Project started out strong. Contractor had good ideas and input on a couple key design elements. However, project quickly went south. While we paid $16K (mostly labor) for this project he rushed our job to move on to other projects. Note that we paid well for this work as the price paid to the contractor was outside the cost of tile, cabinetry, sinks and fixtures which we paid for ourselves. Note that all of these items were pointed out to Total Package Remodelers and they blamed other contractors or the prime contractor even though Total Package either did or contracted for all the work except the plumbing. We did take a deduct on the final payment for the heated floor which was not installed correctly. Total Package took the final payment before we had a chance to see how poorly the wall and floor sealant looked. Heated floor was not correctly and evenly laid down under the tile. This is not repairable and contractor did not inform us that he had done this. We noticed when the floor heating was not even. Stone accent tiles in Shower had heavy and residual grout. Stone accent tile was not laid into grout. Grout was applied heavily over the tile and then could not be removed completely. After the fact our own research showed how this type of tile is supposed to be applied. Total Package Remodelers did not know or follow the proper procedures for applying this type of tile. Granite counter top was cut incorrectly. Contractor did his own measurements and not only miss-aligned the sink and edges of the granite (this was after the cabinets were actually set-in to aid measurement) but, also miss-aligned the wall sconce electrical boxes. Contractor did replace the granite at his cost but, this delayed the completion of the job. Sealing of tile floor and shower walls was very sloppy and rushed. Even after we made specific reference to being careful on how the sealant was applied he did it in about 15-20 min. It dried with puddles, streaks and runs. We had to spend additional money using another contractor to strip it all off and have it redone. Additionally, the cans of floor sealant were placed on the granite and left rings. Granite counter top was not sealed. We had to hire another contractor to clean off rings left by the cans of floor sealant that were placed on the counter top. Additionally the upright cabinet was glued to the granite using silicone adhesive which was not applied evenly and neatly. This adhesive was not required but was actually covering up what appeared to be damage done to the edges of the cabinet. We removed the adhesive from the granite and used furniture repair materials to repair the cabinet damage. The granite was then properly cleaned and sealed correctly by another contractor. Glass shower door broke free. Glass shower door was not mounted correctly due to contractor not remembering where he put the wires for the heated floor. He then wouldn't allow the glass contractor to drill for the proper mounting of the glass door. The glass broke free within 1 week of the job being 'completed'. We had to spend additional money to rent a thermal image camera, find the wires, guide the glass contractor on where to drill so the glass could be properly anchored. There were some other items that Total Package did correct after we pointed out we weren't happy with the appearance or quality. Those items are not detailed as they corrected them to our satisfaction.

Tim Saenz is an energetic, enthusiastic, conscientious, honest, and creative professional. His inspection for a proposal, proposal, and work were all completed on time. The work by him and his sub-contractors was of high quality, including clean-up after the work. Tim gave us his stylistic, functional, and quality recommendations to consider as options. We accepted them, and are very pleased with the attractive new look and durability of the exterior of our home. His attention to detail and spirit of customer service extended even beyond the proposal; for example, he installed a new mail slot near our front door.
Description of Work: Installed: roof; gutters with leaf guard attachment, downspouts, soffit; vinyl siding (sides and back of home; painted wood panels (front of home); back porch (screen door, walls, removable screen panels); steel garage door.
