This was the second inspection by Domicile Consulting in our recent home search. In the first inspection, Dan did a very thorough review on his own as I looked things over myself. His report was very comprehensive and he identified some issues that most inspectors may have missed. He spotted possible asbestos in the HVAC lines cemented into slab portion of the home. We requested that the homeowners have it tested and it did turn out to be asbestos. In the end we could not agree on repairs with the sellers and cancelled the contract because of this, along with numerous other issues with this home that Dan spotted, among them mold in the attic due to insufficient venting, a circuit panel make this is prone to failure, and even some mouse droppings behind a wall. We felt quite relieved at not having purchased a money pit with safety issues. My only complaint about the inspection is that Dan did performed his inspection independently. Because I fancy myself a handyman and do many of my home repairs on my own, I like to go through the home with the inspector to get help identifying the big and small issues, but also to get my questions answered.
In the second inspection, Mike was incredibly thorough, walked me through the home, answered all my many questions, and provided a very quick report (same day!). I could not have been more pleased. The inspection lasted more than the planned three hours and even then Mike walked me through all the issues by showing me photos and descriptions he'd gathered on his smart phone. He also answered some follow up questions by e-mail thoroughly and promptly. If I ever need to do an inspection again, I'll call Mike for certain. I recommend him.
Domicile Consulting is somewhat pricey, but there is no reason to skimp on a home inspection. You want to know exactly what you're getting before you finalize your purchase contract. I do feel that I got this in both inspections.

I'm sorry if you felt that I didn't give you enough 'face time' during our inspection of the Palatine property. I see myself as both an inspector and educator; and indeed, I am a State of Illinois licensed home inspection education provider and I have personally taught dozens of students who have gone on to become home inspectors. During an inspection however I need to stick to my routine and concentrate on what I'm doing in order to make certain that I don't miss anything. After 7000 inspections and 16 years in the business I've learned that the easiest way to miss an issue in a home is to let myself be distracted from my established inspection protocol. Understandably, our typical client is anxious to learn all they can about the home in question. As a result, they will often call to us from another room and ask, "Did you see this?". Allowing myself to be pulled away from my routine during an inspection is dangerous and can lead to my missing an important issue. Sometimes, the desire to stick to my established inspection routine can be seen as an unwillingness to engage with the client. When a client asks me to drop what I'm doing and go look at what they've seen/found I politely ask them to make a mental note of the issue and bring it to my attention when I get to that location. In the past, I've allowed myself to become a ping-pong ball during inspections by responding to client's requests that I look at this, that, or another thing. I know that my inspections have suffered as a result of that desire to please our clients so, now, I march to the beat of my own drummer during the inspection process. I appreciate you're willingness to bring this issue to my attention and I'll try to be more cognizant of how my desire to concentrate on the 'nuts and bolts' of the home can be seen as somewhat stand-offish. Mike arrived on time / early. He had even started looking around the outside of the house before we got there (we were running a little late). The rest of the inspection took about as long as expected. Mike took the time to answer any questions we had along the way.

Domicle Consulting was recommended by my realtor.  Everyone told me it wasn't necessary to have an inspection on a new construction home, but Andrew from Domicile was well worth the fee.  Scheduling the appointment via their website was easy and the inspector was on time and very thorough.  I have used inspectors in multiple states, having been through 4 relocations in 10 years.  Domicile has been the best in my experience.  Highly recommended.

We hired Domicile Consulting to conduct an inspection of our newly
constructed home prior to the expiration of the builder 1 year warranty
period,  We wanted an independent third party to review the construction
and point out anything that needed to be corrected. 
The appointment was easy to schedule via their website.   Dan Cullen was
our inspector and he did a great job;  was prompt, courteous and
explained the issues that he found.  Dan pointed out some items that I
never would have even thought to question with the builder.   The inspection report was very detailed and included photos and a narrative for each item identified. 
Thanks to Dan, we were able
to get some construction defects fixed prior to the expiration of our
warranty.

Domicile Consulting was great from beginning to end.  I appreciated the ability to talk to someone to get initial info, as well as the online capabilities (ability to schedule an appointment, view the inspection report, pay the fee, etc.).  Ken was punctual (early!), professional, and even took his shoes off to avoid damaging the hardwood floor.  He was thorough and comprehensive in his inspection.  He inspected the unit, as well as the basement storage facility, in about 1.5 hours.  And my report (including a photo narrative) was available online just a few hours later!  Thanks, Ken!

