Elite Inspection Services recently inspected my home in Palatine as part of my company's relocation program. In the inspection summary, the inspector noted: STRUCTURAL: JOISTS TRUSSES TBD PROB: POSSIBLE FIRE DAMAGE WAS OBSERVED AT THE FLOOR JOISTS. NO REPAIRS WERE VISIBLE. SOLU: FURTHER EVALUATION BY A STRUCTURAL ENGINEER IS NEEDED. Because of this irresponsible and inaccurate evaluation, the relocation has been delayed. Had the inspector spent more than 3-5 seconds looking at any one thing (he was multi-tasking and appeared to be in a major hurry), he would have concluded that the "blackness" on the floor joists was from an overspray of dark insulation material applied to the foundation at the time of construction nearly 50 years ago, and is present on all the floor joists near the foundation walls. The few items that I would truly be concerned with as a buyer were not even noted. I'm inclined to file a complaint with the organization that oversees the inspection industry. I had a professional inspection done by Amerispec when I purchased the home six years ago, and they were very detailed and accurate in their report (no erroneous reports of "fire damage"). I WOULD recommend them.
