Including: Roof Exterior Structure Plumbing Electrical HVAC Insulation/Ventilation and Interior Most CONDO INSPECTIONS are available with or without the inclusion of the general common elements. Please call to discuss which inspection is right for you. Infrared (IR) camera and moisture meters are used to help find moisture problems in the roof, Typical Detached SINGLE-FAMILY RESIDENTIAL INSPECTION includes every major system, and foundation. This service is standard with all inspections. Combustion gas analysis of furnaces is performed to evaluate safety and performance of the HVAC system. This service is standard with all inspections of residences with gas furnaces. Appliance recall research service is available for all inspections at no additional fee. ADDITIONAL SERVICES: Radon Testing Mold Testing Sewer Camera Inspections If you are interested in any of these additional services, per Illinois State Standards, please let us know when scheduling your inspection. , walls

Tom Jansson is a very thorough, experienced and detailed inspector who takes his time doing the job. He looks at each part of the property. For example, he checked on every window and outlet, rather than just a few. Tom utilizes impressive modern tools, such as a drone to help investigate the roof and thermal imaging to detect moisture problems. His report was comprehensive and easy to follow. Tom is extremely knowledgeable and communicative, a genuinely helpful person who patiently answered all of our questions. We were buying a house in a different state than where we lived and couldn't see if before closing due to the pandemic. We completely trusted Tom to inspect the property for us in our absence and relied on his professional assessment to help us make our purchase decision. We highly recommend Tom and his company, Acuity Home Inspection Service, to anyone needing a home inspection in the Chicago area.

We were bit skeptical about the value being provided by an home inspection before a home purchase! We were wrong! Its worth every dollar spent. Thomas from Acuity Home inspection did a thourough job on the inspection. He brought up many issues some minor, some serious to our attention which we would not have figured out by ourselves.

Tom is a dream to work with. He takes all the stress out of a variable strewn day of tension. He is punctual and arrives with all his equipment, even if ladders are provided to ensure his safety and those around him. Tom brings professionalism and acuracy to each and every detail of the property and documents everything!!! He even brings snacks :)

Very prompt, thorough and professional home inspection. Both were older homes, so it was especially important to us to have a complete, basement-to-attic inspection. It was very informative to go along on the inspection, ask questions, and learn about the homes. Tom went into every crawlspace, attic, etc, for a very complete general inspection. Explained this well. In each case, he identified some other potential issues to inspect before closing the deal, as well as a list of minor issues to take care of after moving. Very highly recommended.

Tim's report is phenomenal. He uses actual house photos taken during the inspection for clear reference and documentation. Then comes an education: diagrams, explanations and implications to the health of the house and its occupants. If that wasn't enough his report then has web links to even more resources. Wow! Tom shows a sample of one of this reports on his website. Our overall experience, there were no surprises. Our assessment was detailed and accurate. It is obvious that Tom is knowledgeable and conscientious. It was a relief to have looking out for us. We wish we (had) used him when we purchase our first house.
