Agent did not appear knowledgeable; took photographs using cheap point-and-shoot camera in unlit rooms. Was more concerned with photographing exterior sign on door notifying residents that tuck pointing was being done during the week. The appraisal came out at less than half of a previous appraisal two months before. Condo unit has just completed renovation with high quality materials, yet she appraised it at less than gutted sales price of 6 months ago. Basically, she looked at the last sales price, when the unit was foreclosed and gutted, subtracted the IRS tax credit amount, and used that as a value. Most likely did not even look at comparable sales. Cost me time and a good HELOC rate; must go back to previous lender due to her inaccurate appraisal.
