The appraiser contacted me on July 6th and the appraisal was scheduled for the following morning. The appraiser was prompt and professional. She was expecting a check from me at the time of appraisal but I said that it was my understanding that I would be receiving an invoice via email. The appraiser indicated that I would have the appraisal by the following Friday which was my deadline.
On Friday, I emailed the company to remind them that my mother's attorney was expecting the appraisal that day. Joe Wilcox emailed back saying that the appraisal was ready but that it would not be sent until it was paid for. I explained that I was expecting to be billed. He replied with the details for paying by Paypal. Within an hour of submitting payment, I received the appraisal. I noticed a few inaccuracies, i.e., the appraisal said garage was frame but it's brick, windows were aluminum when they are vinyl clad wood, walls are drywall when they are plaster and roof was in average condition when the roof was less than a year old. I pointed out these inaccuracies to Joe Wilcox and corrections were made and a new appraisal was sent. He indicated that these were not easily determined by appraisers or typical buyers and did not affect the value of the home.
I compared this appraisal to the one I received from another company and questioned the variance between the two values. Joe Wilcox indicated that the variance of 10% from each appraisal complies with ERC appraisal guidelines which are the most stringent. I am satisfied that the Wilcox Company provided a valid appraisal using appropriate comparables.
