This went very well. I am the out of state property manager for this family owned home. I found this team communicated well, Was clear regarding the issues and extremely helpful. The previous repair quotes I had obtained ranged from $4400 - $18,0000 without the other company even clearly communicating the issue to me. They just wanted me to hurry up and write a check since raw sewage is clearly a health and safety issue and my niece resides in the home. I felt that Steve and his team were clear and most importantly honest. They wanted to be paid for the work they were going to do but not based on how urgent the job was for us. Fred and Steve both made sure that they had fully assessed the situation and that I understood what the issue was and how the issue was going to be fixed, They even dug up a few extra feet of the line to be sure nothing else was wrong. Everyone was pleasant including the young lady in the office! I will use them again and recommend them to my friends and family.
Description of Work: The provider identified the root cause of my sewage/plumbing issues. Steve was the 2nd company to come to the property to review the issue which was a sink hole in my back yard where raw sewage was backing up. Steve explained to me that my lines were clogged and needed to be rodded out to the street and that I had a hole in my sewage pipe from where a down spout had broken off. Steve rodded out the lines through a 3 inch drain that day ( the cost was $250.00) so the sewer line would flow and made an appointment to come back to do the pipe repair. When Fred came back to the home to make the repair, he identified a 2nd issue with plumbing. The sewage from the upstairs bath room was flowing directly into the sink hole. The pipe that was there was completely disconnected. Fred quoted me a new price (because of the additional required repairs - the new cost would be $1400). Fred offered to give me a few days to obtain a 2nd opinion and quote. Fred made sure that I could see and understand the issue. I scheduled the work for the next day. Fred came back the next day and replaced the broken pipe, replaced the disconnected pipe, installed a 6 inch clean out and rodded the line to the street. Fred also flayed the down spout into the back yard so we could cap of a line and prevent having to reconnect the down spout to the sewage pipe as this is what caused a hole in the pipe.

Told representative over phone our problem with the clogged drain. We flushed toilet, waste was coming back up through the shower drain. She dispatched plumber. Plumber looked at the drain, went into the basement, looked around outside. Plumber said he could not get to the line to unclog the drain, and that he would need another plumber, which would not be available for 2 more days. That would cost $500. Desperately needed this bathroom to work, as my elderly parents were stuck living on the first floor of their house. My 93 yr old Father then called his handyman who poured Draino into the clogged drain, and the next morning, their drain was unclogged & working! I also asked this plumber if he could fix the faucet in my folks upstairs faucet, he said he would look for the parts, and also if he could replace another faucet/fixture in another bathroom. He said he would have to get back to me with a quote. When he called back, I informed him we no longer needed him to unclog the drain, as it was now working thanks to Draino,. When I asked what the price would be to install the bathroom fixture. He never gave me a price, and said he would get back to me, which he never did. A few days after he left, I discovered water was now leaking under the bathroom sink, on the faucet he looked at for "parts". Almost 2 weeks later, I went into the basement and discovered he had removed a panel from the ceiling, which was WET (in other words water was leaking from the bathroom that had the clogged drain) & he put that soaked dirty panel next to a very expensive rug we had rolled up into the basement! He never mentioned that the water was leaking, or else he tried to do something that caused the water to leak when trying to assess the clogged drain. I paid $89 for a plumber that did more harm than good . I ONLY selected this plumber solely based on the high rating on Angieslist. I would never use this plumber again! I am also thinking twice about these Angieslist referrals.
Description of Work: Looked at our clogged drain in the shower, said he could not repair, that he would need another plumber to assist him, which would not be available for 2 days. He said it would cost $500 to clean out the line. We were unaware that when he went into the basement he had removed a wet ceiling panel (never mentioned the water was leaking) & proceeded to place the wet panel next to an oriental rug in the basement. We did not discover this for over 10 days, as we had fixed the drain ourselves after the plumber left, we poured draino down it, and it cleared the clog!

