Additionally, the house we were buying has been recently renovated. The county assessor has it at 900 SF, but it is at least twice that. They only charged us for 900 SF, even though we said it was much bigger (though we didn't know how much at the time).
From scheduling to getting the final, very thorough report, they were fantastic.

Unfortunately the two things were really big and were expensive to fix after we bought the house.
1) He didn't inspect the roof of the townhouse. I don't know if he assumed the condo association covered the roof, or if he just forgot a ladder, but he never looked at the roof. If he had done this he would have seen that there were flaws in the flat roof causing it to pool water. A few months after we moved in the roof starting leaking and the repairs to fix the roof cost thousands of dollars.
2)He didn't check the sump pump. Our inspector was an older gentlemen and said he couldn't lift up the cast iron cover. A few weeks after we moved in we had problems with the sump pump and had to pay over $1,000 for plumber.
I understand home inspectors won't find everything, and there are limits to how much can be found just on the surface. But that the inspector didn't check the roof or warn us about flat roof problems was very upsetting. We never would have purchased our house at that price if we knew we'd have to pay an additional $5,000 to fix the roof. But aside from the two very big things, he was knowledgeable and helpful.
"Thank you for your feedback about your townhome inspection. We can certainly understand the level of excitement and anxiety that first time home buyers face when purchasing their first home. It is for this reason we feel it is very important to provide a helping hand to navigate such a process as often times our emotions can blind us to what is really going on in a home. When inspecting a condo or a townhome, typically these items fall under an association of some sort which usually means all or most exterior items fall out of the direct hands of the home owner and into the association that manages the fees being paid. Each association is ran differently and it is always suggested to review or have the attorney review the by-laws prior to moving into a property under these terms. If an issue were to arise with an item that fell under the jurisdiction of an association, any repair or review of the item should be made aware to the appropriate governing body of that association. With that being said, these types of properties then limit the inspection as it should be indicated in the inspection report if indeed it was noted as a property managed by an association and the fees for these inspections are typically lower than that of a single family home. This would include the exterior siding, trim, roof, walkways, decks, patios, driveways, etc. If an item was clearly visible however as an issue with any of the previously noted, then our inspectors are the first to advise of a potential problem that should be brought to the attention of an association if any. If their is no association governing the grounds, then the property should be treated as a full single family inspection to include all exterior items. It is very important to us to better see things through the eyes of our clients as situations arise so we would love an opportunity to know more about this specific property and the report that was completed for you.
