Our experience was miserable. Every horror story we had heard about mortgage brokers, we experienced with Horizon. All this after we told the broker the stories we had heard & hoped to avoid. For example: Locking in a rate- Our broker acted as if this was the first time anyone had requested to receive a good faith estimate & lock in the rate. Once he agreed, he never delivered. Phone calls were not returned for days. Finally a few days before closing he provided us with a rate promise- which was higher than previously discussed. Rate change prior to close- On the night before closing, he came to our home to sign papers in advance of the closing. He asked us to sign the documents neglecting to tell us that the rate had increased AGAIN. I caught this, brought it up, & was told this was the best he could do, but promised me a free appraisal when we decided to refinance. Coincidentally the rate offered was .01% below the rate we stated the purchase was contingent upon!