We appreciate the feed back but I would like to take time to go over this review. First, I disagree with her comment about the validity of the Angie's List reviews. Though no company likes a bad rating the fact that her review is up and posted shows that Angie's list is unbiased. If it were in favor of the contractors the review would never have been up. The member had a clogged main pipe that serviced one bathroom. This is why when the toilet was flushed it came up through the shower drain. So it wasn't just a shower clog. In order to clear this type of blockage we have to be able to get a rod big enough to clean the 4" main run . We could not do this through the toilet because it was a wall hung toilet that we wouldn't have made the turn. So we proposed to pull the cap on the overhead sewer going through the wall and back rod up though the drain. A 2nd guy would have been needed because when the line opened someone had to be there with a large garbage can to catch the sewage and to help carry it out for disposal. This was what the quote of $500 was for . Two plumbers for estimated 3 hours. This was the most economical way to obtain long term flow for that line. It was far less expensive and intrusive than installing a clean out on the line. The cast iron piping that is there is old and they already had a plumber out fairly recently to replace some piping so this isn't a new issue. We gave her the price to do the rodding and what our availability to do it was. At that point they could have found someone else to do it quicker. But they said that it could wait because they have another bathroom they could use. We called to verify our appointment and that's when they cancelled. This is where we gave the estimate for the faucet replacement she requested. This when they said their handyman opened the line with drano. If drano worked to open the line great . It is not a long term solution. ( Could you picture the look on the members face if we walking in their home with a bottle of drano and an invoice? Exactly! No plumber uses drano. Hence the handyman did it.) The member should probably have looked up what the active ingredient is in drano . The active ingredient is acid . What do you think this acid is going to do on 60+ year old cast iron that is already leaking? Our plumbers are required to give recommendations for long term solutions that we can guarantee. We don't bubble gum and duct tape. Sometimes the recommendations are not what people want to hear. Then I recommend the homeowner do research what we recommended whether it be with a 2nd opinion from another licensed plumber or the town's plumbing inspector. Just ask some other professional that knows what they're doing what they think. Not a handyman. And lastly if we were so bad why would they want an estimate for any other work to be done? The member did not like our price her father said as much. We were just trying to give a long term solution.

They were prompt, on time and courteous. They did not warrant their work because they told me I needed a pipe changed out in my tub and I would not pay the $600 they wanted for the work. They did open up the drain in the tub but blamed the issue on the pipe that leads to the lower level. That is a trap which they say now is not used (the house was built in 1964) and that it would need to be replaced for the roding to be warrantied.

We thank you for the good review! I just wanted to address the warranty and additional recommendation questions. Sometimes when talking about these older fittings that were used years ago, it can leave you scratching your head thinking a drum what? Just rod it out . With a J type trap or P trap as their called you can just rod right through and clean the line and guarantee it. Not with a drum trap. (The pipe that he was referring to was called a drum trap). Due to their design they are almost impossible to rod through to thoroughly clean the line. You run the risk of getting your rodding cable twisted up in these type of traps. They are more common in older homes and because of their usual locations in the home you cant get access to them to open the steel cap on them that is more often than not rusted on. In the above case we were able to establish flow but could not get the line thoroughly enough for a proper guarantee. This is why we gave the homeowner the quote to remove it and install a J type trap so it can be cleaned properly. The quote that was given reflects the difficult location of this trap to get at to remove. This quote also included replace the waste and overflow on the tub as well. We try to guarantee all our work but there are circumstances in which it has to be modified or not guaranteed at all. The job and what we have to work with determines this.

So basically I wanted a simple small sink connected in my garage. The pipes were already there, supply and drainage. The sink was there, the kit was there, I shut of the water and had it all ready. All he had to do was weld two connector pieces onto supply pipes and glue the drainage pipes which were provided. Experienced plumber would knock this out in 30 minutes. He quoted me $300. When I asked why so much he kept repeating that he is licensed. Wow, that is more expensive than some attorneys. Ridiculous, I found a local guy who did it for me for $50. Rip off !

