We retained Steve to examine our condominium building for cause of water leakage. We own 2 of 14 units and have been the only owner with water problems. Once Steve provided his thorough report with photographs, the Board began to listen to our problems. Steve has followed through by reviewing estimates from tuckpointing companies and advising us as to how to compare, what services are absolutely necessary and which can be put off, etc. His advice has served both us, the unit owner in distress, and the condominium association in total. Can't say enough about his willingness to give additional interpretation and advice.