Ross arrived just about on time for our 2pm home inspection. Since the house was vacant, he took his time (about 3 hours) inspecting everything. He was very specific about which things should be done immediately, and which things could wait. He made it clear what may be a safety or health issue, which is what we were concerned with. He was also honest about what we could probably do ourselves to hold off on some semi-costly repairs and what should definitely require a contractor. I was incredibly nervous about the inspection, as we are first time home buyers, but I was very pleased by Ross' knowledge and experience to tell us everything we saw in the home was normal for a house of it's age! I appreciate the time he took to answer all our questions, and to go into every nook and cranny of the home.
Despite extenuating circumstances that came up for Ross over the weekend, he was still incredibly upfront and prompt about the report delivery. My husband and I could not have been more pleased with the results. It is clear that Domicile takes great pride in their work, and that they rely on the quality of service to drive their business, not just giving you the cheapest price. One thing that they can improve is helping to prioritizing repair needs.There was no distinction made between a major structural problem and a minor cosmetic one. My report was 30 pages long, and addressed nearly 80 separate issues. I had to get a construction manager to help me digest and evaluate the report.

That's what we're for! We routinely spend 45 minutes to an hour or more on the phone with clients helping them to understand the items on which we have reported. We are more than happy to go over the report with you item by item while each of us is viewing the report narrative and the photo documentation in the comfort of our own homes at our own computer screens. A home is a complicated assembly of components and systems that interact in sometime unpredictable ways. You wouldn't want to try and read through a report that either a) made arbitrary distinctions between major and minor defects or b) provided so much detail that you were overloaded and unable to process the report as a whole. For instance, a bare bulb light fixture in a closet is a serious defect that can result in a fire starting from contact between combustible items on the closet shelf and it's exposed, hot surface. However, it's a relatively simple, cheap, and easy fix. So is it major or minor? The distinction is really meaningless. We write our reports while keeping in mind our mantra of "What's Wrong...Why it's Wrong...What Should be Done About It". In the example of the light bulb: we have a bare bulb closet light....that can cause a fire....that should be replaced with a fluorescent or other cool type light fixture. We are concerned that by stating something is a minor defect that it could be minimized or disregarded. And a seemingly minor defect, like a bare bulb closet light, could have devastating consequences if not repaired. I hope you see our point of view on this and we're very sorry not to have met your expectations in this regard. Let us know if there is anything we can do to make it better."

Ross investigated how well different areas of the second floor were insulated (including finding a panel that was not insulated at all). He talked us through a few different options, but strongly recommended that we use spray foam insulation to both replace the existing insulation, as well as to insulate the attic from the outside, rather than insulating the rest of the house from the attic (the attic got very hot, and the previous insulation wasn't enough to keep it from heating up the rest of the second floor). After following his advice, we've had dramatically better results upstairs, it stays comfortable and I'm sure we're using less energy as well.
Ross was also extremely helpful in talking through with us other things that would and would not have a large impact on our energy usage--he found gaps in our ductwork by the furnace that we could easily cover to save energy, and he told us to stop completely closing vents on the first floor, which we thought would help force the cold air up to the second floor (turns out it doesn't really work that way). We told him a couple of other items that we were considering changing to improve the energy performance, and he gave us great advice about the kind of impact those changes would have (typically, they were much smaller than we were thinking and not really worth spending lots of money to do).
Lastly, Ross gave us great recommendations and resources to help us do the work (in particular, recommending insulation companies to get quotes from).
Ross was extremely professional and courteous--he was absolutely wonderful to work with, and we're so pleased with the results we've gotten from following his advice.

Originally I had Northshore Roofing and Masonary who later changed their name to Quality Roofing and Masonary (I wonder why) come out to redo a flat roof and shingles, as a women I am no expert at roofs, but when I saw the completed job I was horrified and knew that I needed the assistance of an expert to advise me. I telephoned Domicile on a Saturday expecting to leave a message, instead the company answered the phone and completed the inspection on my roof the same day! since I had not gone on the rooftop myself to inspect the job, I had no knowledge of the supposedly completed condition of the roof. Dan completed his inspection report and sent the documents to me as promised. What I saw turned my stomach and bothered me for weeks to come. Just knowing that I had just invested so much of my hard earned money in a roof that would not last me a year made me sick! From his report I was able to get with the contractor and demand retribution. I am still currently working with the Northshore Roofing/Quality Roofing (both are the same company) to now bring in a  sub-contractor to tear out the mess they created and completely re-do the entire roof ! this has been on-going ordeal since 9 July 2012, today is 11 September 2012!. If it had not been for the knowledge given to me by Domicile Consulting, I would have been burned with a company who probably would have once again changed their name. Alll of this took place before I found Angies List, and now it will never happen again. I do recommend this company to anyone who finds themselves in a simular situation. Thank you Domicile!

