Express Inspections

This was a VERY thorough inside home inspection conducted over several hours.  He pointed out many things that I will pay attention to in the future, including fire hazards that I had not even considered, let alone had brought to my attention before.  He thoroughly checked outlets, windows, all appliances, and plumbing.  He clearly knew about home construction and pointed out advantages and disadvantages.  His understanding of heating and coolling was thorough and professional.
The outside received less attentiion and there were some things missed - I do think that the condition of exterior should have received more attention but were glossed over - including what I could expect to have to do to maintain the exterior cedar cladding given the condition it was in - and there were things, such as condition of crawl space venting, that I needed to bring to HIS attention to have checked out.  He did not seem as well versed in this area, or in the matter of wells - he had a hard time finding the well pump on the very small lot.  He felt that the crawl space was too small for him to get into so this was not checked, which I think was unfortunate, as there was evidence that animals had been in there.  It seems as if video equipment would have been useful (I've seen this used with other inspections, in hard-to-accessspots).  However he did point out drainage features and corrections I could do, which was very helpful.

He ran the dishwasher, stove(all burners), oven, washer, dryer, short circuited outlets to test that they met code properly, ran and took temperature reading for AC and boiler(it's was really hot outside), even read temp in the freezer and refrigerator, opened and closed, every possible, window, door, cabinet, etc., closed the over head garage door and tested the physical pressure it took to stop the door, not just the electric eye. This is just a partial list of the work. End result was a complete detailed book plus photos, this also included a seasonal detailed guide on how to maintain a home and if that wasn't enough he provided a home warranty. They are licensed, registered, certified and have membership in the National Association of Home Inspectors.
