Had a great first visit and talked about the work needed to be done. Was given a start date and a timetable but not a quote. Emailed, texted and called for a quote because the start date was approaching, nothing. About 10 days later received a text that there was a death in the family and Joel had to leave for Tennessee to handle some things and he wasn’t sure how long he would be gone. 1) Terrible communication on his part 2) I don’t believe a word of it. Sounds to me he found something easier or more to his skill level. Now I’m behind a few weeks.

Joel and his helper Mario are absolutely the best painters/carpenters you can expect. We moved into a townhouse and our first contractor was very slow to do his work, so I contacted Joel (he had worked for me elsewhere) and asked for his help. He completely painted three bedrooms, a stairwell, and a dining/living area, including repairs to ceiling, planing doors, fixing closets, and some light electrical work. They worked steadily for five days and got the job done on budget and on time. They were considerate of my family's situation, came early, accommodated some last-minute changes to the plan, and were always polite, professional, and helpful - no nonsense or excuses, no sudden loss of communication. If you imagine the most professional, reliable, and courteous crew, they would be Joel and his team. We will hire them to do other renovation work in the future.

Couldn't be more pleased. All of the projects were completed as planned and on time, the workmanship was excellent. Joel (owner) is great to work with - pleasant, easy to talk to, etc. Really appreciate his willingness to explain things, provide options and recommendations, etc. Especially impressed with how well they clean up after whatever work is done (vacuuming, cleaning windows, wiping up) so that everything looks great, neat, and finished.

While the contractor did the work that was requested and quality is great, the contractor does not pay his employees/sub-contractors. The owner and one employee/sub-contractor performed work and did a great job however the owner still has not paid his employee/sub-contractor for the final 2 weeks of work. If I knew this was going to happen I never would have hired contractor as his refusal to pay employee is unprofessional . I would avoid using this contractor!

We worked with Joel before on two smaller projects (replacing lower part of basement walls, floor, doors and trim after a flood & replacing 3 steel exterior doors) and liked his work so decided to hire him for our kitchen remodel. Big mistake. In the end, the kitchen looks nice – except for some lingering issues Joel refuses to fix, including a bunch of cracked/crumbling grout, nails protruding into the bottom of one cabinet, and a bunch of cracks in the ceiling around a decorative column. He promised us a kitchen in two weeks, which we figured wasn’t going to happen – but that’s what he promised. It actually took over three months because he and his electrician kept putting off things repeatedly. Some of the delays were caused by family illness, which we completely understood. However, after weeks and weeks of delays, we felt like we were hearing a lot of excuses. They’d schedule a day to ā€œfinish the kitchenā€ and then would only get a couple things done. They did this several times. When we sent text messages asking when they would finish, we’d get no response. Joel works by the seat of his pants with no real plans. Luckily, he introduced us to a great designer who had drawn up our kitchen design. Other than that, he never showed up with a checklist, so we had to keep track of everything. At one point, Joel told us he was planning on installing the water line for our refrigerator along the OUTSIDE bottom of our cabinets. Once we heard that, we knew we were in for a bumpy ride. After a lot of pleading, we got him to feed the water line up from our basement through a hole in the floor. Of course, he had already torn out the floor and set our new tile and grout, so he had to ā€œguesstimateā€ at the point in the floor where the water line should land. Again – absolutely no forethought or planning. The water line should have been fed through the floor when it was all open after demo. Here are a few more examples of issues and Joel’s broken promises: • We were promised a clean job-site, protected carpets, etc. (Our carpet was practically brand new.) That was the case at first, however, as the job lingered on they were in a hurry and walked on our carpet with dirty shoes. Many times we had to vacuum up wood slivers and joint compound pieces in our carpet. Once, we had to clean up big blobs of joint compound that had dried on our brand-new slate tile and wood floor in our family room (directly behind our kitchen where some of the construction spilled over). • Right after our new granite counters were installed, Joel and his team did nothing to protect them. We saw open paint cans with wet brushes and other tools laying directly on the counters. When we asked them to please protect the counters with drop cloths, they laughed it off and said ā€œDon’t worry about it!ā€ • Joel’s contract states that ā€œfinal payment is due upon completion.ā€ However, he asked for final payment weeks before the kitchen was completed and told us he had ā€œbills to pay and it was past the end of the month.ā€ We told him we’d pay his final payment when the kitchen was completed. He said we should give him something. We didn’t. And we didn’t hear from him for 1 ½ weeks after that. • Joel and his electrician (Mike) were in a big hurry when they installed 6 can lights in our kitchen ceiling. While they had installed them evenly, one was so close to the cabinets that it would have butted up against the trim above one cabinet. Joel wanted to move just that one light out and over, which would have looked like a big mistake. Because the lights were all lined up evenly, we asked Joel to fix the mistake the right way, which meant he had to move 4 of the lights to adjust the spacing so it was even again. He wasn’t happy. • They scratched and dented our brand-new stainless steel oven and refrigerator by moving them around so much and not protecting them. Joel shrugged it off when we called his attention to the scratches. • Toward the end, we had to hire our own electrician to finish the job and install 5 smoke detectors (per our city permit/inspector). Mike (Joel’s electrician) wouldn’t answer our texts or call us back or send us an estimate for the smoke detectors. We asked Joel if he could get a ā€œback-upā€ electrician for Mike so they could finally finish our job. He refused. When he found out we hired our own electrician (who performed an excellent job on time and on budget), Joel raised his voice and said: ā€œMike’s going to be ****** at you for doing this!ā€ We have lingering issues that Joel refuses to fix. Our kitchen is only about 8 months old but we contacted Joel in December (only 6 months after he finished) to have him address the cracked grout, ceiling cracks, etc. He didn't respond. We had to involve Angie’s List to try to resolve the issues but Joel refuses to do anything until we pay him more money. There goes the promise of warrantying his work. In the time it’s taken Joel to argue, lie and write hostile responses to our requests (through a very nice and helpful Angie’s List rep), he could have fixed the issues. We have no choice but to hire someone else and pay them to fix Joel’s mistakes. Bottom line: Stay away!

