Cary Seidner, Owner of Seidner Property Inspections (SPI), over 30 years of experience and overall understanding of home construction is very strong which gives us a momentous advantage over many of the home inspectors doing business today. Inspections are subject to the skill level of the person performing the inspection, so it is of the utmost importance that you choose a home inspector with a strong background in construction. Cary Seidner personally performs all of the inspections. SPI's inspections exceed the Standards of Practices set by IDFPR (Illinois Department of Financial & Professional Regulation) and ASHI (American Society of Home Inspectors). SPI is fully licensed by the State of Illinois, certified by ASHI and insured.

After completing the inspection, he provided a really impressive, detailed report with photographs explaining each problem or potential issue. We provided that report to the seller's to negotiate a further reduction in the sales price.
I recently contacted an electrician to whom I showed the Electrical Systems part of Seidner's report, and the licensed, professional electrician concurred with everything Seidner identified.
Seidner was, throughout the process, very pleasant and easy to deal with. He scheduled the inspection very quickly.
Seidner is probably a hundred or two hundred dollars more expensive than other home inspectors, but he's well worth it given how thorough he is and what a great report he generates.
He fit us in over the next couple days and conducted a extensive inspection, taking his time and explaining various situations to us. He took the time to patiently answer all our questions, and was very clear about the magnitude and the category of issues he pointed out. A few things were major, some safety hazards and a lot of suggestions for things that might need attention in the long run. We feel that his report informed our buying decision, but just as importantly, gave us a road map for near and long-term maintenance needs.
He provided a very thorough and well-organized inspection report in a timely fashion that included pictures of everything he noted in the report. Cary offered to talk over anything in the report we wanted further information on. We have referenced this report several times as we've worked with contractors and trades people in the following months, most of whom have had very similar opinions to the issues pointed out by Cary. As first time owner of a house, we feel confident with the report and appreciate someone taking the time to educate us along the way.
Cary was great in explaining all the different aspects of the inspection in words I could understand. Not being a particularly "handy" person myself I was a bit anxious about purchasing a house. But Cary went over the entire property and explained things as we went. Because he assured me of the report to come I was able to focus on his words and not try to keep notes. After the 3 plus hours I felt I had a good understanding of the property and the things to be attended to. The report was very clear and I know I will use it for years to come as I work through the small and not so small issues with the house I am buying. As others have said, I feel comfortable calling him should I have a question about his report. Would definitely recommend him to anyone with a piece of property to be inspected. And to top it all off he has the technology to process credit card payments right on site and e-mail a receipt. A very nice touch.
We are also satisfied with his inspection report. His report categorized the issues well as major deficiencies, safety hazards, recommendation, etc. The report included all the details with pictures for every issues found. Also, for every issue, he gave the suggested actions.
