Daniel and Thomas Carroll were pleasant and professional and seemed knowledgeable when they did the inspection on a 10 year-old house we were buying in 2011. We assumed they had done a good job.. After we closed and moved in, we realized that 50% of our windows were defective and could not be closed. We also had a leaky roof, but we figured that would be difficult for them to have found. Unfortunately, we recently (spring 2015) found that our leaky roof was partly caused by black mold in our attics. The mold was due to the way the bathrooms and attics were ventilated, which Carroll Inspections should have caught during the inspection.
The bathroom fans were too small and the bathrooms were vented into the attic instead of out through the roof. This caused a terrible mold problem which spread to some of the walls. Mold remediation, drywall repair, and a new roof have cost us $35,000 so far this year. We will also have to repaint much of the house. Much worse than the financial cost is the health issues that I believe have been caused or aggravated by the mold in our home. (My husband and I have had multiple sinus infections since we moved in, and our sons both have terrible allergies.) As bad as the cost has been the stress and inconvenience of having to leave our house for 24 hours after each of the mold treatments, and the inconvenience of all of the work that has gone on in our home. It's a shame that all of this could have been prevented if the inspectors had told us that the bathrooms and attics weren't properly ventilated .