Mike was right on time.  He methodically inspected the entire house from  the roof to the crawspace and everything in between (including drawers). After looking at sample inspections from other companies I chose Domicile Consulting because of the style of the report and the other positive reviews. I decided to bite the bullet on the cost hoping that I would get the quality for the price. I was pleased with both the service and the report. So much that I have used Ross as my inspector twice. I hope I don't need his services again in the near future but will most definitely call on him if I do. : ) I tried to let Ross work undisturbed and he was available to answer my questions when I had them. Ross even answered questions for me after the inspection which was much appreciated.

Dan was very responsive and punctual for our scheduled inspection.  He explained what he was finding during the inspection.  He provided the written report including photographs within 48 hours of the inspection.  The report included recommendations for how to fix the deficiencies that he found, which we were then able to relay to the contractor who did the work.  We asked to meet with the contractor to discuss the items that needed attention and Dan attended the meeting to offer his expertise.  We could not be more pleased with Dan and fully intend to have him come take another look once the additional work has been completed.  I will not hesitate to call Dan with any further issues with this home or any other future home.

Domicile Consulting charges $595 for an inspection report of a 4-bedroom single family home. For this price - perhaps a bit more than one might spend with other service providers - they do as thorough an inspection as can be imagined. Their standard is a home in perfect condition and they will provide assessments and suggest appropriate remedies for every aspect of a home's interior and exterior that falls short of that standard. The relatively few additional dollars you will spend with Domicile buys an unparalleled attention to detail and thus peace of mind. I am not sure why anyone would choose to save a relatively small amount of money on such an important service. And any question as to their integrity should be answered by this short personal anecdote: After the former potential buyer of the home we intend to purchase dropped out, our offer was accepted and we contacted DC online to set up an inspection. We received a friendly phone call to confirm the appointment and to clear up the confusion we had created when we accidentally signed up for two different inspection times. I called two other times within 24 hours for clarification on various issues and each time received a quick call back. On my third call, I spoke to owner Dan Cullen who had a surprising knowledge of the home we wanted inspected. As it turned out, the previous buyer had contracted him to do his inspection of the same home earlier that week. He provided as much general information about the home as he could and offered - totally without prompting - to contact his client (the previous buyer) to have the detailed inspection report released to me. As fate would have it, the client agreed. So Domicile provided me with the report and has worked with me to discuss the issues that arise therein over the phone - all at no charge! "Why duplicate the inspection unnecessarily?" Most businesses h***-bent on the bottom line would have had at least 595 reasons to duplicate the inspection. But then there's Domicile Consulting. If you're looking for home inspection services, choose them and don't give it a second thought. Top-notch service, peace of mind, and just good people: you can't beat that!

Ross was very professional and provided a very thorough report.  Domicile's prices are a bit higher than other home inspection services, but you definitely get what you pay for.  I ended up not purchasing the place that Ross inspected.  I recently went under contract for a different place and had an inspection done using a different inspector (price was lower).  In the end, I wished that I had used Domicile and Ross instead.  I gave them a B for responsiveness because Ross was extremely busy with multiple clients so it took him a few days to get a report to me. I highly recommend Domicile and Ross!

Our short sale condo contract only gave us 3 days to have an inspection done, and I knew I wanted to use Domicile because of all their rave reviews.  Because of the scary state of our condo (it had been on the market for over 400 days for a reason!) I knew it had to be an inspector I could trust.  I called and emailed every team member from Domicile, and all of them called and emailed back, saying they were already booked, but that between them, they would try to find a way to squeeze us in.  Two days later, 2 inspectors called saying they found a way.  Mike had a cancellation, so he was able to inspect our house for us.  Even before the inspection took place, I was so impressed with their amazing Mid-Western kindness and willingness to help.  They treated me like a friend that owed me a favor!.  The inspection happened, report came the next day (which was a Sunday!), complete with detailed photos and descriptions.  I would highly recommend these guys based on human interaction and quality of work.

"Those Raccoons can be a real pest especially when they get in your home. When first walking the roof I noticed some scat so looked carefully in the attic and there was the unwanted guest hiding in the rafters. Homeowners should use caution if they suspect any wild animals are in there home and should try to limit access animals have to the roof of the home where they often find a way in. Having the home inspected for any gaps in the exterior cladding can also help eliminate the pathways into the home.