The member got a quote to do the job right by a licensed bonded plumbing company. He did not want to pay for a licensed plumber to do the work. He wanted to pay no more than $100 to do the job. I guarantee the person that did the work for the member for $50 was not from a licensed plumbing company. He was cheap because he pocketed the $50 and that was it. We would love to do jobs for $50, but unfortunately we have to pay for licensing with the state of Illinois, general liability insurance, workman's compensation insurance, vehicle insurance, bonding, fuel, advertising, phone, utilities state and federal employment taxes, state and federal income taxes, and labor. All these are the costs of being a licensed legitimate company. A handyman or a guy on the side doesn't have any of these costs so he is going to be cheaper. But he will see what happens when the pipes the handyman friend worked on have a problem. Will he have a guarantee? No, he will be paying again and hopefully it doesn't do any damage because the insurance company may not cover it because you didn't use a licensed plumber as required by law. The only thing the member wanted was a cheap price he didn't care about anything else. He was even asking our plumber to do it on the side! Really? Like our plumber is going to risk his job for a few dollars. We hire good, honest, quality licensed plumbers with integrity. This is something the member did not care anything about. Our prices are very competitive with other licensed plumbing companies in the area and we are here to provide quality work and customer service for years to come.

I had no water pressure in kitchen sink. JIm came and said it was probably in the faucet. He explained the options and took a few minutes to check it out before replacing the faucet. It turned out to be a rock in the faucet from water main repair on the street outside. Jim was great. I'd use them again in a minute, highly recommended.

I was contacted right away, the appt was set up within the week. Rob came in installed to toilet, no trouble at all. It was so easy and they were very professional. Final invoice is not broken down into labor, parts, etc. just one price so the customer does not know exactly what he/she paid for. I realize the customer gets an estimate before the job and has to sign the estimate presented but that is not the same as the final invoice which in my opinion should show the breakdown. The repairman was excellent, came early and very very respectful and capable. I don't think there was a discount or similar advantage for being a Angie's list member and there is no way of knowing since the invoice was not broken down. Initial response to our inquiry was very rapid and same day.

We appreciate the time taken to review our company. This one is confusing. We spoke to the member who's name is on the account very briefly and then she left. We dealt with the husband the entire time. We gave him the quote to install the faucet they supplied and to install and re-pipe drain to connect new under mount sink on new granite counter top. The drain had to be modified to make up for the height difference between the two sinks. We were confident we were going to be able to do this without opening any walls or cutting into any cabinets. He gave us authorization to do the job. (There was no questions regarding the price or any other issues that were discussed. At this point the customer could have gotten other prices but chose to have us do the job) The husband was with us the entire time we did the work even when we had to run to the store to get a basket strainer for the sink that was missing. Upon completion he signed off on the invoice that states "I acknowledge completion of the above described work which has been done to my satisfaction" and paid the bill. He did not mention anything about the invoice or having it to be broken down in a certain way. We normally don't break down smaller jobs. They can get tedious with the amount of smaller miscellaneous parts that are used but add up quickly We usually break down larger jobs due to them being more complicated and having more factors involved in the job. We would have broken in down had it been requested. But it was not. The Angie's list discount was applied to the job. Our invoices have a spot for a quote price, diagnosis and authorization signature. This is to accept the price and authorization to do the work. In the middle is a work performed spot along with a spot for warranty information and completion signature. The invoices are very simple and to the point. No additional paperwork was required because the price didn't change from the quoted price. I really don't understand what she was looking for and what made her give us a "D" on price. If she wanted things written up a certain way why didn't she stick around to make sure it got done? Or rescheduled for a time where she could be there. Its extremely frustrating as a contractor to deal with one person and get reviewed by another. Particularly when they weren't involved in the process other than setting up the job. Here is a tip when hiring a contractor: A) Do as much research on the job you wish to have done. Get an idea of your material costs and labor rates are in your area. If there is considerable differences in labor costs Ask more questions so you know why there is such a difference in what you are getting or not getting. B) Make sure the company or person you are using is licensed and insured. This includes individual licensing (as with plumbers) and the proper insurance ( liability, work mans compensation and vehicle.) THESE ARE AREAS THAT HANDYMEN OR FLY BY NIGHT COMPANIES CUT CORNERS TO LOWER THEIR PRICES. Unlicensed plumbers are cheaper for obvious reasons. This area should be the most important area for all homeowners because any damages that the contactor causes the homeowner is on the hook for it. If he gets hurt on working at your house your paying for it. C) Ask questions and be home while the work is being done. If the contractor doesn't like this then get a new contractor! If you want things a certain way then be home and explain everything you want don and how you want it done. They are working for you! D) If unsure about what a job should cost get more than one estimate. (see letter A) If you have to pay to have a professional come out to give you information that you don't know, pay him . Education is valuable. Beware of anything that is for Free. E) Lastly, and this ties in with doing your homework as an educated home owner Do not base whether a job is too much based on what your budget is. So if the job costs $200 and you only have a budget of $100 that doesn't mean the contractor is over priced it may mean your budget is not realistic for the job you want done. This is where research is key if you ever have questions about a job, contractor or permits contact your local plumbing inspector. Believe it or not they are very helpful. Hopefully this was informative.

