We did not have a great experience with this company. Geo, our inspector, was on time and was personable, but he did not find anything wrong with our house, noting only a few minor issues (fan that didn?t work, slow drain, sticky door, old sump pump). Although the roof was inspected with no problems noted per Geo?s report, in early July right after we moved in, we noticed some cracks in the mortar on the corners of the roof. To make a long story short, Geo?s missing the cracks cost us $15,000 to fix. We called First Choice early in October to let them know what Geo had missed. They were slow to respond to phone calls, and finally after Geo?s vacation and Michael?s vacation, on October 29 we were sent an email with some of the ?fine print? highlighted. Just as our attorney had told us, this company, like all home inspectors, has clauses in the fine print that protect them from everything. They are basically liable for nothing but the cost of the inspection. The lesson we learned from this experience is when you are making what is probably the largest purchase of your life, hire your own people to do the inspection (i.e. your own HVAC person, masonry expert, electrician, etc.). The only bright spot was that we eventually did receive our money back for the ?inspection? in early November, but it took several emails/phone calls back and forth. Unfortunately, the $ we received made a small dent in the $15,000 cost we incurred to fix the problems that Geo missed. Be very wary of this company.

"The problem that Ms. [Member Name Removed] neglected to say is that she went ahead and fixed the alleged problem then called us after the fact with a receipt and essentially said to pay her. She is right about our vacations; we have to take them staggered. We can't all go at the same time so we had to wait until Geo and I were back so we could discuss the issue. But the issue was repaired before her first call to us. So I had no way to verify the situation before any repair work was done. When I contacted my insurance company they basically said the same thing. There is a clause in our contract that says that "We are not liable for anything IF YOU FIX the problem before calling us first unless it's an absolute emergency." and this wasn't. The bottom line is the problem was fixed before we looked at so neither I nor the insurance could verify anything. If you get into a car accident and get and get the car fixed, repainted and up and running then call the car insurance company what do you think All State or State Farm will tell you? No difference here folks. We are not saying we are perfect and this is why we carry insurance but we can't repair a problem after you have it repaired."

After being burned by a poor inspection from another company for a previous purchase, I was quite nervous about the process. Geo Siena's performance quickly eradicated my angst. Geo was prompt, early in fact. He meticulously combed through the property. I was impressed and relieved by his attention to detail. I feel very confident in his assessment; I do not believe anything was missed in the home, and I will absolutely use his service again.

He tested the areas in question and provided guidance on how to properly cleanup the areas with minor mold damage.  It was not black mold and he conducted further testing in surrounding areas to confirm that no other areas had an issue.

Our home inspection was a 3.5 hour educational fest. Efficient and thorough.  Dave arrived on-time, was professional, knowledgeable and friendly.  He went from the top of the house to the very bottom.  We needed two extra services with the inspection: a mold sample test and a radon test.  Those two tests are included in the price I estimated above for this report. As for the home inspection, as they are separate services and the inspection it's self was closer to 375.00. In the end, we decided not to buy the home based on the volume and array on contractors and mitigation services needed, a fact proven by our great home inspection.  This company was well worth the money due to the extent of the report we received and documentation that was provided once the inspection was concluded.  We were emailed the report summary, complete with pictures as well as given a hard copy upon leaving.  We are using this company again as we have put another contract on a different home.

Overall, the inspector who came out was professional and provided a comprehensive evaluation of the property prior to purchase. The inspector took a lot of pictures and submitted a detailed report the same day after doing the inspection. The only problem was that the inspector did not look at the roof of the building. This was because through the inspection process, he noticed that the existing porch was not safe for him to put a ladder on to get up to the roof (2 story building), let alone have anyone walk on. However, he did not offer to come back with a bigger ladder to get up on the roof. I paid to have a thorough inspection but that did not occur. Furthermore, I left a message with the owner about this and did not have my call returned by him. I wanted either someone to come out to inspect the roof (because I had paid for a comprehensive inspection) or offer a small credit from the bill.

"Client called when I was out of town and I called him after his posting. It was explained in the contract about roof access and return charges. I explain to all clients that if the building is a commercial building that we as home inspectors may not be able to access the roof if unsafe or if to high. A professional roofer has a crane or cherry picker to get hoisted onto a roof and we just don't have the means to perform such a feat. The client never asked for a credit on the phone either."

Justin was very informative and thorough. He utilized some pretty amazing gadgets to inspect the home. One gadget in particular, a flir camera allowed him to look through walls and detect moisture while another provided the readings of how bad the moisture was. He took photos and e-mailed me a detailed report of his findings the next day! He saved us from purchasing a home that despite looking beautiful, required several COSTLY repairs.

The representative was timely and professional. He visited the home prior to completion and adjusted his schedule to come again. His report was fairly thorough. He's required to return within the year to perform another inspection.
