FAILED to recognize that the two fans for central air conditioning were wired to be on at all times including when the radiant heat was on.....so air conditioning was on 24 hours a day 365 days a year. Their response was that they dont test heat in summer inspections but they failed to recognize that the fans could not be turned off except for the circuit breaker. Had new thermostats installed who recognized the problem which cost an additional 700.00 to fix. Jeff at Inspecttrum failed to many calls and offered some lame excuses.
WOULD NOT RECOMMEND AND WOULD NOT USE ANY REAL ESTATE AGENT WHO RECOMMENDS INPECTRUM.

"We can only test systems from a thermostat level, we don't carry tools or expertise to recognize how a thermostat is wired. This should have been caught when the electric bill was so high because the fans and A/C were constantly running. This is also a high rise building and the system is a fan coil system which is supplied by the building. We've been in business for over 20 years and have a stellar reputation in the industry. We try to be reasonable with everyone but sometimes can't come to an agreement."
We arrived at the appointment time and Lisa, our inspector, was already there. From the get go we could tell that this is a top-notch, professional outfit. Lisa guided us through every step and performed an extremely thorough and exhaustive inspection. The report we received the next evening was 42 pages long and detailed every single aspect of the inspection. Not only is Lisa highly qualified, she is also delightfully personable and very friendly.
Thankfully the home we want to purchase is in very good shape, according to Lisa's inspection. But I am convinced that if there were major issues with this property, Inspecturm would have discovered them. Very highly recommended.....and ask for Lisa!
Julio was early to the house and already looking at the roof through binoculars when the realtor and I arrived. Over three hours, he took me through every single aspect of the two-flat (which we will be converting to a single family home), pointing out all of the things that were good, the things that were incorrect but not worrisome, and the few significant problems (electrical issues, chimney) that would need to be addressed. I saw everything from the electric panel in the basement to the furnace filter in a box in the attic, and everything in between. He gave me tips on how to solve a lot of issues myself, with specific product names and techniques.
Throughout, he was personable and professional. I came out of the inspection feeling like I knew exactly what I was buying, and what I needed to negotiate from the seller. My realtor said he's one of the best inspectors she's seen and got his card for her future clients.
The report arrived that evening, all sixty pages, filled with pictures and notes. I'm actually a little concerned that the buyers of my house will hire him after reading this review! :)
Definitely would recommend and hire again, though hope I never have to!
It is now 6 months later and I am quite disappointed as there are significant items inspector missed as simple as exhaust fans which are not vented properly (at all actually). They basically ran down a checklist and turned stuff on and off never really paying any attention to significant problems. Flagged some things which are normal operation as not (HVAC). Roofing problems shortly after move in were significant and any inspector who could walk the roof and did should have flagged.
I made a mistake and trusted my realtor here using his suggestion. I should not have and had two inspectors who went through the home I was selling. One did excellent work and I should have gone with him. I tried to make it easy and go with suggested "team". It is 54 degrees in my living room due to problems unseen. We have leaking roof problems which he could easily have identified.
I came here cause I am quite disappointed that a professional couldn't point out these problems.
"The roof was not inspected because the buyer purchased a condo and when he called to schedule, chose to do a unit only inspection. A unit only inspection does not include common elements, such as the roof but does include attached balconies, water heaters and furnaces that service the unit. If he was at the inspection he should have noticed that we did not go to the roof. The furnace was not tested because it was 78 degrees that day and the a/c was on. However, we did suggest that the buyer check with the seller as to the last service date to ensure the furnace was recently serviced. As for the venting, once it goes behind the wall it is impossible for us to see where it terminates; all we can do is turn it on and listen for any issues. Despite this buyers complaint, I am glad that we flagged some issues he was able to get resolved before he took possession."
Jeff went over every inch of the building and garages with my husband in tow. My husband is a hands on guy and knows what questions to ask but Jeff covered things that either hadn't crossed his mind or were forgotten due to the overwhelming aspect of the project.
During the 4.5 hour inspection Jeff qualified issues as: None/Not Visible, Satisfactory, Marginal, Significantly Deficient, Hazard.
All of this is well documented in a detailed report emailed the following day.
Based on Jeff's diligence and skepticism regarding a basement floor crack, we scheduled a sewer camera inspection which did uncover a problem.
This was all done with the cooperation of the seller who was surprised by the findings and willing to work things out with the price.
Couldn't have asked for a better experience even with my high anxiety level. Jeff's personality and humor brought that down to a manageable level and I was able to focus on what we consider invaluable information.
By far better than the inspection process with our current home, and wouldn't hesitate to use again.
He was very detail oriented and provided us with a nice document including pictures of all the issues in our new condo. I would recommend him to anyone who is purchasing a home and wants to make sure every issue is discovered before making a large purchase.
