Joseph Konopacki and his company Insight Home Inspections are guilty of gross negligence. They performed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Home Inspections failed these basic requirements and should lose their license for gross negligence.

I was very happy with the inspection. Tom performed a thorough inspection of the condo's interior and exterior and followed it up with a detailed report. He answered all of my additional questions promptly.

Insight was great. They turned around an inspection right away. This is the third time I've used them. Each time, they point out things with the property that I wouldn't have even thought about. They are also great at giving tips about operation and maintenance. I keep their inspection reports handy for future reference.

Joe and Dave provided excellent recommendations for improving the efficiency of our house. They were able to figure out why a pipe was freezing. Also Dave helped us to determine the root cause of condensation and that prevented us from replacing the roof at no extra cost. They are coming back to do the follow up energy audit that was part of the audit we purchased. Excellent customer service and highly knowledgeable

Joe and his team were great. They showed up on time, were professional, patient in answering my questions and provided a detailed report of areas to address in our home. We've identified the air leaking problem areas and also ways to save on energy costs. I would highly recommend them.

He inspected every square inch of the house. Our inspection report was 48 pages long, which will be used to negotiate a fair price for the home as well as a checklist for future projects.

Joe seemed very knowledgeable and helpful in everything that we discussed. His degree in Engineering and background in Building Science was evident in our discussion. He also had lots of real life and quot;on-the-joband quot; experiences that he was able to reference in discussing the benefits and drawbacks of various insulation materials, installation techniques, ventilation strategies, etc.
What was really important to me was being able to talk to an expert in home insulation and ventilation who wasn't also trying to sell me a product. Whenever discussing things with insulation contractors, you never know if they're promoting a product because it is a great product, or if they're just trying to make a sale on a product that's easier to install or more profitable for them. Joe was able to provide me with unbiased, unvarnished recommendations based on building science and his own observations and experiences in doing home inspections and energy auditing. That's priceless in my opinion.
In addition to Joe's technical knowledge and experience, he was also very easy to talk to. And he wasn't at all obligated to help me with my (long) list of questions, but he did anyway.
So based on my experience, I would definitely recommend Joe and Insight Property Services for any home inspections or energy audits that you might need.
