In short, it went terrible in retrospect. The review from Jan 2016 already posted, nailed it on the head. I chose Dan as a new resident to IL and actually went against my realtor's recommendation and have lived to regret it. He carries all the required certifications and licensing but was a huge disappointment. Dan just flat out missed many things and noted extremely trivial things. I should have had the red flag go up when he kept citing all the things he was not liable for before the inspection started. He was prompt and on time but rushed to get through everything even with me asking questions. He would do the simple things like check electrical outlet functions and look for rust in a breaker panel and then point out things obvious to any home owner. The perfect summary was Dan noting a bath tub stopper in the master bathroom would not retract into the drain hole but missed the fact the toilet seat in the same bathroom was cracked in 2 pieces and held together with 2 inch wide gray duct tape! We have had so many issues since we have moved into the house, all of which should have been caught by a competent inspection: Microwave intermittent function since the day we moved in, oven temperature 40 degrees!! under what the programmed temp should be, various plumbing issues that should have obvious to a novice or taking the time in the basement utility room to look thoroughly, and too many more to mention. Again the Jan 2016 review was dead on for another point. Dan provides a checklist and signed report - not a written-up professional report, even with the software available today. This is the 3rd house we have purchased and always had a nicely summarized report with inset photos. The cherry on top was he also provides you separately with videos!! of the suspect areas or "inspections" he did, again instead of a professional report with still image inserts. After a 300 dpi scan of the checklist evaluation form and the videos, it would have been nearly 50 MB of files I would have had to send to the sellers!! I spent the better part of a Sat getting still shots from his videos to attach to the checklist to provide to sellers. In short would neither endorse nor recommend Dan to anyone looking for a competent home inspection. Was a waste of money and he left us liable for so much on our home purchase.

Regarding the microwave, we turn it on, but do NOT perform temperature checks, as this is not part of a normal home inspection. We provide a 7 page report with a two page summary. The videos assist in the identification process of deficient items. We choose not to use a 30+ page report computer generated that typically gets received 24-48 hours after the inspection. We have been in business for almost 15 years and take great pride in providing a thorough and comprehensive inspection. I suggest in the future, if you have an issue with a provider you contact them so that issues can be revisited and resolved. The inspection was a completely disappointment and I don't feel it's a professional one. Unfortunately we didn't figure that out until the house was closed and we're moved in.
For one, the inspection report said the kitchen ranger hood venting was vented into the hood. It should be circulating or vent out. So we told seller about that. The seller had to send somebody to fix only to find out the ranger hood is indeed venting to the outside it's just Dan somehow missed it. But that person thought something was wrong so that person took the pipe down. So in short, there was a properly venting kitchen, but Dan said it was wrong because he didn't see then the seller's guy made it so.
For the other, after we moved in, we realize that the washer was broken. It wasn't even difficult to find out at all. There was bad smelling water in that washer. Too bad we never checked the washer ourselves. Then I took a look at the inspection report. It clearly says "The samsung dryer and washer are okay". Really? The water in the washer was so old that it had to be there for over months. The house was vacant for months. The seller seldom stop by. The washer has to be broken before the inspection. Unfortunately, now we have to pay for the washer.
Another small thing is that the final report is handwritten and I don't feel it looks professional. But I can deal with that. The miss on the vent and the washer is bad. I won't use this inspector again or recommend it.

This was the reason it was identified as a problem. Perhaps it was repaired by the sellers somebody made the necessary repairs. Dan was quick to reply when we contacted Perfect Home to inquire about scheduling and within just a few minutes of dialing the phone, we had our inspection all lined up.
April 29th Dan arrived at the property before either myself or our agent - so very punctual.
Not able to gain entry since the agent was not yet there, Dan still immediately began his inspection of the exterior and was inspecting the roof already upon my arrival - Very efficient.
Dan was very thorough, and provided not only a written report as is typical, but e-mailed summary video clips covering the most notable findings of his inspection. He also spent time answering questions and generally explaining his processes and findings.
Dan was gracious enough to allow us to borrow his tape measure from his tool box, so we could make some Window measurement notes so that we would be able to acquire appropriately sized additional window treatments beyond what was already present to ensure we would be ready for a restful sleep immediately on night one.

Service was great. Derek was punctual. Did a nice job of providing insights as he was performing inspection (rather than just waiting until the end). He also walked me through the final inspection. Only area for improvement is clarification on the deal. Hours listed are Sun-Sat; however, scheduling only allowed for Mon-Fri. Was able to get Saturday service ($25.00 addition to deal cost). Overall, highly recommend.

Dan is very professional and thorough. He sends video of any problem areas, for better reference later. The house we inspected was built in 1902 and we had a lot of questions. When we contacted him with a question after the inspection, he showed us he was truly working independently and not just trying to get the sale done for the realtors, because he was very honest in his answer. Would definitely use him again.

The purpose of the inspection was to find any issues with the house that needed to be addressed to maintain the property. I chose Perfection Home Inspection because video was a part of the report. The pictures were extremely helpful because Dan found mold in the attic. Because access to the attic is difficult, I was able to show the video to the remediators and roofers so that they could create their quotes and plan their repairs easier.
A few other issues were brought to our attention that we can fix so that the house stays safe and up to code. When the time comes in the future to sell the house, we will have taken care of several of the problems that would have come up at sale time and been a nuisance then. 1200 sq ft house: the inspection took about 2-1/2 hrs. and was thorough. The video was worth every penny.

Dan was great! He took video of all his findings & emailed it to us and our real estate agent. This made it easier to discuss the issues that needed to be addressed with the sellers. He was thorough and left no stone unturned. Would definitely use him in the future!

Perfection Home Inspection did a great job with the inspection. We thought it was a great house, but did not realize that the house had a potential structural problem. Dan explained to us what was found and recommended further evaluation by a structural engineer. We consulted a structural engineer and determined that there was a defect and that the repair could cost upwards of $25,000. We negotiated with the seller and adjusted the price accordingly. Without the thorough inspection performed, we could have bought a home with a major problem and a very costly expense. We would recommend Perfection Home Inspection to all future home buyers.
