About us
I am a licensed Home Home Inspector (450-0002762) and a Level I infrared thermographer with a specialization in construction related problems, skills which draw on 40+ years of experience in the repair and renovation of older properties. I provide Home, Condominium, Rental Property and General Property Inspection Services for property buyers and sellers in accordance with State of Illinois requirements, and in the case of properties not currently for sale or rent I can provide "troubled building consultations" on specific aspects of building construction and maintenance - for example clients find these helpful if they are in a situation were unexpected problems and repair expenses seem to be "spinning out of hand" and they require assistance in understanding and anticipating problems and prioritizing work. I also specialize in the identifying the sources of "mystery leaks", in roofs, walls, ceilings, basements and crawl space using equipment and techniques I have developed specifically for such investigations. "To avoid possible confusion, I just want to make clear to other readers that this was a "Property Condition Inspection", not a "Home Inspection". A PCI is a typically 3 to 4 hour "walk through" (one client described it as "sort of like having your own custom HGTV episode") of a property to discover and explain significant issues, and a written report is optional. A "Home Inspection" is a full inspection performed according the requirements of the State of Illinois standards of practice, and must always includes a written report. By IL law if a property is for sale, rent or otherwise pursuant to a real-estate transaction, or will be in the next 6 months, I *must* perform a full home inspection. So while some clients prefer I perform a PCI as a cost effective way to better understand their properties and prioritize ongoing maintenance and repair, I cannot offer them at all properties."
