Letts Investment Realty and Property Management began in 2006 and has quickly grown to managing over 600 properties throughout the Chicago-Land area.We have about 30 employees and have our own internal maintenance department that can handle nearly any maintenance needs.

Dont use these idiots
Description of Work: The good reviews about this company must be from family or friends or the staff working here. They are fake The staff at Letts Property have very nasty attitudes and they are just very cruel and rude Im looking to rent a Unit.. they let you do self tours on places that you are interested in and then keep sending you emails to fill out an application just so you can pay the application fee and once you pay the fee your application Just sit there they never get around to processing at least not for me They are discriminating but doing it in a slick way Before you hire these people do a google search type in Letts property IL reviews and watch how many other bad reviews that are out there on this company and certain staff that works there. They have many bad reviews on blogs as well. Do your research before hiring these people or trying to rent from them Landlords that are using them to rent their property and is wandering why your property is still vacant ? Because these idiots will let you do an application fee but refuse to process your application. I had terrible experience with weirdo Erick and phoney evil hateful unprofessional rude lying Kaitlin There is no job or money in the world worth me lying or treating another human being different why waste a client time by letting them view places and pay application fees knowing good well that you all are not going to process the application Landlords find a better set of people to rent and manage your customers. My credit is over 660 good reference and back ground and housekeeping but you wouldn't never know that because these racist lying playing games people refuse to process my application U ppl play games

IT TOOK THEM A WHILE BUT THEN THE WEATHER WAS ALSO INVOLVED. IT CAUSED DELAY IN GETTING THE JOB DONE. WHILE DOING THE REPAIRS ADDITIONAL SIDING HAD TO BE FIXED AS WELL AND THEY DID IT AT THAT TIME.

No services provided. Vendor should update description.
Description of Work: I simply wanted to give prospective members a heads up that the ad for this company is somewhat misleading. The services stated that Letts can do one unit, but that is misleading. I asked if they could manage one of my apartments in my apartment building for a short-term, which could lead to a longer contract. They stated that they do not do only one unit and that they require a one year contract. If this is their policy, than it should be stated as such in their description. I cannot believe a property management firm not willing to do short term services. Just a heads to all customers.

It was a so so experience. The problem I had with them is like you know they were managing my property and they were very good at creating a filed with purchase order to repair whatever it was. And at the end of the month there was no cash flow on anyone of my building. So the purpose of being a property manager is not done well. They are quite organized, they have a software system for the purchase order. Sometimes they are too organized and they don't do the things that needs to be done.

Although I try to maintain the property there are times when I need additional help. They will do all maintenance needed on the property. For example the home has siding and after a very rainy and windy storm there was some damage done to the siding on the back of the house. When I notified them they gave me an estimate as to the cost of the repair and it was fixed within 2 weeks. The reason it took so long was the weather.
Description of Work: They maintain property that is owned by my wife.

Know how to spend money, and not make money for the owner/building. Never was able to make my building profitable in 9 months, even after a fullout rehab prior to having them manage. Not pleased. Maintaiance company gauages as well because they own it. Major conflict of interest.

Thank you for your review. We do apologize that we were not able to make your building profitable in the 9 months that you were with us, but real estate investments can take time to become profitable. We often find that new investors and investors that purchase property that live outside of the area that the property is located in and have never seen their property in person before often have a larger learning curve to how investment property works and the amount of effort, cost, and work that go into managing a property on the South Side of Chicago. Large portions of the rehab work done by an outside contractor were not done correctly and had to be repaired before the building could succeed and become profitable. Our goal is to make every owner as profitable as possible, but there are some scenarios were it can take longer than an owner wishes. We do have our own maintenance staff in house with very competitive pricing, but we do offer every client of ours the opportunity to use an outside maintenance company instead or in addition to, if desired. We do appreciate your comments and will use them to make improvements in our processes and procedures and thank you for the opportunity.
