Koziura Construction LLC

We recently purchased a home with a large, ground-floor extension built by Koziura Construction (which was verified by the selling Agent/homeowner). The new-build extension was only approximately 4 years old at the time of our purchase but our home inspection flagged several issues with the construction quality, including some structural issues that we initially thought would be relatively easy to fix, such as having to rebuild a support wall in the basement (and for which we estimated would cost $10,000). We did go ahead with the purchase (so yes, buyer beware). However, we were absolutely floored when our structural repair contractor uncovered the extent of the situation (after opening up some holes in the ceiling and walls of the new structure). We had two independent structural engineers assess the situation to confirm what needed to be done. There were two missing structural beams (where clearly indicated on architectural plans), absolutely no joist hangers, and lots of careless carpentry (for example, a sill plate was cut for new plumbing to pass through a crawlspace without regard for the support function of the sill plate; and a support post was held in place by a shim rather than being appropriately installed). In addition to the rebuild of the wall in the basement, we ended up having to take down the entire ceiling in our kitchen and dining room, adding two new beams, two new support posts and additional supports throughout. Other annoyances with the construction of the new addition that we have had to deal with include a new electrical sub-panel without labels, a lack of venting to the new sump pump (resulting in constant pipe hammering and gurgling in our kitchen), and weirdly, 10-year old windows and doors on the 4-year old extension (as we found out when we tried to activate a warranty on one of the windows, grrrrr). All told, we have been saddled with over $30,000 of structural and other repairs, and our first three months in our new home with a young toddler were both stressful and messy. Based on this experience as a RESULT of Koziura Construction's work, I would not recommend Koziura Construction for general contracting or building work.

He never returned my phone calls. I finally got him on the phone and he was very rude. I will never do business with him.

His crew was at my house within a half an hour, and the pipe was repaired. We had to wait for the walls to dry out, but he stayed in touch to be sure that they could begin work as soon as possible. In the following days, he was right on top of all the repairs that needed to be done. His painters and drywall installers did the job quickly, and left the room in excellent condition. The carpet repair men replaced the pad, and reinstalled the carpet seamlessly. The final sub-contracter, Parker and Sons, cleared up all the remaining evidence of the flood! All of my experiences with Koziura Construction have been positive. The home I bought from them, and the repair due to this event, have led me to recommend them without reservation. Sebastian, the owner, is on top of everything that's happening, responds quickly to phone calls, and stands by his work. His employees show the same pride in their work, and take care at every step of the way.

Sebastian came out to talk to me about the project and to take measurements and to roughly sketch my ideas in order to give me a quote. He set up a meeting with an architect to draw up the plans and started work soon after I accepted the proposal. He handled everything from ordering the materials, to getting the permits and subcontracting the plumbing and electrical work. The workers were very prompt and cleaned up every night. The finished job came out a little higher than originally quoted but that's because I decided to upgrade some materials. Also, when I saw the superior craftmanship of his workers, I added some projects. I had a built-in hutch stripped of paint, and stained to match the wood work, and all of the woodwork in the dining room was stripped and stained to match the woodwork in the rest of the building. Also, I ended up having all of the floors resanded. Sebastian stands behind his work 100%. Whenever a problem came up, (as it will with almost any remodeling job) he was very responsive and focused on solving the problem to my satisfaction. About a year after the remodeing was completed I had Sebastian replace a wooden deck with TREX. Again, I was highly satisfied with the job.
