Inside Out Inspections is exactly what the name implies, a very thorough and complete home inspection. From the roof to the basement both inside and out. Because homes don't come with owner's manuals, an Inside Out Inspection helps you identify potentially expensive repairs. Additionally we can offer advice on remodeling, help you determine a maintenance schedule, and budget. Our inspection will help you confirm the choice you are making, and educate you on the care and maintenance needs of your new home. You recieve your report in a three ring binder at the conclusion of the inspection. Our inspection is very thorough, plan on at least two to three hours minimally for the inspection. We have inspected thousands of homes, and based on this experience compare your home to others of the same approximate age to give you a better understanding of its condition. Inside Out Inspections was instrumental in helping the City of Chicago put a large north side rehab developer out of business for numerous building violations that ranged from small items to life threatening dangerous and hazardous conditions. The same scrutiny will be used with every property that we inspect. We offer more than just inspections. From new construction walk through / punch list, roof only inspections to Economic Life Studies for Condominium boards, as well as Condominium Board Consulting. We offer environmental testing for molds and asbestos too. We break down the property into eight areas: Structure, Exterior, Roof, Plumbing, Electrical, Heating/Air Conditioning, Interiors, Kitchen/Bath/Ventilation. Each section has numerous items that we check. Tony spent at least 4 hours going through everything. He was thorough and patient. He explains everything to me on the spot, prepared a very detailed report and explained to me line by line. He sent me follow up emails shortly after with explanations, recommondations and pictures. He is excellent!!

Tony did a bottom-to-top inspection. I stuck around with him every step of the way, and he explained EVERYTHING to me. He showed me all the big and little problems. We spent four hours going through a two-flat! He checked every inch and identified more issues than I ever could have found on my own. He suggested possible solutions, and pointed out which were problems that needed addressing right away, and which were issues to keep an eye on in the future. The report he provided was extremely detailed as well, even though he had already taken the time to show me. He also took pictures of the biggest, most urgent issues and provided them to me by email the next day (my preference over a printed copy). The information he provided helped us negotiate the price down significantly, AND let us know that we had to budget for significant repairs after purchase, which caused us to apply for a different kind of loan than we otherwise would have. It took 4 months to close, but we are ready to start repairs thanks to the in-depth, attentive work of Tony Reed!!

Tony was recommended to us by our real estate agent to perform our home inspection before buying. I actually enjoyed going through the house with him while he took notes and pointed things out to us, and he enthusiastically elaborated when I asked questions or asked him to explain things. Upon completion he gave us a binder with the report, and told us to feel free to call him anytime to re-explain anything. I have actually called him twice, most recently to ask his opinion on what could be causing a persistent problem with mold/mildew in the bathroom. He was happy to discuss and gave suggestions and tips for maintaining the area once we do get it fixed.

The experience was great, he did a thorough inspection of the systems, interior, and exterior. This is the second time I've used him and both times have been great. He was methodical but also open to talking about what he was seeing. He interacted well with both me and my agent. The report he provided at the end was well put-together and useful for my as the home buyer.