They installed a water heater and it took the one individual that came out a few hours to finish. However, it seemed like every detail he noticed added $100 to the price right away, so I'm not sure if I'd use them again. The unit has held up fine since they came out to do the work and they were overall professional -- he actually refused a tip.

We ran a big deal offer for $799 for a 50 gallon water heater install with warranty. The details of the deal were that it covered basic installation of a 50 gallon water heater. Basic installation meant removal of the old water heater and installation of the new one using existing connections. The deal did not cover any adjustments to the water, gas or flue(exhaust) to make it fit. We explained this to the member via Angie's list that these adjustments if needed would be additional. I was charged $850. Yes, I was told it was a flat rate but I was also lead to believe it was going to be a MUCH bigger job. Worker arrived & was done in about 2 1/2 hrs. He claims it was longer but it wasn't. When he left the pool heater didn't seem to be working. I went to bathe my children later that night & surprise the hot water heater didn't work either. I wasn't thinking that they'd be open so my husband and uncle spent over an hour working on it. I called to complain and they did offer to come out that night but I opted to have them come in the morning. I also complained about the price and was told we could discuss that when they came out the next morning. The man who did the job the day before was the one who came the next day and he was able to restart pilot lights easily. He Explained the price was that high because they have to pay for their truck, gas etc and which I understand but that price is still outrageous. No money was ever refunded. Will never use them again.

Thank you for the review . As always we appreciate feed back that we get from our customers. We would like to take a moment to clarify your charges that you felt were high. You were charged $850 to excavate and replace approximately 12ft of gas line to a pool heater. Here is how the $850 broke down. 1st trip we estimated the job and gave the price to the husband. He said it was to high.( One hour was spent doing this estimate no money was charged) Five days later the wife calls from and schedules an estimate. She was given the same price as on the previous trip. She was charged an $89 trip charge .(Total time one hour) This was a head scratcher to us because the idea behind getting estimates is to get them from different company's not two from the same one! The next day we got the call to do the work and it was scheduled. Our plumber Jim went to the plumbing supply house prior to going to the job to pick up parts for the job. (Total time one hour). The job itself took about 3 hours by the time he left the house. So we have a total of Six hours invested into the job . This encompasses the 1 hour for the first estimate,1 hour for the 2nd estimate, 1 hour to get parts prior to the job and 3 hours on the job itself. We also have approximately $200 in parts. So you take the $850 that was charged subtract the $89 trip charge brings you to $761. Then you take the $761 and subtract $200 for parts you get $561. Then you take the $561 and subtract 10% angies list discount which came out to be $56 you get $505. So it breaks down to $505 for 5 hours. These are hours directly related to the job. just because it wasn't on the job itself, this is still billable time. the total for the job came out to about $100 per hour. Average plumbing rate is about $145 per hour. We were way below that. This is why we don't understand the overcharge claim. If the member wanted it done at handyman rates then they should have hired a handy man. We never turned off the gas but apparently when we were working on the gas the pilot light on the water heater went out. When we were made aware of this we scheduled to look at it at the members convenience. We got the heater lit but the reason why the member had a hard time lighting the heater was the igniter on the heater is not working so the burner cover had to be removed to light it. Nothing was charged for this. And as for the pool heater not working when we were done. We run gas to fixtures such as furnaces, stoves, pool heaters etc. But we don't run them or repair them. This was up to the home owner. Jim was able to make the job look easy and get done fast because this is the type of work we do. We are professional plumbers. This is what we do for a living. What we do in a few hours it may take the average person 2 days. Now had this job taken 8-10 hours could we have charged more money? No. Because we gave a flat rate for the job and we honor it. The bottom line is they got the results that they wanted , will the quality work that was expected from us and they did get a fair price to do it. I truly believe this misunderstanding could have been avoided had the member done the research of different plumbing companies, what their rates were, and material costs. Steve was great; we had very specific requests regarding valve placement and configuration due to some imminent remodeling, and he worked with us every step of the way. He was careful, thorough, and very respectful of our home. He also observed that we had a sewer cleanout in our driveway (which we knew) and that it was put there for a reason (which we hadn't thought about). One his suggestion, we also rodded our sewer because it hadn't been done in at least 10 years. We were very happy with our service from beginning to end.
Description of Work: RJ Graham moved our water meter, installed a new valve on the house side of the meter, replaced the leaking shutoff valve on the service side of the meter, and rodded our sewer.

