BUTLER APPRAISAL

Bill Butler under values every home he looks at. He is known by most agents in this area as a deal killer every time he is hired. He is rarely hired by a local bank. The only time he is hired is if it's for an FHA loan where the bank has no control over who the appraisal is. I normally don't like to point out ones age, but in this instance I am going to. He is beyond his years in being able to preform his job. He didn't get on the roof but some how rated the roof at 10-15 years old when in fact it was replace 4 years ago. He attached pictures to the appraisal that wasn't even part of the subject house. He missed small simple things such as saying the subject property didn't have a garbage disposal when in fact it had 2, 1 in each kitchen. If he didn't do something as simple as open the cabinet door so see a garbage disposal what else did he not look for that my have been bigger? He wrote that the Furnace was 10-15 years old when the service ticket is still of the furnace showing it was replace less than a year ago, and the exact same thing with the A/C. In his comparable properties, he didn't use good comparable properties. The subject property was an all brick structure and not 1 of his comparable properties was a brick structure. He also said the the garage was detached when the garage is an attached garage. Overall it was a horrible experience with this company. Unfortunately I think it is time for Mr. Butler to hang it up as he is now incompetent to be able to preform the tasks of his job.
