[email protected] Marc Cooper an employee from B-Dry of Highland came to my home and went into my crawlspace, he recommended the B-Dry System with a sump pump and flexi-seal liner on the floor and walls of my crawlspace. After he recommended that I then said, "you mean encapsulate it?" Mr. Cooper replied "yeah!" I agreed to have my crawlspace encapsulated(sealed). After the job was finished I noticed that the vapor barrier was not sealed to the foundation wall. Marc Cooper came to my home to drop off the final paperwork the day after the job was completed and since he was the consultant for the job I asked him about this and he said it does not need to be sealed to the foundation wall because I do not have a moisture problem! He then says "If you want to you can take some polyurethane caulk and put it on the back of the liner and press it to the foundation wall, but you don't have a moisture problem". That is what he said to me word for word! Then I asked why was the old vapor barrier left underneath the new vapor barrier? He said it will help channel water better. What water? He just told me I don't have a moisture problem. At the time I believed him because he is the professional and works for B-Dry waterproofing. The old liner was moldy, infested with mildew, smelled horrible, was full of debris and sharp objects. Before I purchased my home it was obvious the crawlspace had flooded several times due to the foundation vents being below grade and clogged gutters. As time went on I decided to do my own research about crawlspace encapsulation and I got a second opinion from another waterproofing company. An employee from another company came to my home and inspected B-Drys workmanship. I then realized that Marc Cooper was dishonest with me! Marc Cooper felt that it was necessary to lie to my face in my home and pretty much say finish the job yourself, after he knowingly charged me $6,290.00. What Marc Cooper said to me is very unprofessional and he knows he is wrong for what he said to me. Encapsulation means completely isolated from the earth and any outside air. A properly encapsulated crawlspace keeps ground moisture, radon gas, pest and rodents out of your crawlspace to create a healthy environment. When done improperly, like B-dry did to mine the ground moisture goes right up the foundation walls and into the floor joists. The installation crew at B-Dry did a very unsatisfactory job and they know they did! The day after the job was complete (January 18, 2013) I spoke on the phone with the owner of B-Dry Justin Whitmore so he could receive my final payment via credit card and I asked if a sump pump alarm was installed. He said "no, you don't have one, but those are pretty good sump pumps." I then said if my sump pump fails how will I know? Justin Whitmore, then says "yeah I guess you don't go in your crawlspace very often." He agreed to install an alarm. I told Justin Whitmore that I can schedule an appointment anytime because my dad is retired and he can be at my home anytime to let an employee inside to install the alarm. Justin Whitmore would not allow me to schedule an appointment. Justin Whitmore just wanted to have one of his employees stop by my home when he had another job in the area. Justin Whitmore did not want to send an employee 31 miles to my home to install a sump pump alarm after I paid his company $6,290.00. I sent an email to the B-Dry office (March 3, 2013) because I had not heard from him regarding the alarm installation. (March 4, 2013) I received a reply back but he did not allow me to set up a specific date and time. (March 14, 2013) I received an email and voicemail while I was at work from Justin Whitmore. I called him back when I got off work and he stated that his worker was no longer in the area. Once again he would not allow me to set up a specific date and time for the alarm installation. (March 21, 2013) I received a voicemail from Justin Whitmore and I was able to call him back on my 10:00 A.M break. He finally agreed to install the alarm on (March 22, 2013). After Justin Whitmore received my final payment it took 9 weeks to send someone to my home for a 5 minute alarm installation. I find his way of handling the alarm issue very unprofessional and he is a business owner. I did not address the liner issues to Justin Whitmore, because I lost faith in him and his company after the sump pump alarm issue. I could have hired any waterproofing company, but I chose B-Dry. Which I now deeply regret doing so. After dealing with Marc Cooper lying to my face in my living room and Justin Whitmores unprofessionalism over the phone regarding a sump pump alarm I realized Justin Whitmore