Response from ROSE CONSTRUCTION & CARPENTRY INC

"First of all, those are not cracks, it is shrinkage, where it makes contact with a hard surface, such as her granite countertops and the edge of the cabinets. For which, she was informed that it should be caulked because shrinkage will occur, yet she thought caulking it would look tacky. As far as, the materials provided, we did not supply any of the tile, grout, cabinetry or countertops, those were purchased by [member name removed]. As far as her contacting me, immediately after the job was finished, I have not heard from her in almost 12 months now, Now that it is February, it has been almost a year since this job was completed. I have pictures of the completed project, which are not such a dramatic representation of the close-ups she has taken, where her grout is shrinking, which I informed her, that would happen. The things she leaves out of this complaint, is the fact that I custom built, custom column covers that she agreed it would be more cost efficient for me to do, as I was willing to do it for less than the price the cabinet company wanted for just the material. At the end of this job when I asked to be paid for my time and labor for the column wraps, she refused to pay me. The price I gave her was half of the price the cabinet company wanted for just the material. I also installed hard wood flooring, as a side of the cabinet, underneath her breakfast bar, to be an architectural accent and also somewhere that there wouldn’t be drywall that would get kicked and scuffed regularly, which was something that was not in our original contract, but I agreed to do. I also agreed to add the 2 nooks, 1 above her sink and 1 above her stove, to provide her a place to store things. Also, 1 one of the can lights were misplaced in the kitchen, when we went to put to put up the crown molding, we noticed that it would interfere with the trim. So to please her, we moved 4 can lights to keep them evenly spaced in the kitchen, and refinished the ceiling again. As far as her saying that these are support columns, her home is made with a Truss roof, they are not a structural beam. They are merely and architectural accent. As far as staples sticking thru the bottom of the cabinet’s, I would think it would have been so numerous, it would not have taken almost 12 months to notice them. I did not notice any when I vacuumed out every cabinet at the end of the job as part of my normal final cleaning process. As far as a solution to this problem, I believe I should be able to post my pictures of the completed job, so all can get an honest representation of my work. At this point, if she is willing to pay me for the outstanding $1,600.00 for all of the extra things I did for her, I will be more than happy to go back and caulk the shrinking gout around her hard surfaces and patch the 1 small spot in her ceiling where the tape has shrunk."

Stay away. Save yourself the aggravation and hire someone more reliable. We had an initial consultation at my home on November 10th to review the work needed. We verbally agreed to a price (after negotiating him down $200) and determined he and another worker would come the week after Thanksgiving, before the weather turned. Joel shook my hand on the deal twice (at the moment of the agreement and when he got into his truck to leave). Joel said he would write up the details and drop it off in my mailbox. He never did. I texted Joel on November 19th and asked if he was going to still draft the agreement/details of the work to be done and drop it off in my mailbox. He said he would do so and begin the work "right after Thanksgiving." He never did. On November 27th I sent Joel a text message suspecting he will not be performing the agreed upon work and severed the pending job to be done. He clearly did not value my business, nor could take the time to properly inform me. Now I am stuck with a broken deck for the winter, as it began snowing and I cannot get it fixed. Stay away from this Joel and his business. Find someone more reputable of their word. The only things Joel did were waste my time and cause me frustration.

I would recommend Rose Construction to anyone that seeks quality work at a fair price. They we not pushy when they came out to review work to be done and provided a very fair estimate. The work was EXCELLENT. They constructed a cedar deck and completed it on time. They paid attention top details including sanding down any small joint areas. The workmen we had were excellent paying attention to detail as well as polite when we discussed aspects of the project as they worked. They were punctual cleaned all debris after they were finished. I will be having then do at least three other projects indoors.

We received multiple quotes for our basement remodel. Joel arrived on time and was very polite. His quote was very competitive and we liked how helpful he was so we hired him. He said "I will make this wall look like it was always here" (we have lots of crown molding and pillars that needed addressing) He completed the project in the exact time frame indicated. He was on time everyday and he worked HARD. He communicated the process to me as he completed each step. His attention to detail was amazing! After completing the basement project (Which turned out PERFECT) we hired him again to install a new patio door on our deck, where there was a window previously. This project was super intricate and complicated, with trim work. He even offered a solution for our lighting dilemma! He installed can lights and they look awesome! He is honest, hard working, and fair. I would highly recommend him for any project large or small. He is now our go-to guy!! So happy we found someone like Joel!