When I made my initial call to RJ Graham Plumbing for a quote, the owner gave me a significant amount of information about the do's and don'ts when buying a new toilet. Armed with good information, he encouraged me to call around to other plumbers and to be very specific when I made those calls. After making a few calls, I realized not only did he give me the best price, he was also the most helpful. When they came to install the toilet, they were very prompt and courteous. They got right to work and cleaned up afterwards. They removed the old toilet and hauled it away so it did not have to sit in my driveway until garbage pick-up day. A few months later, the toilet began to run, so I called RJ Graham Plumbing. They were busy with other jobs the day I called, but scheduled an appointment to come check the toilet the very next day. Again, they were prompt and courteous and the problem turned out to be a very minor one....the water level was set too high for the toilet. I felt silly for calling for something that was so simple but they never made me feel that way and there was no additional charge for the visit. They truly seemed happy to help. I will definitely call them when I am ready to replace the other toilet in the house or for any other plumbing needs that arise and I would definitely recommend them to my friends and neighbors.

They never called or showed up, they might have called a few days later...you really think i was going to answer or return and message they left.
Description of Work: I called the company that prior Friday, I'm a little shocked because he gave me a lot of great information. My rental property had sewage backing up. i explained what was going on and that i had another company come out and look at the pipes. He told me he couldn't get out til Monday, which was fine with the tenants. Monday came and no i called in the morning to make a time to meet that day. The secretary said he was in a meeting and would call. I never got a call. I called someone else, and that company came out and fixed the problem.

I thank you for the review and as much as we want feedback from our customers we also request accuracy in the reviews. I (Steve Suarez ) personally spoke to this member regarding his rental property and the issues he was having. He explained he had a company come out and the found a broken sewer just at the city main. Here is where we have the misunderstanding. I told him that I would have to call on Monday and talk to the city and get some information from there regarding excavating on public property. And that I would call him when I got any information. I did not get any information from the city until late Tuesday and that's when he got the call that he chose not to answer. I was getting information for this member based on information he provided and had to wait for the municipality to call me back with information that was needed to proceed. I told him we wouldn't be able to get out there until Monday but this was before he told me he had a problem on city property. At that point it became a waiting game to talk to the city because excavations on city property require special permits and restoration bonds. The member never got to hear this because he never answered

I had a bad experience with them. They have a bad attitude. I wouldn't use them again and I wouldn't recommend them at all. The man that came to give the bid he was great and that's why I went with them. The man that came out to do the work had an attitude. I was not happy. He was here last time that they predicted and it was expensive. He didn't want to do the job and he complained the whole time he was here. I had a contractor that I contacted and he tried to get involved but it didn't do any good. I don't want them contacting me again because it would not go well. They came when they were supposed to.
Description of Work: It was reconfiguring plumbing. There are existing line, just putting in different sink in a different area and just moving existing plumbing so it wasn't difficult.

We apologized to the member for the way her experience went by phone a few weeks ago. Yes the plumber that was doing the job (Jim) was on the unhappy side during the job. But there a reason for this. Upon leaving the members home the plumber (Jim) went to the emergency room where he spent 2 days in the hospital with an pneumonia. Over all he was off for a week. We probably should have rescheduled the job but the member wanted to get the job done. Had we rescheduled we would probably still be responding to a negative review. This is no way an excuse for the plumber being coming off as rude, but this is not the type of person Jim is. If you look through all of our recent reviews there are many that mention Jim specifically and say what a good plumber he was and what a great experience they had with him. He tried to tough it out what he thought was a bad cold and it wound up being much worse and miserable. We do sincerely apologize for the experience because that is not who we are as a company, We are company that gives it everything its got to get the job done.