just wants to get paid, and Marc Cooper is the same way, except Marc Cooper does a majority of the lying to customers for Justin Whitmore. I fixed all of the issues myself because the pictures speak for themselves, B-Dry employees do not know how to properly encapsulate a crawlspace! POTENTIAL CUSTOMERS BEWARE OF B-DRY WATERPROOFING. IF YOU ARE INTERESTED IN CRAWLSPACE ENCAPSULATION STAY AWAY FROM B-DRY WATERPROOFING! I contacted the Better Business Bureau in the spring of 2014 and Justin Whitmore told the BBB mediator that if I called the office he would have taken care of any issues that I had. I find that very hard to believe, because he failed to allow me to set up a specific date and time for the sump pump alarm installation, Justin Whitmore received my final payment January 18, 2013, which was the day after the attempted crawlspace encapsulation, but did not install the sump pump alarm until March 22, 2013. I have sent several emails to
[email protected] which is B-Dry of Highlands email. I have asked several questions each time and have not yet received a response. They offer a lifetime warranty, but will not reply back to my emails and answer my questions. They got my $6,290.00, the installation crew did a horrible job, Mr. Cooper lied to my face and made excuses in my home when I started questioning him, Justin Whitmore failed to allow me to make an appointment to have the sump alarm installed and now they are ignoring my emails! I refuse to call them because I want everything in writing, that way there is no he said she said stuff going on. my first email was sent August 30th 2014, today is January 6th 2015. I also sent one September 10th 2014, November 11th 2014, December 24th, 2014 and one today January 6th 2015. If I get a response I will make an update. UPDATE, B-Dry responded to my emails and stated that they have no answers for me. They also stated that my emails are harassment. In the fall of 2015 I discovered that 38 ft. of the B-Dry drainage system was not properly connected with couplers as I was shown by Marc Cooper during the estimate! Brandon Steiner from B-Dry worked with me to resolve the coupler issue. Brandon offered to send a crew to my home to attach them. I had Brandon send me the couplers and I chose to install them myself because I can't convince myself to put my trust in a B-Dry installer from B-Dry of Highland, IL. [email protected] and I will be more than happy to share my photos with you! Here is a breakdown of what was done incorrectly. 1. The old vapor barrier was not removed. 2. The new flexi-seal vapor barrier was not sealed to the foundation wall with polyurethane sealant. 3. The 3 support columns were not wrapped and sealed with polyurethane sealant. 4. Several seams were not overlapped. 5. All of the seams were poorly taped or not taped at all. 6. Approximately 38 ft. of the B-Dry drainage system was not properly connected as I was shown by Marc Cooper during the estimate. Here is what was done correctly. 1. The 2 foundation vents were sealed. Now the consultant Marc Cooper already gave me the runaround when I started questioning him. It is obvious that the installation crew is highly incompetent when it comes to crawlspace encapsulation and I came to the conclusion that the owner Justin Whitmore is just as bad as his employees after the conversation we had regarding the sump pump alarm! So I had no choice but to fix everything myself and it is now done the correct way like it should have been done the first time! Here is a list of what I had to do, because it is obvious B-dry employees just do not care! 1. Remove the vapor barrier tape at the seams, that they did tape. 2. Roll up the flexi-seal liner so I could remove the old nasty debris filled 6 mil liner. 3. Wrap the 3 support columns with all of the extra flexi-seal liner. They doubled up one section of the liner which was a waste, so I unfolded it and trimmed about 100 sq. ft. off of it. 4. Overlapped and taped all of the seams properly. 5. drilled more holes in the foundation for more foundation pins and added pins. They did not have enough pins holding the liner to the foundation wall. 6. Sealed the vapor barrier to the foundation wall and sealed the support columns with polyurethane sealant. 7. I used spray foam to seal gaps between the floor joists and foundation blocks. 8. Dug up approximately 38 ft. of rock to install the proper coupling connectors to the drainage system. I ordered tremco vulkem 116 polyurethane sealant off of Ebay. Crawlspacerepair.com has DAP polyurethane sealant but I decided to go with tremco vulkem 116. A hammerdrill can be rented at your local Home Depot tool rental center.
