In the second inspection, Mike was incredibly thorough, walked me through the home, answered all my many questions, and provided a very quick report (same day!). I could not have been more pleased. The inspection lasted more than the planned three hours and even then Mike walked me through all the issues by showing me photos and descriptions he'd gathered on his smart phone. He also answered some follow up questions by e-mail thoroughly and promptly. If I ever need to do an inspection again, I'll call Mike for certain. I recommend him.
Domicile Consulting is somewhat pricey, but there is no reason to skimp on a home inspection. You want to know exactly what you're getting before you finalize your purchase contract. I do feel that I got this in both inspections.

We're glad that you received the information you needed in order to make informed decisions w/r/t the purchase or non-purchase of the homes. I'm sorry if you felt that I didn't give you enough 'face time' during our inspection of the Palatine property. I see myself as both an inspector and educator; and indeed, I am a State of Illinois licensed home inspection education provider and I have personally taught dozens of students who have gone on to become home inspectors. During an inspection however I need to stick to my routine and concentrate on what I'm doing in order to make certain that I don't miss anything. After 7000 inspections and 16 years in the business I've learned that the easiest way to miss an issue in a home is to let myself be distracted from my established inspection protocol. Understandably, our typical client is anxious to learn all they can about the home in question. As a result, they will often call to us from another room and ask, "Did you see this?". Allowing myself to be pulled away from my routine during an inspection is dangerous and can lead to my missing an important issue. Sometimes, the desire to stick to my established inspection routine can be seen as an unwillingness to engage with the client. When a client asks me to drop what I'm doing and go look at what they've seen/found I politely ask them to make a mental note of the issue and bring it to my attention when I get to that location. In the past, I've allowed myself to become a ping-pong ball during inspections by responding to client's requests that I look at this, that, or another thing. I know that my inspections have suffered as a result of that desire to please our clients so, now, I march to the beat of my own drummer during the inspection process. I appreciate you're willingness to bring this issue to my attention and I'll try to be more cognizant of how my desire to concentrate on the 'nuts and bolts' of the home can be seen as somewhat stand-offish. constructed home prior to the expiration of the builder 1 year warranty
period, We wanted an independent third party to review the construction
and point out anything that needed to be corrected.
The appointment was easy to schedule via their website. Dan Cullen was
our inspector and he did a great job; was prompt, courteous and
explained the issues that he found. Dan pointed out some items that I
never would have even thought to question with the builder. The inspection report was very detailed and included photos and a narrative for each item identified.
Thanks to Dan, we were able
to get some construction defects fixed prior to the expiration of our
warranty.

Despite extenuating circumstances that came up for Ross over the weekend, he was still incredibly upfront and prompt about the report delivery. My husband and I could not have been more pleased with the results. It is clear that Domicile takes great pride in their work, and that they rely on the quality of service to drive their business, not just giving you the cheapest price. "Hi Member...thanks for your feedback and thanks again for choosing us to do your inspection. You absolutely did NOT need to get a construction manager to help you understand your report. That's what we're for! We routinely spend 45 minutes to an hour or more on the phone with clients helping them to understand the items on which we have reported. We are more than happy to go over the report with you item by item while each of us is viewing the report narrative and the photo documentation in the comfort of our own homes at our own computer screens. A home is a complicated assembly of components and systems that interact in sometime unpredictable ways. You wouldn't want to try and read through a report that either a) made arbitrary distinctions between major and minor defects or b) provided so much detail that you were overloaded and unable to process the report as a whole. For instance, a bare bulb light fixture in a closet is a serious defect that can result in a fire starting from contact between combustible items on the closet shelf and it's exposed, hot surface. However, it's a relatively simple, cheap, and easy fix. So is it major or minor? The distinction is really meaningless. We write our reports while keeping in mind our mantra of "What's Wrong...Why it's Wrong...What Should be Done About It". In the example of the light bulb: we have a bare bulb closet light....that can cause a fire....that should be replaced with a fluorescent or other cool type light fixture. We are concerned that by stating something is a minor defect that it could be minimized or disregarded. And a seemingly minor defect, like a bare bulb closet light, could have devastating consequences if not repaired. I hope you see our point of view on this and we're very sorry not to have met your expectations in this regard. Let us know if there is anything we can do to make it better."
Ross was also extremely helpful in talking through with us other things that would and would not have a large impact on our energy usage--he found gaps in our ductwork by the furnace that we could easily cover to save energy, and he told us to stop completely closing vents on the first floor, which we thought would help force the cold air up to the second floor (turns out it doesn't really work that way). We told him a couple of other items that we were considering changing to improve the energy performance, and he gave us great advice about the kind of impact those changes would have (typically, they were much smaller than we were thinking and not really worth spending lots of money to do).
Lastly, Ross gave us great recommendations and resources to help us do the work (in particular, recommending insulation companies to get quotes from).
Ross was extremely professional and courteous--he was absolutely wonderful to work with, and we're so pleased with the results we've gotten from following his advice.

We bend over backwards to do right by our clients. That's why we generate some nasty responses from realtors, builders, and home sellers (see below). "Those Raccoons can be a real pest especially when they get in your home. When first walking the roof I noticed some scat so looked carefully in the attic and there was the unwanted guest hiding in the rafters. Homeowners should use caution if they suspect any wild animals are in there home and should try to limit access animals have to the roof of the home where they often find a way in. Having the home inspected for any gaps in the exterior cladding can also help eliminate the pathways into the home. Best of luck Member, I hope the animal control contractor was able to remove the raccoon without any further problems."
